Professional host share

Also called professionally managed, professional hosts. Last reviewed Oct 21, 2026 by Jeremy Werden

Professional host share is the percentage of a market's short-term rentals run by hosts with two or more listings there. BNBCalc Markets shows it on each market page as Professionally managed versus Independent hosts, a quick read on how much of the market is run by operators rather than one-home hosts.

Professional host share = listings whose host has 2+ listings in the market ÷ all listings

How does BNBCalc calculate professional host share?

On a market's Marketwide Stats tab, Professionally managed is the share of the market's listings whose host runs two or more listings in that market. Independent hosts is everyone else, including listings whose host can't be identified. It covers the listings on the market's Listings map across every bedroom count, so it doesn't change with the selectors at the top of the page.

Keep in mind that "professional" here only means two or more listings in the market. A family that rents out two cabins counts the same as a management company running a hundred, so the figure tells you how much of the market is run by multi-listing hosts, not how much is run by companies.

What does a high professional host share tell you?

It tells you that much of your competition runs several homes and has probably had practice at pricing, cleaning and answering guests. So if the share is high, open the Operators tab and compare your plans with theirs: their average occupancy and nightly rate show what an experienced host gets in that market for the kind of home you're looking at.
