Housing market signals

Also called Home Prices, Buying Conditions. Last reviewed Oct 21, 2026 by Jeremy Werden

Housing market signals are the home-price and home-sales figures on a US market page in BNBCalc Markets: how home values have changed and are forecast to change, price per square foot by home type, and buying conditions like days on market, sale price versus asking price and how many homes sell above asking.

What do the Home Prices and Buying Conditions tabs show?

The Housing market signals section sits near the bottom of a US market's Marketwide Stats tab, and it has two tabs.

Home Prices answers two questions:

  • "Are home values in {market} going up or down?" shows how home values changed each year over the past five years, plus Zillow's forecast for the next year. This card needs a Markets plan.
  • "Which home type gives you the most space for the price?" compares price per square foot across home types.

Buying Conditions shows how fast homes are selling and for how much: median days on market, sale price versus asking price, new listings against homes sold and homes for sale, and how many homes sold above asking or went off the market within two weeks. You can pick a home type and look back over two or five years.

How do housing market signals help an Airbnb investor?

A market's rental income is only half of the decision, because what you pay for the home decides your returns. So if homes are sitting longer and selling below asking, you'll usually have more room to negotiate, whereas fast sales above asking mean you'll be competing with other buyers, and every dollar more you pay lowers the returns the home can make.

These figures describe the whole local housing market, not only homes run as short-term rentals. To see how a price works out for one home, run its address through the BNBCalc Calculator. The analysis shows the cap rate, cash-on-cash return and cash flow at the price you enter.
