Quick answer

Price your Airbnb from what similar listings charged per booked night. In BNBCalc's Palm Springs market, typical three-bedrooms averaged $462 a night and top performers $681 in the year to September 2026, cleaning included, so subtract your cleaning fee's per-night share before pricing on Airbnb. The BNBCalc Calculator works out that rate for your address from nearby comps.

How do you set your Airbnb nightly rate when the listing hasn't had a single booking yet? Well, you start from what comparable listings nearby charged guests per booked night, and in BNBCalc's Palm Springs market, a typical three-bedroom averaged $462 a night over the 12 months to September 2026, while top performers averaged $681.

Neither of those is the price you'd type into Airbnb, though. Both include the cleaning fee, which Airbnb keeps out of the nightly price you set, and both are averages over a year in which the typical three-bedroom's rate ran from $351 a night in August to $799 in April.

I'll start with how the BNBCalc Calculator works out a nightly rate from an address. Then I'll use Palm Springs to show how to read rates by bedroom count, performance tier and month in BNBCalc Markets, how to turn them into an Airbnb price, and what Airbnb offers a brand-new listing.

How to Find Your Airbnb Nightly Rate With the BNBCalc Calculator

If you've got a specific house in mind, give the BNBCalc Calculator its address or a Zillow link, along with its bedrooms, bathrooms and guest count. First, it pulls up to 50 comparable listings nearby and bases your revenue estimate on them. For a US property, you can also run its AI Underwriter, which reviews each one's photos, layout and amenities against yours, keeps the closest matches, aiming for about five and never more than eight, and resets your revenue estimate to the median of the comps it kept.

What's easy to miss is that the nightly rate comes last. The Calculator works out the house's annual revenue and occupancy from the comps first, and only then sets the Avg Daily Rate to whatever makes the two balance:

Avg Daily Rate = annual revenue ÷ (occupancy × 365)

In other words, it isn't the comps' typical posted price. It's the all-in nightly figure that reproduces the revenue the comps support, cleaning fees included, and you'll find it under the revenue headline next to the occupancy. Meanwhile, the comps table lists each comp's own nightly rate, occupancy and cleaning fee, so you can see how far the closest matches spread. If you'd rather pick comps by hand, our guide on how to run Airbnb comps walks through it step by step.

Once you've got that baseline, I'd test a price of your own against it. Switch on Manual revenue input and type a Daily Rate, and the Calculator recalculates revenue, expenses and cash flow at the same occupancy. Keep in mind that it holds occupancy where it is, so if you plan to price well above the comps, lower the occupancy too and see whether the trade still works.

That same field gives you a floor. Keep lowering the Daily Rate until the Profit (Cash Flow) row reaches zero, and you've found the lowest average nightly rate, cleaning included, at which the house covers its running costs, Airbnb's fee, the loan and property tax at that occupancy. If your rate averages below that over a year, the house loses money.

What Does an Airbnb in Palm Springs Charge per Night?

The Calculator answers for one address, whereas BNBCalc Markets shows what a whole market charges, which is the check I'd run next. On a market's Marketwide Stats tab, pick a bedroom count and a performance tier, and the Avg daily rate card shows the average price per booked night over the last 12 months. In the card's own words, it "reflects what guests actually paid." Changing those selectors takes a Markets plan, since without one they stay on the typical listing across every bedroom count.

A BNBCalc market covers an area, not only a city. BNBCalc's Palm Springs market also takes in towns including La Quinta, Indio, Palm Desert, Cathedral City, Yucca Valley and Joshua Tree, so check where the listings sit before you treat its numbers as the city's own.

When I pulled BNBCalc's Palm Springs figures for the 12 months to September 2026, the typical listing and the top performers compared like this, cleaning included.

BedroomsTypical listingTop performersHow much more top performers charged
1$209$349$140 (67%)
2$304$514$210 (69%)
3$462$681$219 (47%)
4+$699$1,446$747 (107%)

Read each row as one size of home: the typical listing is BNBCalc's average performance tier, and top performers are its high tier. The gap is widest at four bedrooms or more, where top performers charged more than twice the typical rate.

Besides charging more, top performers booked more of their open nights, at 50% for three-bedrooms against 40% for typical ones.

So which column should your price follow? In my view, that depends on how your house compares with the homes nearby on finish, setting and amenities, which is what AI Underwriter grades when it picks the closest comps. To check it by hand, filter the Listings tab to homes like yours, sort by Nightly rate, and open a listing's detail panel to see its average daily rate and cleaning fee.

Paired bars from BNBCalc market data: a typical Palm Springs Airbnb charged $209 a night with 1 bedroom, $304 with 2, $462 with 3 and $699 with 4+; top performers $349, $514, $681 and $1,446

How Much Should Your Airbnb Nightly Rate Change by Month?

That 12-month average hides a lot of movement. The Avg daily rate card's mini chart plots each of the last 12 months as a blue line, and you can hover any month to read its rate, so it's the quickest way to see when guests pay more.

For a typical Palm Springs three-bedroom, the rate ran from $351 a night in August to $799 in April. That's more than double. Winter held between $458 and $570 from November through March, while June through September were the four cheapest months of the year.

One price all year doesn't work in a market like this. If you priced at the $462 average all year, you'd sit more than $100 a night below what typical three-bedrooms got in March and April, and more than $100 above what they got in August. Airbnb lets you set a custom nightly price for any night on top of the price that applies to all future nights, so you can set a base price and then change it for the months that run hot or cold.

Make sure you read your own market's months before you borrow any of this. Palm Springs peaks in spring and bottoms out in August, whereas a market built around a summer season or a ski season will look completely different, which is why I wouldn't copy anyone else's calendar.

Does an Airbnb Nightly Rate Include the Cleaning Fee?

BNBCalc's nightly rates do, but the price you set on Airbnb doesn't, and that's the gap to close before you compare the two. The BNBCalc Calculator's Avg Daily Rate is the all-in nightly figure behind its revenue estimate, cleaning fees included, and BNBCalc Markets' Avg daily rate is the average guests paid per booked night, with the cleaning fee built in. Both come before Airbnb's host fee.

On Airbnb, by contrast, the help page on additional fees says your cleaning fee and the other fees you add "aren't included in the nightly price you set," although a guest's total price does include them. In the US, guests see a fee-inclusive total price before taxes on every listing. That's why the $462 a typical Palm Springs three-bedroom charged isn't the price you'd type into Airbnb.

To turn a BNBCalc rate into an Airbnb nightly price, take out the cleaning fee's share of each night:

Airbnb nightly price = BNBCalc rate − (cleaning fee ÷ nights per stay)

For example, say you'll charge a $230 cleaning fee and expect five-night stays. I picked both as illustrative numbers, but they're close to the $232 fee and 4.7-night stays that Markets' Cleaning fee by bedroom and Length of stay by bedroom cards show for Palm Springs three-bedrooms. That puts $230 ÷ 5 = $46 of cleaning into each night.

Starting pointBNBCalc rate (cleaning included)Cleaning per nightAirbnb nightly price
Typical three-bedroom, 12-month average$462-$46$416
Top performer, 12-month average$681-$46$635
Typical three-bedroom, April$799-$46$753
Typical three-bedroom, August$351-$46$305

Each row starts from a BNBCalc rate and ends at the nightly price you'd set alongside a $230 cleaning fee. To check one, run it backwards: five nights at $416 plus the $230 fee comes to $2,310, and $2,310 ÷ 5 = $462. If you skip the step, a $416 price looks $46 a night cheaper than the typical listing when it's priced right on it.

Don't forget Airbnb's own cut, either. Airbnb is moving every home host to its single service fee, and most hosts on it pay 15.5%, which comes out of the payout. BNBCalc's rates come before that fee, so compare them with your price before the fee too, and let the Calculator take the 15.5% out as an expense, at a default rate you can change.

Should You Price a New Airbnb Listing Lower?

Before you decide, check which months you'll open into, because those months decide what guests are paying for your first stays. On BNBCalc Markets' Avg daily rate chart, a Palm Springs three-bedroom that goes live in June opens into the four cheapest months of its year, and the typical rate doesn't climb back above its $462 average until November. You'll want enough cash to carry the house through that stretch before you count on the average.

If you're also wondering how full a new listing will be, our guide on estimating Airbnb occupancy covers listings that haven't launched yet.

Airbnb, meanwhile, has one launch discount built for new listings. Its new listing promotion lets you "apply a 20% discount to any eligible listings for the next three bookings," as long as the listing has fewer than three bookings and Smart Pricing is turned off. It doesn't stack with other discounts, and you can opt out at any time, at least on the terms Airbnb showed in October 2026.

That part's your call. Either way, I'd set the regular price from the comps and the month first, so that once those three discounted bookings are done, the listing goes back to a rate guests in your market have already shown they'll pay. And if you'd planned to switch on Smart Pricing from day one, you'll have to choose between the two.

So, How Should You Set Your Airbnb Nightly Rate?

Set it from what comparable listings charged per booked night, then adjust it for your cleaning fee and the month. In BNBCalc's Palm Springs market, that's $462 a night for a typical three-bedroom and $681 for top performers over the 12 months to September 2026, cleaning included, or about $416 and $635 as Airbnb nightly prices with an illustrative $230 cleaning fee and five-night stays.

When it's your own address, the quickest route I know is the BNBCalc Calculator, because it works the Avg Daily Rate back from the comps, AI Underwriter can narrow those to the closest matches, and you can test your own price against the cash flow.

Whatever price you start with, treat it as your first move rather than your last. A nightly rate is a guess about what guests will pay, and the nights that do or don't book are how you find out whether you guessed right.

Frequently Asked Questions

Is There a Free Airbnb Nightly Rate Calculator?

Yes. The BNBCalc Calculator lets you run two property analyses free, or start a 7-day free trial with full access. Each analysis starts from up to 50 comparable listings near the address and works out an Avg Daily Rate from the revenue and occupancy those comps support, cleaning fees included. For a US property, you can also run its AI Underwriter, which keeps only the closest matches and explains each pick.

How Is an Airbnb Nightly Rate Calculated?

In the BNBCalc Calculator, the nightly rate is worked back from the comps. It estimates the house's annual revenue and occupancy first, then divides the revenue by occupancy × 365, which makes the rate the all-in nightly figure, cleaning included, that reproduces the revenue. BNBCalc Markets' Avg daily rate, by contrast, is the average price per booked night over the last 12 months. Since each card averages its own months, don't multiply it by the occupancy card to get revenue.

What Is a Good Nightly Rate for a 3-Bedroom Airbnb?

It depends on the market, which is why BNBCalc Markets breaks the Avg daily rate down by bedroom count and performance tier. In BNBCalc's Palm Springs market, typical three-bedrooms averaged $462 a night and top performers $681 over the 12 months to September 2026, cleaning included. With an illustrative $230 cleaning fee and five-night stays, those match Airbnb nightly prices of about $416 and $635.

Does BNBCalc's Nightly Rate Include Cleaning Fees?

Yes. To compare one with an Airbnb nightly price, take out the cleaning fee's share of each night: a $230 fee on five-night stays is $46 a night, so a $462 BNBCalc rate matches a $416 Airbnb price.

When Should You Raise Your Airbnb Nightly Rate?

When guests in your market pay more, and BNBCalc Markets shows you when that is, since the Avg daily rate card's chart plots each of the last 12 months. For a typical Palm Springs three-bedroom, the rate ran from $351 a night in August to $799 in April over the 12 months to September 2026, and February, March and April were its three highest months.
