How do I get Airbnb rental data like occupancy, revenue and nightly rates?
Last reviewed Oct 21, 2026 by Jeremy Werden
Short answer
BNBCalc gives you Airbnb rental data three ways. BNBCalc Markets shows occupancy, revenue and nightly rate for a whole market and for each active listing on its map, the BNBCalc Calculator estimates them for one address from the nearby comps, and the BNBCalc API builds that kind of property analysis and returns it as JSON for your own software.
Where can I get Airbnb rental data?
It depends on what you're looking at. A whole city, one specific address and your own software each need a different BNBCalc tool, while comp sets inside BNBCalc Markets cover a group of listings you pick yourself:
| You want | Use | What you get |
|---|---|---|
| What listings earn across a market | BNBCalc Markets | Annual revenue, occupancy and nightly rate for the market, plus each active listing on the map (exact listing figures and the bedroom and tier views need the Markets plan) |
| What one property could earn | BNBCalc Calculator | A revenue estimate, nightly rate and occupancy for the address, built from the nearby comps, with each comp's figures in a table |
| A set of competitors to watch | Comp sets in BNBCalc Markets | Your chosen listings' revenue, nightly rate and occupancy, averaged and compared with the market, with a CSV export (Markets plan) |
| The data inside your own app | BNBCalc API | A property analysis as JSON, comps included |
If you don't know where to invest yet, start with BNBCalc Markets to compare markets, and if you already have an address, go straight to the Calculator.
How do I get Airbnb market data for a city?
Open BNBCalc Markets, pick a country and click into a market, and you'll find the market-level figures on the Marketwide Stats tab: cards for annual revenue, occupancy rate, average daily rate and lead time (how far ahead guests book), with gross yield in US markets. On the Markets plan, the selectors above the cards switch them between the last 12 months and the last 2 years, a single bedroom count, and the Low, Average or Top earners tiers, which group listings by how much they earn.
The Listings tab goes a level deeper. Each active listing appears on the map and as a card with its revenue potential and nightly rate, and on the Markets plan its Stats panel adds occupancy, actual revenue and more. The stats above the cards follow the map, so zooming into one part of town gives you that area's figures, and you can filter the listings by bedrooms, amenities, rating and more.
How do I analyze Airbnb data for a property before buying?
Type the address into the BNBCalc Calculator, and BNBCalc finds comparable Airbnb, Vrbo and Booking.com listings nearby and turns them into an annual revenue estimate, a nightly rate and an occupancy rate for that home. The comps table under the estimate shows each comp's own figures, including what it earned from real bookings over the past 12 months and what it could earn if it were open for booking all year, which is the figure the estimate is usually built from.
From there, the analysis carries on into expenses, financing, cash flow and returns, so you see the property's cash flow and returns after costs as well as its gross revenue. A free BNBCalc account includes 2 free analyses, and after that the Calculator plan gives you unlimited ones.
How do I track specific Airbnb listings?
Save them as a comp set in BNBCalc Markets. A comp set is your own group of competitor listings in one market, and BNBCalc averages their revenue, occupancy and nightly rate and compares them with the market. Click + Add on any listing to put it in a set, then Export whenever you want a CSV of the listings and their figures.
Keep in mind that comp sets need the Markets plan.
How do I get Airbnb data into my own software?
Use the BNBCalc API. You send a property's address or coordinates, plus its bedrooms, bathrooms and guests, and the API builds a property analysis with the same comp search the Calculator uses, then returns it as JSON: projected revenue, nightly rate and occupancy, the comps behind them, expenses, cash flow and returns, and a link to a hosted report. It has no monthly fee and charges $0.20 per report.
Where does this Airbnb data come from?
All of it is BNBCalc market data, built from listing details, nightly rates and booked and blocked nights on Airbnb, Vrbo and Booking.com, and BNBCalc refreshes it once a month. A property estimate is only as good as the comps behind it, so it's at its strongest for common home sizes in active markets, and you can check and tighten the comps yourself.
Frequently asked questions
How do I find the Airbnb occupancy rate for a city?
Open the city's market in BNBCalc Markets and look at the Occupancy rate card on the Marketwide Stats tab. It covers the last 12 months by default, and with the Markets plan you can switch it to a single bedroom count or a performance tier.
Can I download Airbnb data from BNBCalc?
Yes. On the Markets plan, save the listings you care about as a BNBCalc comp set and click Export for a CSV with each listing's revenue, nightly rate, occupancy and more. For a single property, any paid BNBCalc plan can export the analysis to Excel, comps included.

Getting started
Is there free Airbnb data or a free Airbnb API?
Yes, though not from Airbnb, whose API only approved software partners can use. BNBCalc's public Best Airbnb Markets pages list revenue potential, nightly rate and occupancy for the markets in each US state, part of every BNBCalc market page is open without a plan, and a free BNBCalc account includes 2 free property analyses.
BNBCalc Markets
How do I read a BNBCalc market page?
A BNBCalc market page has up to four tabs. Marketwide Stats shows the market's last-12-months revenue, occupancy, daily rate and, in the US, gross yield, with bedroom and amenity breakdowns. Listings maps the active listings with their own numbers, Neighborhoods ranks the market's named areas, and Operators lists the hosts running two or more listings.
Data & methodology
How does BNBCalc estimate revenue for a property?
BNBCalc estimates a property's annual revenue from up to 50 comparable Airbnb, Vrbo and Booking.com homes nearby, using what each could earn if it were bookable all year. The estimate is the median of the top-earning half of those comps, near their 75th percentile, and it's gross revenue with cleaning fees included.
API & developers
Does BNBCalc have an API?
Yes. The BNBCalc Airbnb Data API lets developers create BNBCalc property analyses from their own software and get the revenue estimate, comps, expenses and returns back as JSON, with a link to a hosted report. It has four create endpoints, for Buy, Own, Rent and Cohost analyses, and costs $0.20 per report with no monthly fee.
Data & methodology
Where does BNBCalc's data come from?
BNBCalc's short-term rental numbers come from listing data on Airbnb, Vrbo and Booking.com. BNBCalc tracks each listing's details, nightly rates, booked and blocked nights, and past 12 months of earnings as BNBCalc market data. Home values come from Zillow, US for-sale market data from Redfin, and long-term rent estimates from Zillow and RentRange.
