How do I export an analysis to PDF or Excel, or share it?

Last reviewed Oct 8, 2026 by Jeremy Werden

Short answer

To save a BNBCalc analysis as a PDF, click Print, check the report in Review & print, then choose Save as PDF in your browser's print window. Click Excel to download a spreadsheet; on a free account, that needs a paid plan or a trial. Click Share to copy a view-only link that anyone can open without signing in.

Saving a PDF

BNBCalc builds the PDF through your browser's print window, so you'll start from Print:

  1. Open the analysis on a computer or tablet and click Print at the top of the analysis. On a computer, Ctrl+P (Cmd+P on a Mac) opens the same window.
  2. In Review & print, pick a Report format: Full report includes every section, chart and breakdown you haven't hidden, while Summary fits onto a single page with your top comps and the unique benefits you list further down the same window.
  3. Add any extras you want. Revenue range prints a low and a high estimate next to the projected revenue (15% either side to start), Cover photo lets you swap in your own image, and Cover note prints a short message of up to 300 characters under the address.
  4. Click Print, then choose Save as PDF as the destination in your browser's print window.

Your role and unique benefits save to your profile for future reports, while the format, revenue range, cover photo and cover note are saved with this analysis. When Contact card is set to Visible there, the printed report also carries a "Live Report" QR code that opens the live analysis. Its comparable listings are only the comps behind your estimate, so any you've unticked stay off the page.

If you aren't signed in, Print skips Review & print and opens your browser's print window straight away.

Choosing what the report shows

If you created the analysis, click Customize at the top to open Customize Your Report. Its switches save as soon as you flip them:

  • Report Sections turns each section on or off, with Show All, Hide All and Reset;
  • Your Branding shows your name, photo and contact details on every analysis you share, since it's an account-wide setting;
  • BNBCalc Branding shows or hides the BNBCalc logo on prints;
  • Zestimate shows or hides Zillow's home value estimate.

Keep in mind that hiding a section hides it on the live analysis page as well as in the PDF. The exceptions are Mortgage & Taxes and Operating Expenses, which are marked "(Print only)" and only change the printout.

Downloading to Excel

Click Excel at the top of the analysis to download a spreadsheet named after the address, the analysis type and the date. It has a single sheet with the property overview, the key metrics, revenue and expenses with live formulas, projections for a month, a year, 5 years and 10 years, the return metrics, the tax estimate for US Buy and Own analyses, the comparable listings and your assumptions.

Keep in mind that the spreadsheet lists every comp you haven't unticked, including ones your filters, Top 50% of comps, the revenue range or AI Underwriter leave out, so it can show more comps than the estimate uses.

With a free account, the Excel button carries a Pro badge and opens an upgrade window instead. Any paid plan, including a free trial, downloads the file straight away.

Sharing a link

To send an analysis to a partner, a lender or a client:

  1. Click Share at the top of the analysis. On a phone, it sits next to Edit at the bottom of the property details, before the report starts.
  2. In Share this analysis, click the copy button next to Analysis share link.
  3. Or click Send email, enter one or more addresses separated by commas and an optional message, and click Send Email. You need to be signed in to send it.

There's also a Post on Facebook button. You can share from your Properties list too: click the ⋯ menu on a property card and choose Share.

Anyone with the link can open the analysis without an account, comps table included. It's view-only, so they can type in different numbers to try them out, but nothing they change is saved. Because the link opens the live analysis rather than a copy, your later changes reach them too, though someone who isn't signed in may see the previous version for a little while.

If you're a BNBCalc affiliate, the link carries your referral code, and on your own analyses the window is called Share & Earn instead.

Frequently asked questions

Do people need a BNBCalc account to open an analysis I share?

No. The share link opens the analysis, comps table included, without signing in. It's view-only: they can type in different numbers to try them, but nothing they change is saved to your analysis.

Why can't I see Print or Excel on my phone?

Print and Excel only appear on screens at least 768 pixels wide. On most phones, an analysis only shows Edit and Share, plus Customize on your own analyses, so open it on a computer or a tablet to print it, save it as a PDF or download the Excel file.
