How do I find Airbnb property managers and operators in a market?

Last reviewed Oct 22, 2026 by Jeremy Werden

Short answer

Open the market in BNBCalc Markets and click the Operators tab. It lists the hosts and management companies running two or more of the listings BNBCalc tracks in the market, with their listing count and yearly revenue, and each profile compares their revenue, occupancy and nightly rate with the market's. You can also filter the map to one operator's listings.

How do I see a market's operators?

  1. Open the market in BNBCalc Markets and click the Operators tab.
  2. Type into Search operators... to find one by name, or sort the list by Revenue or Listings, high to low or low to high.
  3. Click an operator to open their profile, and use Back to return to the list where you left it.

Each row shows the operator's name, how many of the market's listings they run and which platforms they're on. Its $X/yr is the actual revenue those listings earned over the past 12 months, and the tab covers the whole market, whatever part of the map you're looking at.

Keep in mind what counts as an operator: any host account, or group of matching accounts, with two or more listings in the market. Many are property management companies, but a family with two cabins counts too, and a manager that lists under several accounts can show up more than once.

What's in an operator's profile?

The top of the profile compares three averages with the whole market: Avg Revenue, the average revenue potential of their listings, Avg occupancy and Avg nightly rate, each with a Market avg comparison, and below that it lists their RevPAR, lead time, stay length, rating, cleaning fee and listing age, then their bedroom mix, how their listings split across Top, Average and Low earners, their star ratings, and the listings themselves.

A profile is a quick way to see what a practiced operator gets for the kind of home you're looking at. If their occupancy beats the market by a wide margin at a similar nightly rate, for example, their pricing and reviews are worth studying before you set your own plan. Keep in mind that Avg Revenue is potential revenue while the row's yearly total is actual revenue, so dividing one by the listing count won't give you the other.

If you're an owner looking to hire a manager, the same profile works as a shortlist: compare each operator's occupancy, nightly rate and rating with the market's, and look at how much of their portfolio sits among the top earners.

How do I show one operator's listings on the map?

Open Filters and go to the Operators section. It lists the operators with two or more of the listings currently in view that also pass your other filters, so you can search for one and tick it. The map, the listing cards and the stats above the list then show only that operator's homes.

Can I contact an operator through BNBCalc?

No. BNBCalc doesn't show operators' contact details. Each of their listings links to the platform it's on, though, so you can reach them the way a guest would, or look up the company by name.

What do I see without a Markets plan?

You can open the Operators tab on any market page, but revenue is masked, and so are each profile's occupancy, nightly rate and RevPAR, while the list stays on its default sort. In bigger markets it's also built from each bedroom count's top-earning listings, so listing counts can read low and smaller operators may be missing. Broken Bow, OK, is fully open, so it's the place to see a complete Operators tab before you decide on a plan.

Frequently asked questions

Can I see who owns an Airbnb in BNBCalc?

BNBCalc Markets shows the host or company each listing is listed under, and groups those with two or more listings on the Operators tab. It doesn't show who legally owns a property, since a manager often lists homes that belong to someone else.

How do I find the biggest Airbnb operators in a city?

Open the city's market in BNBCalc Markets and click Operators. The list starts with the highest-earning operators, and with a Markets plan you can sort it by Listings instead and see each one's revenue, which is masked without a plan.
