How do I filter and map listings in BNBCalc Markets?
Last reviewed Oct 8, 2026 by Jeremy Werden
Short answer
Open a market in BNBCalc Markets and go to the Listings tab, where the market's active listings appear on the map and as cards. Click Filters to color the map with Heatmap and narrow the listings by revenue, occupancy, bedrooms, amenities, rating, platform and more. The stats above the cards update to match.
Which listings you'll see
Open a market and click the Listings tab. The map and the cards beside it show the market's active listings: listings on Airbnb, Vrbo or Booking.com that were open for booking at least 127 nights of the past year and booked on at least 30% of those nights. Private and shared rooms, and homes that are only rented now and then, are left out, so the map reflects listings that run as real businesses.
Getting around the Listings tab
At the top of the panel you'll find:
- "N listings in view", next to the Filters button, which tells you how many listings the map is showing right now.
- Annual rev, Occupancy and Nightly rate for the listings in view, each compared with the Market avg. Annual rev averages the listings' potential revenue, and the market average covers all of the market's active listings, so neither matches the Annual Rev card on Marketwide Stats, even when the whole market is in view.
- Sort, which orders the cards by Revenue (each listing's potential revenue) or by Nightly rate, from high to low or low to high.
Zoom into a neighborhood and the stats and cards follow the map, which makes it a quick way to compare one part of a market with another.
Coloring the map with the heatmap
Click Filters to open the filters panel beside the map, and its first section, Heatmap, colors the listings by one measure, with a legend that shows what each shade means. You can choose Revenue (the default), Nightly rate or Performance, plus Gross yield and Est value in US markets, or switch it Off. It's the quickest way to spot which streets or neighborhoods earn the most before you start narrowing the list.
Filtering listings
The rest of the panel narrows the listings. Each section shows its current value, with an × to clear it, and Clear at the top resets everything:
| Filter | What it does |
|---|---|
| Operators | Shows only the listings of the hosts you pick, from those with two or more listings in view |
| Rev. Performance | High, Average or Low, compared with listings of the same bedroom count (homes with 4 or more bedrooms are compared with the whole market) |
| Annual revenue | A minimum and maximum, by potential revenue |
| Gross yield (US) | Any, over 20%, 15%, 10% or 5%, or under 5% |
| Average nightly rate and Occupancy | A range for each |
| Bedrooms range and Beds range | A minimum and maximum |
| Room type | The kind of place, such as a house, an apartment or a guesthouse |
| Amenities | Only listings with every amenity you tick |
| Star rating, Review count and Listing age | Rating bands, a minimum number of reviews, and how long the listing has been up |
| Source | Airbnb, Booking.com or Vrbo |
Keep in mind that filters only change the map and the Listings tab. Marketwide Stats always describes the whole market, whatever you've filtered.
Reading a listing
Each card shows the listing's photos, size, Potential Rev and average daily rate, with a few controls:
-
the platform logo opens the live listing on Airbnb, Vrbo or Booking.com;
-
Stats, or clicking the card, opens the listing's details;
-
the pin button shows where the listing is on the map;
-
+ Add saves it to a comp set.
Related question
The details panel groups the numbers into three parts:
- Revenue stats: the annual revenue potential, the cleaning fee, the estimated home value and gross yield in the US (worked out from actual revenue, not the potential above it), and a Performance rating;
- Past 12 months: what the listing earned, how many nights it was open, its occupancy of those nights, its average stay and its average daily rate;
- Operation stats: its rating and how long it's been listed.
Click the host's name to open their operator profile, and Back to return to the list. Make sure to compare potential and actual revenue before you use a listing as a benchmark, since a home that's blocked off for much of the year can show a potential far above what it earned.
Analyzing a listing you like
There's no button that sends a listing to the Calculator. To check a home you're thinking of buying, type its address into the search box at the top of the page and run an analysis from there.
Without the Markets plan
You can browse the map, use the heatmap and set filters without a plan, but you'll see a sample of the market's listings, revenue and occupancy are masked on most of them, and opening a listing's details or platform link brings up an upgrade window. Broken Bow, OK has every listing unlocked, so it's a good place to try the filters first.
Frequently asked questions
Why is a listing's potential revenue so much higher than its actual revenue in BNBCalc Markets?
Potential revenue estimates what the listing would earn if it were open every night of the year. A home whose host blocks off much of the year can show a potential far above what it earned, so compare the two in the listing's details before you treat it as a benchmark.
Why isn't a listing I know about on the BNBCalc Markets map?
The map shows a market's active listings: listings that were open for booking at least 127 nights of the past year and booked on at least 30% of those nights. Private and shared rooms, and homes rented only part of the year, are left out.
