Active listings
Also called supply, listing count, active supply. Last reviewed Oct 8, 2026 by Jeremy Werden
Active listings are the short-term rentals operating in a market, also called its supply. In BNBCalc Markets, supply is the average number of listings bookable each month, while the Listings map shows listings open at least 127 nights of the past year and booked on at least 30% of them.
Supply = average of the monthly counts of bookable listings
Two counts for two jobs
BNBCalc Markets uses active listings in two places, and they're counted differently:
- Supply on Marketwide Stats is the average number of listings that were bookable each month. The market's Annual Rev card divides total revenue by it, so it's the "per listing" in revenue per listing.
- The Listings map shows listings that were open for booking at least 127 nights of the past year and booked on at least 30% of those nights. Private and shared rooms, and homes that are only rented now and then, are left out, so the map focuses on listings run as real businesses.
Why it matters
The number of active listings tells you how many homes you'd be competing with for the same guests. On a market page, Listings by availability also shows how many are open year-round versus part-time. That matters, because part-time listings don't compete for every night.
