How do I see Airbnb data by neighborhood or ZIP code?

Last reviewed Oct 21, 2026 by Jeremy Werden

Short answer

Open a market in BNBCalc Markets and click the Neighborhoods tab. It ranks the market's named neighborhoods by gross yield (by revenue outside the US), shades them on the map, and compares each one's potential room revenue, occupancy, nightly rate and, in the US, gross yield and home price with the whole market.

What does the Neighborhoods tab show?

Market-wide numbers tell you whether a city works for short-term rentals, but a city is rarely one market. A beach strip and an inland suburb can sit in the same market with very different revenue and home prices, so BNBCalc Markets breaks markets down by named neighborhood.

Open a market page and click Neighborhoods, between Marketwide Stats and Operators. The tab appears in markets with at least two published neighborhoods, and on a phone, or when the side panel is narrow, it's called Areas (and Marketwide Stats is called Stats). It ranks the neighborhoods, shades them on the map, and starts the list with a whole-market row (Market median, or Market average for occupancy and nightly rate), so you can see at a glance which neighborhoods beat the market and which trail it.

How do I find the best areas or neighborhoods for Airbnb in a city?

  1. Open the city's market in BNBCalc Markets and click Neighborhoods.
  2. Click the box at the top of the list, which shows the current measure and filters (for example "Gross yield · All beds · All earners"). Under Color the map by, pick Gross yield, Potential room revenue, Occupancy, Nightly rate or Est. home price (gross yield and home price appear in US markets only). The list re-ranks, and the map shading follows.
  3. Set Bedrooms to the size of home you're shopping for, from a studio up to 4+ bedrooms. It's the same filter as the map's, so the tab, the map and the listings always agree.
  4. Set Performance to All earners, Top earners, Average earners or Low earners. The app groups listings by revenue against others with the same bedroom count, so Top earners shows what the strongest listings in each neighborhood make.
  5. Compare each neighborhood with the market row at the top, then click one to see its details.

Which measure should you rank by? If you're buying in the US, Gross yield is usually the place to start, because it weighs what a home could earn against what it costs, and that's how US lists are ranked to begin with. Outside the US, neighborhoods are ranked by revenue instead. If you already own a home or you're renting one to sublet, Potential room revenue, Occupancy and Nightly rate matter more than price.

How is a neighborhood's gross yield worked out?

A neighborhood's gross yield is the same matched yield the Stats tab's Gross yield card shows. It starts from each eligible home's annual room-revenue potential: what the home could earn if it were bookable all year, with cleaning income left out. BNBCalc divides that by a home value matched to the home's ZIP code and exact bedroom count:

Gross yield = annual room-revenue potential ÷ matched home value

A neighborhood shows the median of its homes' yields, and only once it has at least 5 of them, while homes without a matched home value are left out rather than given an average. Keep in mind that this compares revenue with price only, before any expenses, so it's a way to rank neighborhoods rather than the return you'd make on a specific home. And because it leaves cleaning income out, a neighborhood's Potential room revenue isn't directly comparable with the market's Annual revenue (actual) card or a BNBCalc Calculator estimate, which both include cleaning fees.

How do I compare one neighborhood with the market?

Click a neighborhood in the list to open its details. One card lists Gross yield, Potential room revenue, Occupancy, Nightly rate and Est. home price (gross yield and home price in US markets only), each with up to two readings:

On the cardWhat it means
A comparison, such as "7.5 pts above", "27% below" or "About the same"How the neighborhood's figure sits against the whole market's, for the same bedroom count and performance group. Gross yield and occupancy compare in percentage points, and the money measures in percent.
A rank, such as "#1 of 5"Where the neighborhood places among the neighborhoods that have a figure for that measure. Est. home price isn't ranked.

Below the card, a by bedrooms and performance grid shows one measure, gross yield to start, for each bedroom count and performance group in that neighborhood. The Bedrooms and Performance menus above the card change only the card, so to compare the neighborhood's three-bedroom homes with the market's, set the bedrooms menu to 3 beds. To see the neighborhood's listings, switch from Stats to Listings at the top of its details, and the link back to all the market's neighborhoods takes you back to the list.

How do I see only one neighborhood's listings?

On the map, open Filters and go to Neighborhoods. Search for a neighborhood and pick one or more, and the listing pins, the listing cards and the stats above them all narrow to those neighborhoods. It's the quickest way to read the actual homes behind a neighborhood's numbers before you shortlist one.

Can I see Airbnb data by ZIP code?

Partly. In US markets, the Stats tab's Top ZIP codes by gross yield table lists the market's best-yielding ZIP codes for a bedroom count you choose, with each one's gross yield, median revenue and median home value. It's a ranking of the top ZIP codes rather than a lookup for any ZIP, and it needs a Markets plan (Broken Bow, OK shows it to everyone).

For any other area, zoom the Listings map into it. The stats above the listings follow what's on the map, so you can read annual revenue, occupancy and nightly rates for the listings in view, a few streets at a time, although the occupancy and nightly-rate figures need the Markets plan. Make sure to keep the bedroom filter on your target size, because a mix of studios and large homes will blur the numbers.

Why does a neighborhood say "Not enough data"?

BNBCalc only gives a neighborhood a figure once it has at least 5 eligible listings for the bedroom count and performance group you've picked. Below that, a single unusual home could swing the median, so the neighborhood drops to a Not enough data group at the bottom of the list, with a dash instead of a figure. Widening the Bedrooms or Performance filter usually brings it back, and if no neighborhood qualifies, Show all beds & listings resets both.

What can I see without a Markets plan?

Without Markets, the Neighborhoods tab shows the top 5 neighborhoods by gross yield (by revenue outside the US), for all bedroom counts and all earners, with an Unlock button for the rest, and the ranks you see count only those 5 neighborhoods. You can switch the list between Gross yield and Potential room revenue, while the other measures, bedroom counts and performance groups stay locked. In a neighborhood's details, Occupancy, Nightly rate and Est. home price show Unlock, and the bedrooms-and-performance grid stays locked.

The Stats tab also has a Compare Airbnb neighborhoods in table headed with the market's name, showing the top 5 neighborhoods' potential revenue and, in US markets, their gross yield, with a link to explore the rest. In Tampa, Austin and Orlando, the Stats tab also links to free pages for selected neighborhoods, each with yearly revenue, occupancy, nightly rate and gross yield compared with the market. A Markets plan, or its free trial, unlocks every neighborhood, filter and card.

Frequently asked questions

What are the best neighborhoods for Airbnb in my city?

Open the city's market in BNBCalc Markets and click the Neighborhoods tab. BNBCalc ranks the market's named neighborhoods by gross yield in US markets, or by revenue elsewhere. With a Markets plan, you can re-rank them by potential room revenue, occupancy, nightly rate or home price for the bedroom count you're shopping for; without one, you'll see the top five.

Can I see Airbnb occupancy by ZIP code in BNBCalc?

Not by ZIP code. With a Markets plan, a US market's Stats tab in BNBCalc Markets ranks its top ZIP codes by gross yield, with each one's median revenue and median home value. For occupancy by area, color the Neighborhoods tab by Occupancy (Markets plan), or zoom the Listings map into the area, and the stats above the listings follow the map.

Is there an Airbnb heat map for my city?

Yes. In BNBCalc Markets, the Neighborhoods tab shades each neighborhood by the measure you pick, such as gross yield or occupancy, and the map's Heatmap colors individual listings by revenue, nightly rate or performance, plus gross yield and estimated value in US markets.
