How do I research a market with BNBCalc Markets?

Last reviewed Oct 8, 2026 by Jeremy Werden

Short answer

Open Markets from the BNBCalc sidebar, or type a city into the search box and pick it from the Markets list. The country view ranks markets by revenue, and in the US by gross yield, and each market page has Listings, Marketwide Stats and Operators tabs. Full data needs the Markets plan, but Broken Bow, OK is open to everyone.

Finding markets

There are two ways in:

  • From the sidebar: click Markets to see the markets in your country, ranked.
  • From the search box: type a city into "Analyze any city or address" and pick it from the Markets group in the dropdown to go straight to that market.

The country view lists Top rental markets as ranked cards, each showing the market's annual revenue per listing and, in the US, its gross yield (annual revenue divided by home values). With the Markets plan, you can sort by gross yield or revenue in the US, by revenue elsewhere, and narrow the list by bedroom count and performance tier. In the US, the state menu jumps to a single state.

Reading a market page

Each market page has three tabs, plus a Currency menu that converts every figure:

TabWhat it shows
ListingsThe market's short-term rental listings on a map, with filters for bedrooms, amenities, revenue and more, and a card for each listing
Marketwide StatsThe market's headline numbers for the last 12 months (annual revenue, occupancy, average daily rate and, in the US, gross yield), with trend charts, bedroom breakdowns, day-of-week patterns and amenity revenue impact
OperatorsThe hosts and management companies running listings in the market, with their listing counts and revenue

How do I read a BNBCalc market page? walks through every section, and How does BNBCalc Markets calculate occupancy, ADR and annual revenue? explains what each number means. Keep in mind that the headline cards open on the Average performance tier, so they describe a typical listing; with the Markets plan, the Average performance selector above the cards switches to All.

Finding what earns more

Two parts of Marketwide Stats are especially useful when you're deciding what to buy or how to set it up:

  • Amenity revenue impact estimates how much more listings with each amenity earn in that market, such as a pool or a hot tub.
  • Bedroom breakdowns show revenue for each bedroom count, so you can see which home size the market rewards.

Saving competitors as a comp set

To track specific listings over time, save them as a comp set: on the Listings tab, click + Add on a listing card, then create a new set or pick an existing one. Your sets live under Comp Sets in the sidebar, where each one shows its average revenue, occupancy and rate.

From a market to a specific property

Markets shows the short-term rentals already operating in a market, so it won't give you a home to buy. Once you have the address of a property you're considering, type it into the same search box and analyze it in the Calculator. Markets includes the Calculator, so it's all on one account.

What's open without the Markets plan

Without a Markets plan, you can see the first 10 markets in each country's ranking and part of every market page, including the market's annual revenue, with listing and operator revenue masked. Broken Bow, OK is open to everyone with all of its data unlocked, so it's the best place to see what a complete market page looks like. The Calculator plan doesn't include Markets; you'll need the Markets plan, or its 7-day free trial, for everything else.

Frequently asked questions

Can I try BNBCalc Markets for free?

Yes. Broken Bow, OK is open to everyone with all of its data unlocked, and every other market shows part of its data without a plan. For everything else, the Markets plan starts with a 7-day free trial.

How do I analyze a property after researching a market in BNBCalc?

Markets shows short-term rentals already operating in a market, not homes for sale. Once you have the address of a property you're considering, from a for-sale listing for example, type it into the same search box and run an analysis. Markets includes the Calculator, so it's all on one account.
