Comparable listings (comps)
Also called comps, comparables, comparable properties. Last reviewed Oct 8, 2026 by Jeremy Werden
Comparable listings, or comps, are nearby short-term rentals similar to the property you're analyzing, used to estimate what it could earn. BNBCalc picks comps automatically for each analysis. A comp set is different: a group of competitor listings you save yourself in BNBCalc Markets to track over time.
How BNBCalc picks them
For each property analysis, BNBCalc picks nearby homes with the same or a similar bedroom count and builds the revenue estimate from what they earn.
Comps and comp sets
| Comps | Comp set | |
|---|---|---|
| Where | A property analysis | BNBCalc Markets |
| Who picks them | BNBCalc, and you can untick or filter them | You, from any listings in one market |
| What they're for | Estimating one property's revenue | Tracking and benchmarking competitors |
A good comp matches your property on size, location and the amenities guests pay more for, such as a pool. If one doesn't, untick it so it stops counting toward your estimate. To build a comp set instead, see How do I create and manage a comp set in BNBCalc Markets?.
