Performance tier
Also called Top earners, Average earners, Low earners, revenue tier. Last reviewed Oct 21, 2026 by Jeremy Werden
Performance tiers sort a market's short-term rentals by revenue into Top earners, Average earners and Low earners. On a BNBCalc market page, the tier picked at the top, Average earners to start, decides which listings the Marketwide Stats figures describe, and each listing's details show which tier it falls in.
How do performance tiers work on a market page?
The tier picker at the top of a market's Marketwide Stats tab has four options: Low earners, Average earners, Top earners and All earners. It starts on Average earners, and the cards and the revenue chart follow whichever one you pick. The Performance metrics by bedroom table has its own tier picker, so you can compare the tiers by home size.
The tiers group each market's listings by how much they earn. The app describes Top earners as the top 33% of listings by revenue and Low earners as the bottom 33%, while All earners covers every listing at once. Without a Markets plan, the picker stays on Average earners.
How is a listing's tier decided?
Each listing's Performance, in its details on the Listings tab, compares its revenue potential with the market's tiers for homes with the same number of bedrooms. It's rated a Top earner if it's above the midpoint between the Average and Top earners, a Low earner if it's below the midpoint between Low and Average, and an Average earner in between. Listings with four or more bedrooms are compared with the market as a whole.
The map's Performance filter and heatmap use the same rating, so you can pick out the top-earning homes near an address in a couple of clicks.
Which tier should I look at?
Pick the tier that matches how you'd run the home. If you'll put work into the things guests notice, such as photos, design, reviews and pricing, Top earners shows what that effort earns in the market, and BNBCalc's property analyses start from the same idea, building the revenue estimate from the top-earning half of the comps. Average earners shows the middle of the market.
