How do I analyze an Airbnb investment with AI? (BNBCalc MCP)
Last reviewed Nov 4, 2026 by Jeremy Werden
Short answer
With the BNBCalc MCP server connected, ask Claude, Cursor or VS Code to run a buy, owned, rental arbitrage or co-hosting analysis on an address, giving the bedrooms, bathrooms, guests and the price, rent or commission. BNBCalc returns revenue, expenses, cash flow, returns, the nearest comps and a shareable report for $0.20, plus $0.10 per AI step.
Which analysis should I ask for?
The BNBCalc MCP server runs the same four analyses as the BNBCalc Calculator, so pick the one that matches how you'd make money from the home:
| Ask for | When you'd | Include |
|---|---|---|
| A buy analysis | buy a home to run as a short-term rental | the purchase price, and your down payment, interest rate and loan length if you know them |
| An owned analysis | list a home you already own | what you paid, your down payment, interest rate, loan length and the years left on the loan |
| A rental arbitrage analysis | lease a home and sublet it on Airbnb | the monthly rent |
| A co-hosting analysis | manage someone else's home for a share of revenue | your commission, 20% if you don't say |
Every analysis also needs the address, plus the bedrooms, bathrooms and how many guests it sleeps. For example:
Run a buy analysis on 123 Main St, Austin, TX 78704: 3 bed, 2 bath, sleeps 6, $450,000 purchase price, 25% down, 7% interest over 30 years. What's the monthly cash flow and cash-on-cash return?
If you leave out the loan on a US buy analysis, BNBCalc assumes 20% down at 5.1% interest over 30 years, and the expenses always start from BNBCalc's standard assumptions for the country, not from presets you've saved in the app.
What does the analysis return?
The same numbers you'd see in the app, worked out the same way:
- the revenue estimate, nightly rate and occupancy, with what the nearby comps actually earned;
- operating expenses, the mortgage or rent, and the monthly and yearly cash flow;
- the return metrics for that analysis type, such as cash-on-cash return and cap rate on a buy, the payback period on a rental arbitrage, or your commission and the owner's payout on a co-host deal;
- the 20 nearest comps, with how many were found in total;
- a link to a report you can share.
The analysis is saved to your account, although it won't appear in your Properties list. To come back to it, ask "List my saved BNBCalc analyses" or "Open BNBCalc analysis [ID]", which are both free.
How much does an analysis cost?
A full analysis costs $0.20. You can also ask for AI comps, which compare nearby listings' photos and amenities with your home and keep the closest matches, or AI expense estimates, which tailor the costs to the property, and each one that completes adds $0.10. So an analysis with both costs $0.40 at most. With AI comps, the analysis's revenue becomes the average of the AI's closest matches instead of BNBCalc's starting estimate.
AI comps only work on US properties with enough listing photos. If an AI step doesn't finish, it isn't charged, and you can ask for it again later on the same analysis for $0.10.
How do I compare two deals or two strategies?
Ask for both in one prompt, and the assistant runs the analyses side by side:
Compare buying 123 Main St, Austin, TX 78704 (3 bed, 2 bath, sleeps 6) at $450,000 with 25% down at 7%, against renting it for $2,800 a month and running it as an Airbnb. Which one makes more per dollar I put in?
Running both costs $0.40 before any AI steps, since each analysis is $0.20. Make sure to keep the bedrooms, bathrooms and guests the same in both, or you'll be comparing different homes.
Can I trust the result?
Treat it like any BNBCalc analysis: a starting point built from comparable listings, not a guarantee. Since the MCP server returns BNBCalc's starting estimate, its revenue can come in lower than the app's figure for the same address, and it doesn't know your home's condition, design or how well it'll be run. Before you commit to a deal, check the comps behind it and confirm the short-term rental rules for the address.
Frequently asked questions
Do analyses I run through the BNBCalc MCP server show up in my BNBCalc account?
The BNBCalc MCP server saves each analysis to your BNBCalc account, but not to the Properties list. Ask your assistant to list your saved analyses or open one by its ID, both free, and each comes with a shareable report link.
Can the BNBCalc MCP server change an analysis after it's created?
The BNBCalc MCP server can only add AI comps or AI expense estimates to an analysis, and it can't edit or delete analyses, so to try different numbers, ask for a new analysis with them.

How do I add the BNBCalc MCP server to Claude Code, Claude Desktop, Cursor or VS Code?
Subscribe under Settings → MCP in BNBCalc, create an MCP key, then add https://atlas.bnbcalc.com/mcp to your client with the key in an x-bnbcalc-mcp-key header. Claude Code takes one terminal command, Cursor and VS Code take a few lines of JSON, and Claude Desktop needs a small bridge that runs on Node.js.

What are the best AI prompts for Airbnb investing? (BNBCalc MCP)
The best AI prompts for Airbnb investing name the address and bedrooms, plus the bathrooms, guests and price or rent for a full analysis, and ask for one job. With the BNBCalc MCP server connected to Claude Code, Claude Desktop, Cursor or VS Code, that job can be revenue, comps, a deal analysis, rents, loan math or a Listing Audit.

How do I estimate Airbnb revenue for an address with AI? (BNBCalc MCP)
Connect the BNBCalc MCP server to Claude, Cursor or VS Code, then ask what a property would earn, giving the address (or a ZIP code or city) and the bedroom count. BNBCalc returns the yearly revenue, nightly rate and occupancy from nearby comps, a percentile range, a 12-month curve and what those comps actually earned, for $0.10 a call.
Property Calculator
How do I analyze a purchase, rental arbitrage or co-hosting deal in BNBCalc?
BNBCalc has four analysis types, and you pick one after entering the address: Buy for a home you're thinking of purchasing, Own for a home you already have, Rent for rental arbitrage, where you lease a home and list it on Airbnb, and Cohost for managing someone else's home for a commission. An analysis keeps its type once it's created.
Data & methodology
How does BNBCalc calculate cash flow and returns?
BNBCalc subtracts operating expenses from revenue to get operating income, then subtracts the mortgage payment and property tax to get cash flow. From there, cash-on-cash return is year-one cash flow, plus one year of revenue growth, divided by the cash you put in, while cap rate is operating income divided by the purchase price.
