How do I find the best Airbnb markets with BNBCalc?
Last reviewed Oct 8, 2026 by Jeremy Werden
Short answer
To find the best Airbnb markets with BNBCalc, open Markets and pick a country. Its Top rental markets list ranks markets by annual revenue per listing, or in the US by gross yield, and you can re-rank by bedroom count and performance tier. BNBCalc's free Best Airbnb Markets pages also rank markets by country and US state.
Ranking the markets in a country
Click Markets in the sidebar, which opens the markets in your country (or the last Markets page you had open), and click Worldwide in the breadcrumb to pick another country. The Top rental markets list ranks each market with a card showing its Annual rev, the average yearly revenue per listing, and in the US its Gross yield, which is that revenue divided by the average home value.
You can change the ranking with the controls above the list:
| Control | Options |
|---|---|
| Sort by | Gross yield (the US default) or Revenue; outside the US, Revenue only. Then High-low or Low-high. |
| Bedrooms | All beds, or one bedroom count from studios up to 4+ |
| Performance | Low rev, Avg rev (the default) or High rev |
| State menu (US) | One state, or All states |
The list shows 10 markets at first, and Load 20 more at the bottom adds more. Click any card to open that market's page.
Choosing what to rank by
The sort you pick decides what "best" means, so choose it on purpose before you trust the order.
Gross yield favors markets where homes are cheap compared with what they earn, which suits an investor who wants the most revenue for each dollar spent on the property. It's measured before any operating or financing costs, though, so a high yield can come from low home prices as much as from strong demand. Revenue ranks markets by what a listing earns, whatever the homes cost, which suits a co-host or manager who's paid on revenue.
The Bedrooms option re-ranks markets for one size of home, so if you're only shopping for a 3-bedroom, rank by 3 bedrooms rather than all of them. Performance switches the cards between a typical listing (Avg rev), the bottom third (Low rev) and the top third (High rev). Keep in mind that the default, Avg rev, describes a typical listing, not the best ones.
Comparing a shortlist
Once you have three or four candidates, open each one's Marketwide Stats tab in turn, for example in separate browser tabs, and set each to the same performance tier, bedroom count and currency so you're comparing like with like. Then look at:
- Annual Rev, Occupancy rate and Avg daily rate, plus Gross yield in the US, for the headline picture;
- Revenue per listing by bedroom and Performance metrics by bedroom, to see which home size earns the most in each market;
- Short-term rental supply growth and Professional host share, to see how many listings already compete there and how many are run by multi-listing hosts;
- Amenity revenue impact and the day-of-week charts, to see which amenities and nights earn more;
- Top ZIP codes by gross yield, in US markets, to narrow a market down to neighborhoods.
How do I read a BNBCalc market page? explains each of these sections. Don't rank markets by the change lines on the cards, though, since they aren't reliable growth rates.
Before you commit to a market, also check its short-term rental rules with the city or county, because none of these numbers tell you whether you'll be allowed to operate.
The public Best Airbnb Markets pages
BNBCalc also publishes free ranking pages at Best Airbnb Markets, with a page for each country and each US state. The US pages rank markets by gross yield, and each state page lists annual and monthly revenue, ADR, occupancy, listing counts and purchase prices, with filters for bedroom count and performance tier, while pages for other countries rank by annual revenue. Whichever page you're on, clicking a market opens its page in BNBCalc Markets.
Without the Markets plan
Inside the app, each country's ranking shows its first 10 markets without a plan, and the sort, bedroom and performance options stay on their defaults, while the public pages above stay open to everyone. Starting the 7-day free trial unlocks the full in-app rankings.
Frequently asked questions
Is there a free list of the best Airbnb markets on BNBCalc?
Yes. BNBCalc's public Best Airbnb Markets pages rank the tracked markets in each country and each US state, by gross yield in the US and by annual revenue elsewhere, and you don't need an account to see them. The Markets plan adds the full in-app rankings with every sort option, plus each market's complete page.
Should I pick the market with the highest gross yield?
Not on its own. Gross yield divides revenue by home values before any costs, so a high yield can come from cheap homes as much as from strong demand. Use it to build a shortlist, then check each market's occupancy, how many listings already compete there, and the local rules.

In BNBCalc Markets, annual revenue is the market's total short-term rental revenue over the last 12 months divided by its average number of active listings, cleaning fees included, for the selected tier. Occupancy averages 12 monthly occupancy rates with host-blocked nights left out, and the average daily rate averages 12 monthly rates.
