BNBCalc MCP server FAQ: cost, data, privacy and limits

Last reviewed Nov 4, 2026 by Jeremy Werden

Short answer

The BNBCalc MCP server is a pay-per-call subscription with no monthly fee: 19 of its 31 tools are free, paid calls run from $0.05 to $0.40, and a Listing Audit uses one credit. It works without a Calculator or Markets plan, sees your tool calls but not your chats, and can't edit analyses or log in to Airbnb.

How much does the BNBCalc MCP server cost?

There's no monthly fee. You pay per successful call, in units of one cent, and only for the paid tools:

ToolPrice per successful call
A buy, owned, rental arbitrage or co-hosting analysis$0.20, plus $0.10 for each AI step that completes
Adding AI comps or AI expense estimates to an existing analysis$0.10 for each one that completes
A revenue estimate, or a comps search for up to 50 listings$0.10
One comp in detail, a live Airbnb listing, US property details or a US long-term rent estimate$0.05
A new Listing AuditOne Listing Optimizer credit
Calculators, Section 8 rents, listing photos, your saved analyses, your audits and your usageFree

A typical deal check, with a revenue estimate, a comps search and a buy analysis, comes to $0.40. Your usage adds up over a monthly billing period and is billed through the MCP subscription at the end of it.

How do I keep my spend under control?

Every paid tool sends back its price before it runs, and BNBCalc tells your assistant to get your yes first, but BNBCalc can't check that you gave one, so watch what your assistant runs. Calls that fail or find no data are usually free, although a call that times out on your side may still finish and bill, so check before you retry one. To see what you've spent so far, open the MCP Usage card in Settings → MCP, which breaks the current period down by tool, and if a charge looks wrong, contact BNBCalc support.

Treat your MCP key like a password, too. Anyone who has it can run paid tools on your account, so if it's ever shared by mistake, click Regenerate key (the circular arrows next to your key) and the old one stops working right away.

Do I need a Calculator or Markets plan?

No. The MCP server has its own subscription and key, so it works on any BNBCalc account, and analyses you run through it don't use your account's free analyses. The one exception is the Listing Audit, which uses a Listing Optimizer credit from the same balance as the app.

Related question

Which AI apps does it work with?

Claude Code, Claude Desktop, Cursor and VS Code, plus other MCP apps that can send a custom header over streamable HTTP. Claude on the web and the mobile app aren't available for most people yet, because their connectors only send a custom header like BNBCalc's for a limited beta group, and ChatGPT's connectors can't send it at all.

What does BNBCalc see when I use it?

BNBCalc sees and logs each tool call your assistant makes: which tool ran, the details passed to it, such as an address and a bedroom count, what came back, your IP address and which app made the call. It doesn't see the rest of your conversation with Claude or any other assistant. Tools that create something keep it, though, so analyses, Listing Audits and logged hours are saved to your BNBCalc account like any other.

Can it change my data or my Airbnb listing?

The MCP server can create new analyses, run Listing Audits and log material participation hours, but it can't edit or delete your analyses. It never logs in to Airbnb or any other platform, so it can't touch your listings, prices or calendar.

Can it look up Markets data?

No. The MCP server covers property-level work: revenue estimates, comps, full analyses, property and rent lookups, calculators and Listing Audits. Market rankings, market statistics, neighborhoods and comp sets stay in BNBCalc Markets, which you use in the app. You can still ask for a revenue estimate for a city or ZIP code, which BNBCalc works out from the comps around its centre.

Does it work outside the US?

Only partly. Revenue estimates only use listings priced in US dollars, so outside the US they'll usually say there aren't enough comps. Comps searches work in markets priced in euros, pounds, or Canadian, Australian or New Zealand dollars or Swiss francs, as long as you name the currency. Property details, long-term rent estimates, Section 8 rents, the tax calculator and AI comps are US-only.

Are the numbers the same as in the BNBCalc app?

The figures come from the same comps and the same analysis model, but the headline revenue can differ. The MCP server returns BNBCalc's starting estimate, while the app opens an analysis on its Select comps estimate, the median of the top-earning half of the comps, so the app's figure can be higher. The estimate also assumes the home is open all year, so read it next to what nearby listings actually earned, which the answer includes.

Are there any limits?

A few, mostly to protect the service:

  • data lookups share a daily limit per account with the BNBCalc API, and it resets at 00:00 UTC;
  • requests with AI steps are limited to 10 a minute, with no more than 2 running at once;
  • a single call times out after two minutes;
  • you can run one Listing Audit at a time, and start no more than 5 a minute.

You'll get a clear message if you hit one.

Can my team share one MCP key?

An MCP key belongs to one BNBCalc account, and every call made with it bills that account, so it's best for each person to use their own. If a key does get shared, regenerate it to cut off everyone else.

What happens if I cancel?

Click Cancel Subscription in Settings → MCP. Your key keeps working until the first day of next month. After that the key stops working, and if you subscribe again later, the same key works again.

Frequently asked questions

Can I set a spending cap on the BNBCalc MCP server?

No. The BNBCalc MCP server has no spending cap, so keep spend in check with the price your assistant gets before each paid call, the MCP Usage card in Settings → MCP, and a fresh key if yours is ever shared.

Does a BNBCalc team plan include the MCP server?

No. The BNBCalc MCP server is a separate subscription on each account, apart from team seats, so each person who wants it subscribes and creates their own key.
