How do I read a BNBCalc market page?

Last reviewed Oct 8, 2026 by Jeremy Werden

Short answer

A BNBCalc market page has three tabs. Marketwide Stats shows the market's last-12-months revenue, occupancy, daily rate and, in the US, gross yield, with breakdowns by bedroom, day of week and amenity. Listings maps the market's active listings with their own numbers, and Operators lists the hosts running two or more listings there.

The top of the page

Every market page opens with the market's name and where it sits (country, and state in the US), then three tabs: Listings, Marketwide Stats (shortened to Stats on phones and narrow screens) and Operators. Following a link to a market page usually lands you on Marketwide Stats, while clicking into a market from the Markets map opens Listings. The Currency menu next to the tabs converts the page's money figures at current exchange rates.

Marketwide Stats: the headline cards

The cards at the top of Marketwide Stats describe the whole market. They include Annual Rev (average yearly revenue per listing, cleaning fees included), Occupancy rate, Avg daily rate, Gross yield in US markets, and Lead time, how many days ahead guests book. Each card shows the figure for the selected window, a change line and a small chart you can hover over for each month.

Three selectors above the cards change what they describe:

SelectorOptions
Performance tierLow performance, Average performance, High performance or All. High is the top-earning third of listings and Low the bottom third.
Last 12 monthsOr Last 2 years
All bedsOr one bedroom count, from studios up to 4+

Keep in mind that the cards open on Average performance, so they describe a typical listing rather than every listing until you pick All. How does BNBCalc Markets calculate occupancy, ADR and annual revenue? explains each card's formula, and why the change lines aren't reliable growth rates.

Marketwide Stats: the rest of the tab

Below the cards, the sections run from what the market earns, to who you'd compete with, to the local housing market:

The summary and the FAQ are written by AI from the market's data each month. They're a quick way in, but the answer about whether short-term rentals are allowed isn't checked against local law, so make sure to confirm the rules with the city or county before you rely on it.

The Listings tab

Listings puts the market's active listings on the map and in a list of cards, each showing the listing's potential revenue and average daily rate. The stats at the top, such as Annual rev, describe only the listings in view on the map, so they change as you pan, zoom and filter. How do I filter and map listings in BNBCalc Markets? covers the filters, the heatmap and each listing's details.

The Operators tab

Operators lists the hosts and management companies that run two or more of the market's active listings, and you can search for one by name or sort the list by Revenue or by Listings. The yearly figure on each row is the total actual revenue that operator's listings earned over the last 12 months.

When you click an operator, their profile opens with average revenue, occupancy and nightly rate compared with the market, plus their bedroom mix, ratings and listings. Keep in mind that the profile's average revenue is the listings' average potential revenue, what they'd earn open all year, rather than their actual revenue.

Without the Markets plan

You can open any market page without a plan, but the selectors and the Operators sort stay on their defaults, and much of the detail is hidden or masked, including listing and operator revenue. Broken Bow, OK is the exception, with everything unlocked.

Frequently asked questions

What do the bedroom colors mean in BNBCalc market charts?

In the Revenue per listing by bedroom chart, each line is one bedroom count: blue for studios (0 bedrooms), green for 1 bedroom, amber for 2, red for 3, and purple for 4 or more.

Why don't the map filters change the Marketwide Stats in BNBCalc?

Filters only narrow the listings on the map and the Listings tab. Marketwide Stats always describes the whole market, so use the selectors above its cards to change the performance tier, the time window or the bedroom count instead.
