Which Airbnb amenities increase revenue the most, and is it the same answer wherever you buy? Well, in most US markets it's a hot tub. Across the 454 US markets with a full year of data, BNBCalc Markets' Amenity revenue impact, in its October 2026 run, estimates that listings with a hot tub earn more than similar listings in 433 of them, by a median of 19%. The hot tub is also the biggest lift on a market's table in about six in ten.

After the hot tub, EV chargers and saunas come next, at a median 9% each. A pool sits lower overall at 8%, although its lift grows with the size of the house, from a median 4% for two-bedrooms to 14% for four bedrooms or more. And the top amenity changes from one market to the next, so a sauna leads in Helen, Georgia, while a pool leads in El Paso, Texas.

So I'll walk through how Markets estimates those lifts, where to look them up for your market and bedroom count, and how to check in the BNBCalc Calculator whether an upgrade would pay for itself.

Which Amenities Earn the Most on Airbnb Across US Markets?

US market pages in BNBCalc Markets carry an Amenity revenue impact table, which estimates how much more listings with a given amenity earn than similar listings in that market. I pulled that table from BNBCalc's October 2026 amenity run for all 454 markets, in its default view, the one that covers every bedroom count. Here's how often each amenity showed a lift, and how big the typical lift was.

AmenityMarkets showing a liftMedian liftMiddle half of those markets
Hot tub433 of 454 (95%)19%14% to 23%
EV charger421 (93%)9%7% to 12%
Sauna406 (89%)9%8% to 12%
Pool343 (76%)8%5% to 14%
Lake access357 (79%)6%4% to 10%
Barbecue402 (89%)5%4% to 7%
Gym316 (70%)4%2% to 7%
Bicycles317 (70%)3%2% to 4%
Pets allowed310 (68%)3%2% to 5%

Read each row as one amenity across the country, where the second column counts the markets that show it with any lift at all and the last two describe how big that lift is there. To keep the table short, I've left out three rows Markets shows in fewer markets, TV, internet and parking, none with a median above 5%.

Either way, the hot tub wins this easily. It's the only amenity that's both nearly everywhere and large, since even the low end of its middle half, 14%, beats the median for every other amenity on the list.

The EV charger was the surprise for me, since it shows a lift in 421 markets. If you add one, the Department of Energy's Alternative Fuels Data Center notes that some homes don't have the electrical capacity for Level 2 charging. A qualified electrician can add circuits for it, the center says, and permits may be required from the local building and permitting authorities.

Bar chart from BNBCalc Markets' Amenity revenue impact across 454 US markets: a hot tub's median lift is 19%, EV charger and sauna 9%, pool 8%, lake access 6%, barbecue 5%

Still, what guests search for is a different list. Airbnb's guide to the amenities guests want, published on August 31, 2026, lists the ones guests searched for most often worldwide in 2025, and its list starts with a pool, free parking, Wi-Fi, air conditioning or heating and a kitchen, with a hot tub sixth.

Some of those never reach a US market's table. Markets doesn't cover kitchens and leaves out washers, air conditioning and heating there, while Wi-Fi and parking show up as the internet and parking rows I left out above.

Does a Pool Add More Airbnb Revenue in a Bigger House?

Yes, and its lift grows with the house more than any other amenity's in BNBCalc's data. On the Markets plan, the Amenity revenue impact table has its own bedroom menu, so I ran the same count from the same October run for each house size, and while the hot tub held steady, the pool climbed.

BedroomsMarkets showing a pool liftPool median liftHot tub median lift

2228 (50%)4%16%
3398 (88%)10%17%
4+424 (93%)14%15%

For a one- or two-bedroom, a pool barely registers, and only about half of markets show any pool lift for two-bedrooms at all. By four bedrooms, though, it's nearly level with the hot tub, and it's the single biggest lift on more four-bedroom tables than the hot tub is, 180 markets against 160.

Why? My guess is the group trip, although I can't prove it from these numbers.

Paired bars from BNBCalc Markets' Amenity revenue impact: a pool's median lift rises from 3% for 1-bedrooms to 14% for 4+ bedrooms, while a hot tub's stays between 15% and 18%

That's why you'll want to read the table for the bedroom count you're actually buying as well as the market. And if a pool or hot tub does make the cut, budget for safety too, because the Consumer Product Safety Commission's Pool Safely tips say that "proper fences, barriers, alarms and covers can be lifesaving devices."

How to Find the Amenities That Earn More in Your Market

The quickest way is to open the market in BNBCalc Markets and scroll the Marketwide Stats tab down to Amenity revenue impact. Each row gives an amenity's estimated lift as a percentage. Next to it is what that lift is worth a year: the annual revenue of the market's typical listing, meaning BNBCalc's average performance tier, for the bedroom count you've picked, multiplied by that percentage.

Behind each number, Markets compares similar listings in that market. When local data is limited, its tooltip says it blends in state and US results "to prevent unusually high or low estimates."

The table also lists only positive lifts, so an amenity that's missing from a market's table is one Markets doesn't estimate a positive lift for there. The exceptions are washers, air conditioning and heating, which it leaves out of US tables.

Keep in mind that each figure estimates how much more listings with the amenity earn than similar ones. Read it as a guide to what guests in that market pay more for, not a promise of what one will add to your house.

Without the Markets plan, you'll see the table for all bedroom counts, with its first row exact and the rest masked, and you can see every row for Broken Bow, Oklahoma, which is open to everyone. The plan unlocks every row in every market, along with the table's bedroom menu.

If you've already got an address in mind, the BNBCalc Calculator brings the same estimates into your analysis. Right after the revenue section, its amenity card shows which amenities earn more in that market for the house's bedroom count, in a line like "A pool could increase annual revenue by +X%", and Calculator and Markets members see the exact figures. Its Find higher-earning properties & upgrades link then opens that market's amenity data in Markets.

And if you'd like to check what sits behind a number, tick the amenity in the Markets Filters panel, which keeps only listings that have every amenity you tick. Then, on the Markets plan, open a few listings like yours in their detail panels to see what they earned.

Which Amenities Earn More in Mountain, Lake, City and Beach Markets?

The markets behind those national medians vary a lot, so here are five in different settings to show how much. In the table, the middle two columns use the Markets plan's three-bedroom view, and the last column is the top row anyone can see in the default view for all bedroom counts.

MarketSettingBiggest lift, 3 bedroomsNext in line, 3 bedroomsTop row, all bedrooms
Big Bear Lake, CAMountainsHot tub +24%Lake access, then poolHot tub +22%
Helen, GAMountainsSauna +25%Hot tub, then lake accessSauna +24%
Lake Norman, NCLakeLake access +24%, tied with poolHot tub, then barbecueLake access +21%
El Paso, TXCityPool +26%EV charger, hot tub and lake access, tiedPool +31%
Gulfport, MSBeachPool +22%Hot tub, then EV chargerEV charger +19%

The winner changes with the setting. Around Big Bear Lake it's a hot tub, while in Helen a sauna comes first. On Lake Norman, lake access ties with a pool for a three-bedroom and leads on its own across all bedroom counts. And a pool leads in both El Paso and Gulfport, although Gulfport's view for all bedroom counts puts an EV charger first, which shows why the bedroom menu matters.

A big lift doesn't mean an amenity is rare, either. For example, BNBCalc's listing data shows close to half of Big Bear Lake's three-bedrooms list a hot tub, and it still tops that market's table. By contrast, only about one in seven El Paso three-bedrooms list a pool, and fewer than one in ten in Helen list a sauna.

A BNBCalc market is a named area with a boundary, so check where its listings sit before you read a row as one town's. BNBCalc's Lake Norman market spreads around the lake, with about a third of its listings in Mooresville ZIP codes and Denver, Sherrills Ford and Cornelius next. In its Helen market, just over a quarter sit in Helen's own ZIP code, while in Gulfport, about three in ten are in Gulfport ZIP codes, with Ocean Springs and Bay St. Louis next.

Is a Hot Tub Worth It on a Big Bear Lake Airbnb?

Say you're looking at a three-bedroom in Big Bear Lake, California, that doesn't have a hot tub. Keep in mind that BNBCalc's Big Bear Lake market reaches past the city, since about six in ten of its listings are in Big Bear Lake's 92315 ZIP code and about a fifth in Big Bear City's 92314, so read its numbers as the area's.

Open the market, and the first row of its table for all bedroom counts, the one anyone can see, reads "Hot Tub +22%" with "$9,272/yr" beside it. That's because the market's typical listing earned $42,146 over the 12 months to September 2026, and $42,146 × 22% = $9,272.

On the Markets plan, with the bedroom menu set to three bedrooms, it's +24%. A typical Big Bear Lake three-bedroom earned $42,641 over the same 12 months, so that's $42,641 × 24% = $10,234 a year, or about $853 a month.

In other words, say your house earns the typical figure and a hot tub lifts it by Markets' estimate. However, that extra $10,234 a year is revenue before Airbnb's host fee, so the fee and any other costs you set as a share of revenue come out of it first. What's left has to cover the hot tub itself, counting the purchase spread over the years you'll own it plus heating, chemicals and servicing, before it adds anything to your cash flow. That's the bar to beat.

To test it on a real house, run the address through the BNBCalc Calculator and change three things. First, put the installed price in Additional Repairs & Renovations, inside the Furniture & Renovation editor, so it counts as cash you put in. Then add the running costs to your operating expenses. Finally, note the report's revenue estimate, switch on Manual revenue input and set Annual Revenue to that estimate plus the lift, since the switch starts from its own draft figure.

If your cash flow and cash-on-cash return still go up after all three, the upgrade pays for itself at that estimate. And if you need the revenue baseline first, start with how to estimate a property's Airbnb income.

So, Which Airbnb Amenities Increase Revenue the Most?

In most US markets, it's a hot tub. BNBCalc Markets shows a hot tub lift in 433 of the 454 US markets with a full year of data, at a median 19% compared with similar listings, while EV chargers and saunas come next at 9%. By contrast, a pool's lift grows with the house, from a median 4% for two-bedrooms to 14% for four or more.

Still, the top row changes by market, from a sauna in Helen to lake access on Lake Norman and a pool in El Paso. So look your market up in BNBCalc Markets at the bedroom count you're buying, and then put the upgrade's cost through the BNBCalc Calculator before you commit to it.

An amenity is worth what guests in that particular town will pay for it, and that's why the list worth trusting is the one for the place you're buying in, not the country's.

Frequently Asked Questions

Does a Hot Tub Increase Airbnb Revenue?

In most US markets, BNBCalc Markets estimates that listings with a hot tub earn more than similar listings. Its October 2026 Amenity revenue impact shows that lift in 433 of the 454 US markets with a full year of data, at a median of 19%. A hot tub tops the table in about six in ten of them, as in Big Bear Lake, California, at 22% across all bedroom counts, although in Helen, Georgia, a sauna comes out ahead. Check your market in BNBCalc Markets before you buy one.

Is a Pool Worth It for an Airbnb?

It depends on the house more than any other amenity in BNBCalc Markets. For listings with four or more bedrooms, Markets' Amenity revenue impact (October 2026) shows a pool lift in 93% of US markets with a full year of data, with a median of 14% compared with similar listings. For two-bedrooms, by contrast, the median is 4%, and only half of markets show one. In El Paso, Texas, the pool lift is 31% across all bedroom counts. Before you build one, run its cost and the lift through the BNBCalc Calculator.

Do EV Chargers Increase Airbnb Revenue?

In most US markets, BNBCalc Markets estimates that listings with an EV charger earn more than similar listings. As of October 2026, its Amenity revenue impact shows an EV charger lift in 421 of the 454 US markets with a full year of data, with a median of 9% across all bedroom counts and 11% for three-bedrooms. In some markets it's the top row, too, as in Gulfport, Mississippi, where it leads the view for all bedroom counts at 19%.

How Does BNBCalc Estimate an Amenity's Revenue Impact?

BNBCalc Markets compares similar listings in the same market to estimate how much more the ones with a given amenity earn, and when local data is limited, it blends in state and US results to keep the estimate from running unusually high or low. It lists only positive lifts, and in US markets it leaves out washers, air conditioning and heating. Next to each percentage, it shows what that lift is worth a year to the market's typical listing at the bedroom count you've picked.

Can I See Amenity Revenue Impact for My Bedroom Count?

Yes, in two places. On the BNBCalc Markets plan, the Amenity revenue impact table has a bedroom menu, so you can switch from all bedroom counts to, say, three bedrooms. And when you analyze an address in the BNBCalc Calculator, its amenity card shows the lifts for that house's bedroom count in that market, with exact figures for Calculator and Markets members. Without the Markets plan, the Markets table shows the view for all bedroom counts with its first row exact.
