How do I filter, include or exclude comps?
Last reviewed Oct 8, 2026 by Jeremy Werden
Short answer
In a BNBCalc analysis, untick a comp in the comps table to leave it out of the revenue estimate, or click Filters next to Select comps to keep only houses or apartments, homes with a pool, hot tub or pets allowed, or listings rated 4.8 stars and up. The estimate updates as you go.
Leaving a comp out
Each row in the comps table, just under the revenue estimate, is one comp, and the tick box at the start of the row decides whether it counts toward the estimate. Only the analysis's creator can tick and untick comps, and only while signed in. To leave one out:
- Scroll to the comps table in the Annual Revenue section. It shows the first 5 comps, so click Show all to see the rest.
- Untick any comp that isn't a fair match for your home, such as a much bigger house or a listing in a very different setting.
- A message confirms the new figure, for example "Revenue estimate updated to $58K/year", and that comp's pin disappears from the map.
Keep in mind that on a new analysis, your first untick also moves the estimate off its opening figure, the 70th percentile of the comps, and onto the median of the top-earning half, so it can shift more than one comp would suggest.
Before you drop a comp, it's worth a closer look. Click its name to open the listing on Airbnb, Vrbo or Booking.com, click the arrow on its row to see its photos, or click its pin on the map under the table to see how far away it is.
The tick box in the table header selects or clears every comp in the table at once. If you untick all of them, BNBCalc keeps your last estimate until you tick at least one again. To bring a comp back, tick it again, or open Filters and click Include all next to "Manually hidden" to bring back every comp you've unticked.
Filtering comps
Unticking comps one by one works well for a few odd ones out, though filters are quicker when you want a whole kind of home. Make sure Select comps is chosen under Choose your underwriting style, then click Filters next to it:
| Option | What it keeps |
|---|---|
| Top 50% of comps | The top-earning half of all the comps. Unticking or filtering comps removes them from that half, without pulling lower earners in to replace them. It's ticked by default, so untick it to use every comp you've kept instead. |
| Pool, Hot tub, Pet friendly | Only comps with that amenity |
| House or Apartment | One kind of home. Apartment covers condos, apartments, lofts, flats and serviced apartments, and House covers the rest. |
| 4.8+ stars or 4.9+ stars | Only comps rated at least that high |
The number next to each option tells you how many comps it would keep, and the count at the top, such as "12/30 comps shown", tells you how many are left once every filter is applied. Changing a filter also clears any revenue range you've dragged on the bar chart.
Be careful with Clear, though. It resets the amenity, type and rating filters, and it also unticks Top 50% of comps, so the estimate switches to the median of every comp you've kept, which is usually lower. Tick Top 50% of comps again if that's not what you meant.
Narrowing by revenue
Under the two underwriting options there's a bar chart of what the comps earn, with a handle at each end, and dragging those handles inward keeps only the comps inside a revenue band. That's handy for cutting out a couple of luxury homes that would pull a modest home's estimate up. Since the chart resets whenever you change a filter or switch between Select comps and AI Underwriter, set your filters first and drag the handles last.
Letting AI pick the comps
If you'd rather not judge every comp yourself, click AI Underwriter instead of Select comps. On a US property with at least 4 comps, AI compares each comp's photos, layout and amenities with your home, keeps the closest matches and uses their median. Each row then says why AI chose it, and the comps it left out sit in a folded Other comps reviewed by AI list, where you can tick any of them back in. It needs photos of your home, and on a free account it needs a free analysis you haven't used yet.
Adding a comp of your own
Unfortunately, you can't add a listing to an analysis's comps, whether by link or by address. BNBCalc only uses listings it found near the home, and filters, unticking and AI Underwriter all narrow that set. If you want to follow specific competitors over time, save them as a comp set in BNBCalc Markets, which needs the Markets plan.
Frequently asked questions
How do I keep only comps with a pool in BNBCalc?
Click Filters next to Select comps in the Annual Revenue section and tick Pool. Only comps with a pool stay in the estimate, and the number next to Pool shows how many that is. Leaving Pool unticked keeps homes with and without one.
Can I bring back a comp I removed in BNBCalc?
Yes. Tick it again in the comps table, or open Filters and click Include all next to Manually hidden to bring back every comp you've unticked.

How does BNBCalc choose comparable listings?
BNBCalc picks comps from Airbnb, Vrbo and Booking.com listings near your property: entire homes with your bedroom count, or one bedroom either side when it needs more. It looks within 5 km (about 3 miles) first, widens to 16 km (about 10 miles) in quieter areas, and keeps between 10 and 50 comps.
Property Calculator
How do I change the revenue, daily rate or occupancy in an analysis?
To use your own numbers in a BNBCalc analysis, scroll to Annual Revenue, switch on Manual revenue input and type an annual revenue, daily rate or occupancy, and BNBCalc recalculates the linked figure. To keep the estimate tied to real listings instead, untick comps or use Filters, or run AI Underwriter on a US property.
Data & methodology
How does BNBCalc estimate revenue for a property?
BNBCalc estimates a property's annual revenue from up to 50 comparable Airbnb, Vrbo and Booking.com homes nearby, using what each could earn if it were bookable all year. The estimate benchmarks a well-run listing rather than the average, landing around the comps' 70th to 75th percentile, and it's gross revenue with cleaning fees included.
BNBCalc Markets
How do I create and manage a comp set in BNBCalc Markets?
A comp set in BNBCalc Markets is your own saved group of competitor listings in one market. Create one from the Comp Sets page with New set, or click + Add on any listing in a market. BNBCalc averages the set's revenue, occupancy and nightly rate and compares them with the market. Comp sets need the Markets plan.
Data & methodology
How accurate are BNBCalc's estimates?
BNBCalc's estimates are built from what comparable homes nearby actually earned, so they're only as good as those comps. They're strongest for common home sizes in active markets, and weakest for very large or unusual homes, rural areas with few listings, and properties unlike anything nearby. Check the comps before you rely on any figure.
