What areas and countries does BNBCalc cover?
Last reviewed Oct 7, 2026 by Jeremy Werden
Short answer
BNBCalc Markets covers 2,369 short-term rental markets in 157 countries, and the Calculator can analyze an address anywhere BNBCalc finds enough comparable Airbnb, Vrbo or Booking.com listings nearby, in the US or abroad. A handful of features, including gross yield, home values and prefilled property details, need US data, so they only work for US properties.
Markets: 2,369 markets in 157 countries
BNBCalc Markets tracks short-term rental markets around the world, and about four in five of them are outside the US. A market is a named area with a boundary, such as a city, a region or a resort area, and each one gets revenue, occupancy, daily rate, supply and amenity figures, plus its active listings on a map.
US markets can be ranked by gross yield, because BNBCalc has US home values to divide revenue by. Everywhere else, markets rank by annual revenue, and you can browse them in nine currencies.
If your town isn't listed as a market of its own, look for the nearest market that includes it, or run a property analysis on an address there instead. Want to see what a full market page looks like before you subscribe? Broken Bow, OK is open to everyone.
Property analyses: any address with enough comps
The Calculator isn't limited to Markets' list. It works for any address, in the US or abroad, as long as it finds enough comparable listings nearby.
Outside the US, keep in mind that bedrooms, bathrooms and price are only prefilled for US addresses, so you'll enter them yourself, and that expense defaults are lower for properties in lower-income countries. In sparse or rural areas anywhere, BNBCalc may not find enough comps to build an estimate, in which case try a nearby address or a different bedroom count.
Features that need US data
Some features depend on data that BNBCalc only has for the US, so they only appear on US properties and markets:
| Feature | Where you'll see it |
|---|---|
| Prefilled bedrooms, bathrooms and price | Creating an analysis |
| Home value (the Zestimate box) | The analysis sidebar |
| Long-term rent estimates and local vacancy | The Long Term Rental card |
| STR Tax Calculator | Buy and Owned analyses |
| DSCR Ratio | Buy analyses |
| AI Underwriter | The revenue section |
| Gross yield, top ZIP codes by gross yield, and housing market signals | Markets |
Apart from the features in that table, the revenue estimate, comps, expenses and returns work the same outside the US, and so do the rest of the Markets breakdowns.
Frequently asked questions
Does BNBCalc work outside the US?
Yes. Markets covers 157 countries, and the Calculator analyzes addresses worldwide wherever it finds enough comparable listings. Outside the US you'll enter the bedrooms, bathrooms and price yourself, and US-only features such as gross yield and home values aren't shown.
Why can't I see gross yield for a market outside the US?
Gross yield divides revenue by home values, and BNBCalc only has home values for US properties. Markets in other countries rank by annual revenue instead.

How does BNBCalc Markets calculate occupancy, ADR and annual revenue?
In BNBCalc Markets, annual revenue is the market's total short-term rental revenue over the last 12 months divided by its average number of active listings, cleaning fees included, for the selected tier. Occupancy averages 12 monthly occupancy rates with host-blocked nights left out, and the average daily rate averages 12 monthly rates.
Data & methodology
How does BNBCalc choose comparable listings?
BNBCalc picks comps from Airbnb, Vrbo and Booking.com listings near your property: entire homes with your bedroom count, or one bedroom either side when it needs more. It looks within 5 km (about 3 miles) first, widens to 16 km (about 10 miles) in quieter areas, and keeps between 10 and 50 comps.
Data & methodology
Where does BNBCalc's data come from?
BNBCalc's short-term rental numbers come from listing data on Airbnb, Vrbo and Booking.com. BNBCalc tracks each listing's details, nightly rates, booked and blocked nights, and past 12 months of earnings as BNBCalc market data. Home values come from Zillow, US for-sale market data from Redfin, and long-term rent estimates from Zillow and RentRange.
