What can I do without a subscription?

Last reviewed Oct 8, 2026 by Jeremy Werden

Short answer

You can run 2 BNBCalc property analyses free on a new account, or start a 7-day free trial with full access. Without a plan, you can also browse the top 10 markets per ranking, explore Broken Bow, OK with all of its data unlocked, and use the free calculators. Unlimited analyses and full Markets data need a paid plan.

Property analyses

A new account includes 2 free property analyses. Each one is a full analysis, with the revenue estimate, comps, expenses, financing and returns, and an upgrade window offering the 7-day free trial opens over the report after a few seconds.

A few features need more than a free analysis:

  • With a free account, Excel export needs a paid plan.
  • The AI Underwriter and AI expense estimates need an account, and on a free account they only work while you still have a free analysis left.

Once you've used your free analyses, the next one opens an upgrade window instead. Keep in mind that the free analyses are for new accounts: if you've already had a trial or a plan, your account starts at zero once it ends. How do I analyze my first property? walks through running one.

BNBCalc Markets

Without the Markets plan, you can still get a feel for any market:

  • the first 10 markets in each country's ranking, with their annual revenue and, in the US, gross yield;
  • part of every market page, including the market's annual revenue, day-of-week patterns and summary, with listing and operator revenue masked;
  • Broken Bow, OK, which is open to everyone with all of its data unlocked, so it's the best place to see a complete market page.

Comp sets, the full rankings with their sort and filter options, every listing's revenue and the operator figures need the Markets plan. Keep in mind that the Calculator plan doesn't include Markets.

Both paid plans start with a 7-day free trial with full access to that plan. You get one free trial per account, on either plan, and you won't be charged if you cancel before it ends. Which plan is right for me? helps you choose between the Calculator and Markets.

Frequently asked questions

Is BNBCalc free?

You can run 2 property analyses free on a new account, or start a 7-day free trial with full access. Unlimited analyses need a paid plan, and full Markets data needs the Markets plan. One market, Broken Bow, OK, and BNBCalc's free calculators are open to everyone.

Do I need an account to try BNBCalc?

Not to look around, but it's worth signing up first. A free account saves your analyses so you can come back to them, and it's what the 2 free analyses are counted against.
