What is BNBCalc and what's included?
Last reviewed Oct 8, 2026 by Jeremy Werden
Short answer
BNBCalc is a short-term rental investment platform with two products. The BNBCalc Calculator estimates what a specific address would earn on Airbnb or Vrbo and what you'd make after expenses and financing. BNBCalc Markets, launched in June 2026, ranks 2,369 short-term rental markets in 157 countries and includes the Calculator.
Two products for two questions
BNBCalc helps you answer two questions about short-term rentals: will this property make money, and where should I buy? Each question has its own product.
The BNBCalc Calculator answers the first one. Type any address, in the US or abroad, and BNBCalc estimates what it would earn as an Airbnb or Vrbo rental, using what comparable listings nearby actually earned, then works through expenses, financing and returns to show what you'd make. It handles four kinds of deal: buying a property, renting one to sublet (rental arbitrage), listing a home you already own, and co-hosting someone else's.
BNBCalc Markets answers the second. It ranks short-term rental markets around the world, shows what listings in each one earn, maps the listings themselves, and breaks a market down by bedroom count, amenity, day of the week and operator. Markets launched as its own product in June 2026, and it includes everything in the Calculator, so one plan covers the whole journey from picking a market to checking a specific deal.
What it costs
The Calculator costs $30 a month or $199 a year. Markets costs $79 a month or $399 a year, and it includes the Calculator. Both start with a 7-day free trial with full access, one per account, and BNBCalc refunds any Calculator or Markets charge in full if you ask within 14 days of it. Which plan is right for me? compares the two side by side.
What you can do without a plan
You can run 2 property analyses free on a new account, or start a 7-day free trial with full access, and even without a plan you can browse the top markets in each ranking and part of every market page, and explore one sample market, Broken Bow, OK, with all of its data unlocked. BNBCalc's free calculators, such as the amortization, DSCR mortgage and short-term rental tax calculators, work without an account at all.
Everything else in BNBCalc
Around the two main products sit a few extras:
-
Teams: a paying owner can add other people to their plan, each on their own paid seat.
Related question -
Hours tracker: a free tool that logs the hours that count toward the material participation tests used in short-term rental tax planning.
-
API: developers can get BNBCalc's property analysis as data, billed per report with no monthly fee.

Frequently asked questions
Is BNBCalc just an Airbnb calculator?
No. BNBCalc started in 2022 as a property calculator, and in June 2026 it added BNBCalc Markets, a worldwide market research product covering 2,369 markets in 157 countries. Today it does both: Markets helps you choose where to buy, and the Calculator analyzes a specific property.
Who is BNBCalc for, and who built it?
BNBCalc is built for real estate investors, hosts, property managers, co-hosts and realtors deciding whether a property will work as a short-term rental, or where to buy one. It was founded in 2022 by short-term rental investors Parker Place and Jeremy Werden, and the company, BNB Calc LLC, is based in Tampa, Florida.

Data & methodology
Where does BNBCalc's data come from?
BNBCalc's short-term rental numbers come from listing data on Airbnb, Vrbo and Booking.com. BNBCalc tracks each listing's details, nightly rates, booked and blocked nights, and past 12 months of earnings as BNBCalc market data. Home values come from Zillow, US for-sale market data from Redfin, and long-term rent estimates from Zillow and RentRange.
