How do I create and manage a comp set in BNBCalc Markets?
Last reviewed Oct 8, 2026 by Jeremy Werden
Short answer
A comp set in BNBCalc Markets is your own saved group of competitor listings in one market. Create one from the Comp Sets page with New set, or click + Add on any listing in a market. BNBCalc averages the set's revenue, occupancy and nightly rate and compares them with the market. Comp sets need the Markets plan.
Creating a comp set
There are two ways to start one, and both need the Markets plan.
From the Comp Sets page:
- Click Comp Sets in the sidebar, then New set.
- Enter a Set name, and search for a city or address under Location. The location decides which market the set belongs to.
- Click Create new comp set. The new set opens empty, ready for listings.
From a listing in Markets:
- On a market's Listings tab, click + Add on a listing card, or Add to Compset on its map popup.
- Click Create a compset and give the set a name.
- Click Create compset. BNBCalc creates the set in that market and adds the listing in one step.
Each comp set belongs to one market, so make sure you start it in the right place: you can rename a set later, but you can't move it to another market.
Adding and removing listings
From any listing in the same market, click + Add (or Add to Compset on the map), and a window lists your comp sets in that market. Ticking or unticking one saves straight away, while Select all and Deselect all add the listing to every set or take it out of all of them, and Done closes the window. Cards that are already in a set say so, for example "Added to 1 compset".
Inside one of your comp sets, the cards show Remove instead. To find more listings without going back to the market page, switch to the All comps tab, which shows every listing in the map view.
Reading a comp set
Open a set from the Comp Sets page. The Set comps tab shows only your saved listings, on the map and as cards, with summary cards for the set's averages, including Annual rev, Occupancy, Nightly rate, Lead time and Stay length. Each one compares the set with the average across all of the market's active listings, so you can see at a glance whether your competitors beat the market or trail it.
These are simple averages across the listings in the set. Annual rev averages each listing's potential revenue, what it would earn open all year, and occupancy only counts the nights each host left open. Since a set saves the listings rather than their numbers, the figures update with BNBCalc's monthly market data each time you open it.
You can also filter, sort and color the set's map with the same tools as a market page.
Sharing a comp set
New comp sets are private, so only you can open them. To share one:
- Open the set and click Share.
- Under Privacy settings, switch off Private. The set can now be opened by anyone with the link.
- Copy the Comp set share link, or send it with Send email or Post on Facebook.
Anyone with the link of a public set can view it, even without an account, though people without the Markets plan see each listing's revenue masked. Switch Private back on whenever you want to stop sharing it.
Exporting a comp set
Click Export on a comp set to download a CSV file named after the set. It has a row for each listing, with its name and link, location, size, potential and annual revenue, daily rate, occupancy, nights available, lead time, stay length, rating and reviews, host, cleaning fee and platform.
Renaming and deleting a comp set
On the Comp Sets page, click the ⋯ menu on a set's card. Edit lets you rename it in place, and Delete asks you to type DELETE and click Delete Comp Set. Deleting a set can't be undone, though the listings themselves stay in Markets.
Who can use comp sets
Comp sets are part of the Markets plan, on a paid plan or a free trial. The Calculator plan doesn't include them, so without Markets, New set and + Add open an upgrade window instead.
Frequently asked questions
Can I export a BNBCalc comp set to Excel?
Yes. Open the comp set and click Export to download a CSV file of its listings, with their revenue, daily rate, occupancy, size, rating, host and more. The file opens in Excel or Google Sheets.
Is a BNBCalc comp set the same as the comps in a property analysis?
No. The comps in a property analysis are chosen by BNBCalc for one address. A comp set is a list you build yourself in BNBCalc Markets, from any listings in one market, to track or benchmark against.
