In BNBCalc, a market is a named area, such as a city, region or resort area, that BNBCalc tracks short-term rental data for. BNBCalc Markets covers 2,369 of them in 157 countries, and every market-wide figure on a market page describes the listings inside one market.
How big is a BNBCalc market?
It depends on the place. Some markets are a single city, while others take in a whole resort area around a town: the Broken Bow, OK market, for example, also takes in Hochatown, and its Neighborhoods tab reaches as far as Talihina and Poteau. A market page's figures, from Annual revenue (actual) to Professional host share, describe the listings inside that market's area as a whole.
A market's size matters when you compare two of them, because a market that stretches from a busy town center into quiet countryside can average out very differently from one drawn tightly around a downtown.
How is a market different from a neighborhood or a property?
The three answer different questions. A market tells you how short-term rentals do across an area, which is what you need when you're choosing where to buy. A neighborhood, on the Neighborhoods tab of markets that have them, narrows that to one part of the market. And a property analysis works out what one address could earn from the comparable listings closest to it.
So if you're still choosing where to invest, start with markets, then narrow to neighborhoods. Once you have an address, make sure to run it through the BNBCalc Calculator, because a market-wide average can't tell you how one particular home will do.
How do I find a market in BNBCalc?
Type a city into the search box in BNBCalc Markets and pick it from the list, or open your country's view, which ranks its markets by revenue, and by gross yield in the US. If a city doesn't come up, it may sit inside a larger market under a nearby town's name.
