What's new in BNBCalc

What shipped and when, newest first. BNBCalc started as an Airbnb calculator; since June 2026 it is two products, Calculator and Markets, plus an API. Dates are the month a feature reached production. Last updated September 2026.

  1. A public home for Markets

    The /markets page now explains the product to signed-out visitors: what it covers, what it costs, and what is inside.

  3. Top 50% of comps as the default revenue basis

    Revenue projections now default to the top half of the comparable set, and the choice is yours: AI-selected comps, a hand-picked set, the top 50% filter, or a manual revenue figure. Whichever you choose carries into shared and printed reports, so a client sees the same numbers you saw.

  4. AI comp selection that shows its work

    The Calculator's AI now grades every candidate comparable on product fit, bedroom fit, visual tier, location, amenities, and commercial fit, then explains which comps it kept, which it rejected and why, and whether the chosen set skews the estimate up or down. You can accept the picks, edit the evidence, or override them.

  5. Housing market insights for US markets

    Markets pages for US cities now pair short-term rental performance with for-sale conditions: median sale and list prices, price per square foot, inventory, days on market, and sale-to-list ratio, with five years of history. Data from Redfin, a national real estate brokerage.

  6. AI expense estimates

    Instead of a flat percentage, the Calculator now proposes a value for roughly 30 expense fields, from utilities and insurance to cleaning, management, and lodging tax, each with a confidence level and a visible source. Every field stays editable, and anything you have set by hand is never overwritten.

  7. Amenity revenue impact, inside a property analysis

    The Markets amenity data now appears on the property page, matched to the property's bedroom count, so "should I add a hot tub?" gets an answer for that market and that size of home.

  8. Airbnb Data API developer page

    The public REST API got a proper developer page: four endpoints (buy, arbitrage, owned, cohost), request and response examples, self-serve keys, a 100 requests per second rate limit, and usage pricing of $0.20 per successfully created report, plus $0.10 per completed AI enrichment, with no monthly fee.

  9. BNBCalc Markets launches as a standalone product

    Markets became its own subscription at $79 per month or $399 per year, with the Calculator included. It covers 2,300+ short-term rental markets in 157 countries worldwide and adds every Airbnb and Vrbo listing on a map, market rankings, comp sets, operator tracking, and amenity revenue impact to the platform.

    Every market now lists the operators running listings there, with listing counts and performance, so you can benchmark a specific competitor instead of a market average.

    The Markets map gained a worldwide view with country pages, so markets outside the US can be ranked by annual revenue and browsed listing by listing in nine currencies.

  14. Team accounts

    Team accounts with per-seat pricing let a brokerage, fund, or property manager share one BNBCalc workspace, with one seat per user.

  15. Public REST API

    The property analysis became available as a self-serve REST API: generate a key from account settings and get projected revenue, occupancy, comparables, and returns for any address as JSON.
