How does logging in to BNBCalc work?

Last reviewed Oct 8, 2026 by Jeremy Werden

Short answer

You log in to BNBCalc with Google, or by entering your email address or phone number and typing the 6-digit code BNBCalc sends you. There are no passwords. Each email address and phone number is its own sign-in, so using a different one creates a separate account rather than opening your existing one.

Three ways to sign in

There's no password to remember. The sign-in form, headed "Sign in" with "Welcome to BNBCalc.com" underneath, gives you three options:

OptionWhat happens
Continue with GoogleYou sign in with your Google account. It opens the BNBCalc account that uses the same email address as your Google account.
Your email, then Login with emailBNBCalc emails you a 6-digit code.
Continue with phone, your number, then Login with phone numberBNBCalc texts you a 6-digit code. The country picker starts on the US, so change it if your number is from somewhere else.

If you don't see Continue with Google, you're probably inside another app's built-in browser, which hides it. Open bnbcalc.com in your regular browser instead.

Entering your code

After you ask for a code, the screen reads "Check your email" (or "Check your phone") and shows where the code went. Type the 6 digits and you're signed in automatically; there's no extra button to press.

If the code hasn't arrived, Resend code unlocks after a 20-second countdown, and Use another method takes you back to the start. These are the messages you might see along the way:

MessageWhat to do
"Incorrect code, please try again"Check the digits and type them again.
"Code expired, please request a new one"Click Resend code and use the new one.
"Too many failed attempts. Please request another code."Click Resend code and type the new code carefully.

I'm not getting my login code. What should I do? covers the case where nothing arrives at all.

Signing up works the same way

BNBCalc has no separate sign-up form. If you enter an email address or phone number it hasn't seen before, it creates your account as part of signing in, and every new account starts with 2 free property analyses. By continuing, you agree to the Terms and Privacy Policy linked at the bottom of the form.

Your email or phone number is your account

Each email address and each phone number is its own way in, so keep in mind that an account you created with your phone number is separate from one you created with your email address, unless you've added one to the other. That's a common reason someone pays and still sees a prompt to upgrade.

If your account only has an email address, or only a phone number, you can add the other in Settings → Account Info, and it becomes a second way to sign in to the same account. Signing out, and if the app won't load

To sign out, open the navbar menu (☰) and choose Sign Out. On a phone, Sign Out is at the top of the sidebar.

If you see "We couldn't load the app", click Clear session & refresh, which signs you out of the broken session and reloads the page. If it keeps happening, click Contact support on the same screen.

Frequently asked questions

Does BNBCalc have a password?

No. BNBCalc signs you in with Google or with a one-time 6-digit code sent to your email or phone, so there's no password to set or reset.

Is signing up for BNBCalc different from signing in?

No. The sign-in and sign-up pages show the same form. If you enter an email address or phone number BNBCalc hasn't seen before, it creates your account as part of signing in, and every new account starts with 2 free property analyses.
