How do I optimize my Airbnb listing with BNBCalc?

Last reviewed Oct 21, 2026 by Jeremy Werden

Short answer

To optimize an Airbnb listing, start with what guests see first: the cover photo and captions, a title of 50 characters or fewer, a description that uses Airbnb's sections and a complete amenity list. BNBCalc's Listing Audit (also called the Listing Optimizer) checks each, compares the listing with nearby ones and ranks the fixes, usually in 2 to 4 minutes.

What does BNBCalc's Airbnb listing optimizer check?

The Listing Audit is BNBCalc's tool for hosts who already have an Airbnb listing and want more bookings from it. You paste the link to a live listing, and BNBCalc reads the listing, its photos, up to 100 guest reviews and up to 50 nearby listings. It grades seven parts of the listing, namely the photos, description, amenities, guest reviews, title, booking rules and host profile, and hands back a report with the changes to make first.

You'll see it under two names. Inside the app it's the Listing Audit, while the public page, the emails and the checkout call it the Listing Optimizer, but they're the same tool. It also does a different job from BNBCalc's other products: the Calculator asks whether a property is worth buying, Markets asks where to buy, and the Listing Audit asks how to get more bookings from a listing you already run.

The audit runs on credits rather than on a plan, so you don't need a subscription to use it.

How do I run a Listing Audit?

  1. Open Listing Audit from the sidebar of your BNBCalc dashboard, or go to the public Listing Optimizer page and click Get my audit. If you're signed out, you'll be asked to sign up first, and your link is kept for you.
  2. Copy your listing's link from Airbnb (the URL in your browser's address bar) and paste it into Airbnb listing URL.
  3. If you'd like, click Language options. Report language sets the language of the analysis and recommendations: English, Spanish, French, German, Italian, Polish or Portuguese. Listing-copy language sets the language of the rewritten titles and description, and by default it matches your listing.
  4. Click Run audit • 1 credit. If you have no credit, the button reads Buy this audit with the price, and it takes you to checkout. After you pay, you're brought back with your link still filled in, but the audit doesn't start on its own, so make sure to click Run audit again.
  5. Wait for the report. The progress screen says it's "Usually ready in 2–4 minutes" and walks through reading your listing, finding comparable listings, reading guest reviews, writing recommendations and preparing the report.

You don't have to keep the tab open, because the audit keeps running and you'll get an email titled "Your Listing Optimizer report is ready" with an Open your report button. Keep in mind that each listing can have only one audit running at a time.

Which Airbnb links can I audit?

Standard listing links such as airbnb.com/rooms/12345678 work, from any Airbnb country domain, and so do Airbnb Plus and Luxe links. Three kinds of link get turned away, and the field tells you why:

What you pastedWhat you'll seeWhat to do
Something that isn't an Airbnb listing"That doesn't look like an Airbnb listing link. Paste the full URL from the listing page."Open the listing on Airbnb and copy the address bar
A host profile"That's a host profile. Paste the link to a single listing instead."Audit one listing at a time
A short share link, such as abnb.me"Short links can't be read directly. Open the link and paste the full listing URL."Open the short link in your browser first, then copy the full address

What's in a Listing Audit report?

A finished report has up to six pages, and the tabs along the top switch between them. The Photos and Nearby listings pages only appear when the report has something to show on them.

PageWhat you'll find
OverviewYour letter grade from A to F, a side-by-side "Now" and "Suggested" search card, each category's rating, up to five Top quick wins, and the download links
Listing qualityEvery category explained, worst first, with each fix, the evidence behind it, a nightly rate comparison and your guest rating breakdown
PhotosA suggested cover photo and opening order, photos to remove or replace, new captions, and shots you're missing
Guest copyThree suggested titles of 50 characters or fewer, a rewritten description for each Airbnb field, and the feature phrases nearby listings use
AmenitiesYour amenity list compared with nearby listings, including amenities your description or photos show but your list doesn't
Nearby listingsTypical nightly rate, occupancy and potential revenue nearby, a table of the listings you're compared with, and nearby places you could mention

No person reviews the report. It comes from fixed rule checks plus AI-written analysis, and every recommendation cites the evidence behind it. Most suggestions also come with a Copy button, so you can paste straight into Airbnb. To keep a copy, use Download PDF or Download text, and keep in mind that each download link expires five minutes after you click it, so if a download doesn't start, click it again.

How do I improve my Airbnb listing with the report?

Start with Top quick wins on the Overview page: up to five cards, one per category, which the report says are "ranked by likely booking impact and effort". In practice, urgent fixes come first, followed by photos, the title and the description. Click Details on any card for the full advice, along with a View evidence link to the listing details, guest reviews or nearby listings behind it.

Once you've made the changes on Airbnb, click Run again on the Overview page to see how the listing grades now. Each audit includes two reruns of the same listing, and a rerun that uses one of them always reads the live listing, so it picks up your edits. Your earlier report stays as it was, and the listing's Run history shows each run's date and grade.

Keep in mind that the advice covers what guests see. Low guest ratings for cleanliness or check-in, for example, point to problems in how the stay runs, which better copy alone won't fix.

How do I get my Airbnb listing to rank higher in search?

Nobody outside Airbnb controls its search ranking, so no tool can promise one. That said, Airbnb's own help page on how search results work says that quality, popularity, price and, for homes, location weigh most. It names photos and videos, ratings and reviews and host communication among the quality signals, and says listings that can be booked instantly may rank higher.

Most of those are things the Listing Audit checks: your photos, guest reviews and host profile, plus booking rules such as Instant Book, although that last check is there for information and doesn't cost points. What it leaves alone is your price, since the nightly rate comparison is there for context only and never affects your grade.

What if my audit fails?

A failed audit shows a "Failed" card with the reason and the step where it stopped, and by then your credit, or the rerun it used, has already been given back automatically. For temporary problems, such as Airbnb not returning the page or the analysis not completing, you'll also see Run this audit again.

If you see "New reports are temporarily unavailable while we reconnect to Airbnb. Your saved reports still work.", BNBCalc has paused new audits for a while. Your existing reports stay readable, so try again later.

Frequently asked questions

Why is my Airbnb not getting bookings?

BNBCalc's Listing Audit checks the listing-side causes: a bedroom as the cover photo, fewer than 12 photos or missing captions, a title over 50 characters, a description that skips Airbnb's sections, amenities most nearby homes list that yours doesn't, a rating under 4.8, and booking rules such as Instant Book being off. It ranks the fixes to make first, and its Nearby listings page shows the typical nightly rate around you for context.

How long should an Airbnb title be?

BNBCalc's Listing Audit flags titles under 25 characters or over 50, and its Guest copy page suggests three new titles of 50 characters or fewer, each with the reason behind it. Its advice for a short title is to add the type of property and a standout feature, so guests know what they're booking.

Can I audit a Vrbo or Booking.com listing with BNBCalc?

No. BNBCalc's Listing Audit reads Airbnb listing links only, including Airbnb Plus and Luxe listings and any Airbnb country domain. It audits one listing per run, so host profiles and whole portfolios aren't supported.

Does BNBCalc's Listing Audit change my Airbnb listing?

No. BNBCalc's Listing Audit doesn't connect to your Airbnb account or property management software. It reads your public listing and gives you suggestions with Copy buttons, and you paste the changes into Airbnb yourself.

Who can see my BNBCalc Listing Audit report?

Only you. A BNBCalc Listing Audit report opens only for the account that ran it, and there's no Share button. To send a report to a co-host or cleaner, download it as a PDF and send the file.
