Is there an Airbnb data MCP server for Claude and Cursor? (BNBCalc MCP)

Last reviewed Nov 4, 2026 by Jeremy Werden

Short answer

Yes: the BNBCalc MCP server lets Claude Code, Claude Desktop, Cursor and VS Code estimate a property's Airbnb revenue, pull comparable listings and run full deal analyses on BNBCalc data. Subscribe under Settings → MCP, create an MCP key and add it to your app. There's no monthly fee: paid tools bill per successful call, and most tools are free.

What can the BNBCalc MCP server do?

MCP, the Model Context Protocol, is an open standard that lets AI assistants call outside tools. Once you connect BNBCalc's server, you can ask your assistant a plain question, such as "What would a 3 bedroom, 2 bath house that sleeps 6 at 123 Main St, Austin, TX 78704 earn per year?", and it picks the right BNBCalc tool, runs it and answers with BNBCalc's figures.

Its 31 tools come in six groups:

GroupWhat you can ask forCost per successful call
AnalysesA buy, owned, rental arbitrage or co-hosting analysis with cash flow, returns, a report link and the 20 nearest comps, plus AI comps or AI expense estimates added later$0.20 per analysis, plus $0.10 for each AI step
Revenue and compsYearly revenue, nightly rate and occupancy for an address, ZIP code or city, or up to 50 comparable listings$0.10
Property and rentsOne comparable listing in detail, a live Airbnb listing from its link, a US property's details, or a US long-term rent estimate$0.05, while listing photos and Section 8 and Census rents by ZIP code are free
CalculatorsLoan amortization, DSCR, depreciation and tax savings, and selling versus refinancingFree
Listing OptimizerA new Listing Audit, its status, your past audits and the report linkOne Listing Optimizer credit per new audit, and the rest is free
Account and recordsYour saved analyses and their report links, AI comp picks, expense estimates, material participation hours and usageFree

The MCP server has limits, too. It can create analyses and log material participation hours, but it can't edit or delete your analyses, it doesn't cover Markets data such as market rankings or comp sets, and it never logs in to Airbnb or any other platform.

How do I connect the BNBCalc MCP server to Claude, Cursor or VS Code?

  1. In BNBCalc, open Settings → MCP and click Subscribe, then enter your payment details at checkout. There's no monthly fee, and nothing's charged until you make paid calls.
  2. Click Create New Key, and make sure to copy the key right away, since BNBCalc only shows it in full once. It starts with mcp_.
  3. Add the server, https://atlas.bnbcalc.com/mcp, to Claude Code, Claude Desktop, Cursor or VS Code, with your key in an x-bnbcalc-mcp-key header. Right after you create a key, Connect a client in Settings → MCP shows each app's snippet with the key filled in.

What can I use it for?

Most people start with one of three jobs:

  • Pricing a property: what an address would earn on Airbnb, with the comps behind it.
  • Vetting a deal: a full buy, rental arbitrage, co-hosting or owned-home analysis, with cash flow, returns and a report to share.
  • Fixing a listing: a Listing Audit that grades your Airbnb listing and ranks the fixes to make first.

How does MCP billing work?

The MCP server bills in units of one cent, and only for calls that succeed, so a call that fails or comes back with no data usually costs nothing, although one that times out on your side may still finish and bill, so don't ask your assistant to retry a paid call that timed out. A paid tool sends back its price instead of running the first time your assistant calls it, and BNBCalc tells your assistant to get your yes first, but BNBCalc can't check that you gave one, so watch what your assistant runs.

Your usage is billed monthly through the MCP subscription, and the MCP Usage card in Settings → MCP shows it by tool as it builds up.

How is the MCP server different from the BNBCalc API?

Both run the same analysis model, so they return the same figures for the same address. The difference is how you use them: the API is for software you write yourself, whereas the MCP server is for an AI assistant that picks the tools as you chat. Each has its own subscription, its own key and its own bill, so MCP calls never show up on your API invoice, and you can use either one without the other. They do share one daily data limit, though.

Without AI comps, an analysis uses BNBCalc's starting estimate, which can come in lower than the figure the app shows for the same address. Analyses it creates don't appear in your Properties list, although your assistant can list and open them again.

Frequently asked questions

Does the BNBCalc MCP server work with ChatGPT?

No, not yet. The BNBCalc MCP server signs in with an MCP key sent in a header, which ChatGPT's connectors can't send. It works in Claude Code, Cursor and VS Code, and in Claude Desktop through a small bridge.

Do I need a Calculator or Markets plan to use the BNBCalc MCP server?

No. The BNBCalc MCP server is its own pay-per-call subscription with its own key, so it works without a Calculator or Markets plan, and analyses it creates don't use your account's free analyses. Your BNBCalc API key won't work with it, because each product has its own key.

Is the BNBCalc MCP server a Claude connector for Airbnb data?

Not as a one-click connector yet. The BNBCalc MCP server works in Claude Code, and in Claude Desktop through a config-file bridge, giving Claude BNBCalc's Airbnb revenue estimates, comps and deal analyses as tools. It's BNBCalc's server, not Airbnb's, and it can't book stays or manage listings.
