What is BNBCalc Markets and what's included?

Last reviewed Oct 8, 2026 by Jeremy Werden

Short answer

BNBCalc Markets is BNBCalc's market research product, launched in June 2026. It ranks 2,369 short-term rental markets in 157 countries, shows what listings in each one earn, maps the active listings, and breaks markets down by bedroom count, amenity and operator. It costs $79 a month or $399 a year and includes the Calculator.

What it's for

Before you can judge a specific property, you need to know whether the market it sits in is worth being in. BNBCalc Markets, launched as its own product in June 2026, answers that earlier question: which cities and areas earn the most from short-term rentals, how a market's listings perform, and who you'd be competing with.

Markets is built for investors choosing where to buy, co-hosts and property managers sizing up a market or looking for owners to pitch, and hosts who want to see how their listing stacks up against the competition.

Money figures on a market page can be shown in nine common currencies or the market's own. How do I research a market with BNBCalc Markets? walks through it from the first search.

What it costs and how to try it

Markets costs $79 a month or $399 a year, and it starts with a 7-day free trial with full access, one per account on either plan. Keep in mind that the Calculator plan doesn't include Markets.

Even without a plan, you can see the top 10 markets in each country's ranking inside the app, browse BNBCalc's public Best Airbnb Markets pages, and open part of every market page. One market, Broken Bow, OK, is open to everyone with all of its data unlocked, so it's the best place to see a full market page before you start a trial.

Where the numbers come from

Every rental figure in Markets comes from BNBCalc market data, built from listings on Airbnb, Vrbo and Booking.com and refreshed monthly, while home values, and the gross yield and housing signals built on them, come from US housing-market data. If you want the formula behind each number, How does BNBCalc Markets calculate occupancy, ADR and annual revenue? walks through them.

What Markets doesn't do

  • It doesn't list homes for sale. Markets shows short-term rentals that are already operating. When you've found a home to buy elsewhere, type its address into the search box to analyze it in the Calculator.
  • It doesn't confirm local rules. Each market page has an AI-written summary and FAQ, and the answer about whether short-term rentals are allowed isn't checked against local law, so confirm the rules with the city or county.

Frequently asked questions

Does BNBCalc Markets show homes for sale?

No. BNBCalc Markets shows short-term rentals that are already operating, with what they earn. To check a home you're thinking of buying, type its address into the search box and analyze it in the Calculator, which the Markets plan includes.

Can I see which hosts or property managers run listings in a market?

Yes. A market page's Operators tab lists the hosts and management companies running two or more of the market's active listings, with their listing count and the total revenue those listings earned over the last 12 months. Without the Markets plan, you'll see names and listing counts from a sample of the market's listings, but not revenue.
