Buying and actively managing a short-term rental can potentially save thousands per year — even against W-2 income.
Deduct mortgage interest, depreciation, repairs, cleaning, and more
Materially participating STR owners can offset W-2 wages with rental losses — bypassing passive loss limits
Cost segregation can accelerate first-year deductions dramatically via bonus depreciation

Federal income tax is calculated using the 2026 tax brackets from IRS Rev. Proc. 2025-32. The U.S. uses a progressive system — you only pay each rate on the income within that bracket, not your entire income. A single filer earning $75,000 pays 10% on the first $12,400, 12% on the next $38,000, and 22% on the remaining $24,600 — not 22% on all $75,000.
FICA taxes (Social Security and Medicare) apply to earned wages. Social Security is 6.2% on wages up to $184,500 in 2026. Medicare is 1.45% on all wages, plus an additional 0.9% on wages above $200,000 for single filers. If you have self-employment income, the self-employment tax (15.3%) is calculated and 50% is deductible above the line.
State income taxes range from 0% in states without an individual income tax to 13.3% in California. This calculator includes all 50 states and D.C. with approximate 2026 rates. Local and city taxes are not included.
The Child Tax Credit provides up to $2,000 per qualifying child under 17, with up to $1,700 refundable. The credit begins phasing out at $200,000 AGI for single filers and $400,000 for married couples filing jointly. The Earned Income Tax Credit is a refundable credit for lower- and moderate-income workers — worth up to $8,046 with three or more children in 2026.
How do 2026 federal income tax brackets work?
The U.S. uses a progressive tax system — each bracket rate applies only to income within that range, not your entire income. In 2026, a single filer earning $75,000 pays 10% on the first $12,400, 12% on the next $38,000, and 22% on the remaining $24,600. Your marginal rate is not the same as your effective rate.
Can owning a short-term rental lower my income taxes?
Yes — potentially significantly. Short-term rental owners who actively manage their properties can deduct mortgage interest, depreciation, repairs, supplies, cleaning fees, management fees, and more. If you materially participate, those losses may offset W-2 wages and other active income.
What is the short-term rental tax loophole?
The STR loophole refers to a provision where short-term rentals with an average guest stay of seven days or fewer can be treated differently from long-term rentals. With material participation, STR losses may bypass passive activity loss rules and offset active income. Consult a qualified tax professional about your eligibility.
What deductions can Airbnb and short-term rental hosts take?
STR hosts may deduct mortgage interest, property taxes, depreciation, repairs and maintenance, cleaning and management fees, supplies, platform fees, utilities, insurance, advertising, and a home office when eligible. Bonus depreciation and cost segregation can accelerate some deductions.
What is the 2026 standard deduction?
For tax year 2026, the standard deduction is $16,100 for single filers and married filing separately, $32,200 for married filing jointly, and $24,150 for head of household filers (IRS Rev. Proc. 2025-32).
What is FICA tax and how much will I pay in 2026?
FICA funds Social Security and Medicare. In 2026, employees pay 6.2% Social Security tax on wages up to $184,500, plus 1.45% Medicare on all wages. An additional 0.9% Medicare tax applies above certain thresholds. Self-employed workers pay the combined rate but may deduct half above the line.
