Gross yield
Also called gross rental yield, rental yield. Last reviewed Oct 8, 2026 by Jeremy Werden
Gross yield is a rental property's annual revenue as a percentage of its value, before any operating or financing costs. BNBCalc shows it only for US markets and listings, where it has home values. Listings that earn $50,000 a year on $400,000 homes have a 12.5% gross yield.
Gross yield = annual revenue ÷ property value
How BNBCalc calculates it
- Market pages and rankings: the market's Annual Rev divided by the average home value for those listings. US rankings sort by gross yield by default.
- A listing's details: its actual revenue over the past 12 months divided by its estimated property value.
- The map's heatmap and gross-yield filter: each listing's potential revenue divided by its estimated value, so the same listing can show a different yield there than in its details.
Gross yield, cap rate and cash on cash
Gross yield ignores every cost, so it's a quick way to shortlist markets where homes are cheap compared with what they earn. A high yield can come from low home prices as much as from strong demand, though, so check the costs next: cap rate subtracts operating expenses, and cash-on-cash return also reflects your financing. To compare markets by gross yield, start with the US rankings in BNBCalc Markets or the free Best Airbnb Markets pages.
Outside the US, BNBCalc doesn't have home values, so markets there rank by annual revenue instead.
