Operator

Also called operators, multi-listing host. Last reviewed Oct 21, 2026 by Jeremy Werden

An operator is a host or management company that runs two or more short-term rentals in the same market. BNBCalc Markets lists them on each market's Operators tab, with each one's listings, the revenue they earned over the past 12 months, and averages you can compare with the whole market.

How does BNBCalc decide who counts as an operator?

BNBCalc groups a market's listings by the host account behind them on each booking platform, then keeps every group with at least two listings. Where a listing has no account ID, it matches on the host's name instead, using business names and full names only. An operator's listings on different platforms are combined when the host's name matches exactly on both, as a full name or a business name.

So a manager that runs several accounts, or lists under different names on different platforms, can show up as more than one operator. Keep that in mind before you read too much into who ranks first.

What does the Operators tab show?

Each operator's row shows its listing count and $X/yr, the total actual revenue its listings earned over the past 12 months, cleaning included, and you can sort the list by revenue or by listings, or search for an operator by name.

Click an operator to open its profile. The profile compares the operator's average revenue, occupancy and nightly rate with the market's, and also lists its RevPAR, lead time, stay length, rating, cleaning fee, listing age, bedroom mix and how its listings split across the performance tiers. Be careful when you compare the two, though: the profile's Avg Revenue is the average revenue potential per listing, while the row's yearly total is actual revenue, so dividing one by the listing count won't give you the other.

Without a Markets plan, the Operators tab stays on its default sort and operator revenue is masked.

Why look at a market's operators?

Operators are often the strongest competition in a market, so their averages show you what a practiced host gets there for the same kind of home. If you're a co-host or manager, the tab is also a list of who already runs homes in the market, and if you want to hand off management, it shows you who runs the most.
