Short answer
Choose the BNBCalc Calculator if you already know where you want to invest and need to analyze specific properties: $30 a month or $199 a year. Choose BNBCalc Markets if you're still deciding where to buy or want to study competitors: $79 a month or $399 a year, with the Calculator included.

Both plans run on the same account and the same search box. The difference is how much of the map you need:

Markets includes everything in the Calculator, so you never need both. Paying yearly saves 45% on the Calculator and 58% on Markets compared with paying monthly.
If you're not sure yet
Start with the trial of whichever plan fits best. You get one 7-day free trial per account, on either plan, and a Markets trial includes the Calculator, so trying Markets shows you both. Plans can change during a trial too: a Calculator trial can switch to a Markets trial for $0, and on a Markets trial, starting a cancel offers to keep the rest of your trial on the Calculator instead.

Yes. Markets includes everything in the Calculator, so you only need one plan for both market research and property analysis.
Can I start on the Calculator and upgrade to Markets later?
Yes. On a paid Calculator plan, the Upgrade to Markets button charges only the prorated difference for the rest of your billing period, and during a Calculator trial you can switch to a Markets trial for $0.

Unlimited analyses and full Markets data need a paid plan.

What's the difference between monthly and annual billing?
Monthly billing charges you every month and can be paused or canceled at any time, while annual billing charges the whole year up front: $199 for the BNBCalc Calculator or $399 for BNBCalc Markets. Annual saves 45% or 58% compared with paying monthly for a year. Both renew automatically and carry the same 14-day refund window.

How does the free trial work, and when am I charged?
The BNBCalc Calculator and Markets plans each start with a 7-day free trial, once per account. Nothing is charged until it ends at 11:59 PM in your time zone, 7 days after you start. Then you're charged for the plan you picked at checkout, which is the full yearly price unless you switched to monthly.

Do you offer team or group plans?
Yes. Anyone on a BNBCalc Calculator or Markets plan can create a team for free in Settings → Team and invite people. Each member takes a seat billed to the owner's subscription. Extra seats on the same plan as yours cost less than your own, while the first seat on a different plan is billed at that plan's full price.
