Reveal Airbnb revenue for any address or city
How do you show a buyer what a listing could earn on Airbnb without promising a number you can't back up? Well, you run the address through the BNBCalc Calculator, add the buyer's loan, and send a branded report with the comps behind it. In BNBCalc's Sedona, Arizona market, a typical three-bedroom grossed $84,363 over the 12 months to September 2026, while top performers averaged $164,380.
Those are gross bookings, though, before Airbnb's fee, the cleaner, the running costs and the mortgage come out. What your buyer wants to know is what's left, and for a hypothetical Sedona three-bedroom bought with 25% down, that's about $16,963 in year one, using illustrative costs.
So I'll walk through what an agent does in BNBCalc, from a listing's address to a report you can send, and then how to show your buyer the market around it without overpromising.
How Real Estate Agents Show Buyers Airbnb Income With BNBCalc
Most of the work happens in the BNBCalc Calculator, in four steps: run the address, check the comps, add the buyer's loan, then share or print the report.
Step 1: Run the Listing's Address Through the BNBCalc Calculator
Type the listing's address into the BNBCalc Calculator, or paste its Zillow link, and pick Buy as the analysis type. For a US address, BNBCalc fills in the bedrooms, bathrooms and guests from the property record, and it starts the price at the home's estimated value, or at the list price when there's no estimate.
Make sure to overwrite that price with what your buyer expects to pay, since every return on the page is figured from it.
Then click Run analysis. A few seconds later you've got an annual revenue estimate built from up to 50 comparable listings nearby, along with a monthly break-even view, costs, cash flow and returns.
Step 2: Check the Comps Before Your Buyer Does
A careful buyer will open the comps table, so you'll want to look first. For a US property, the quickest way to check them is AI Underwriter. It reviews each comp's photos, layout and amenities against the house and keeps the closest matches, about five and never more than eight, then sets the estimate at the median of the ones it kept.
AI Underwriter also notes why it kept each comp and why it left the others out, which is what a skeptical buyer wants to see. It works from photos of the house: BNBCalc searches for listing photos itself, or you can upload five or more of your own.
Prefer to choose the set yourself? Stay on Select comps, untick any listing that isn't a fair match, or filter to homes with a hot tub if the house has one. And if the seller already rents the house short term, type its actual annual revenue into Manual revenue input so the report starts from the property's own numbers. Our guide to running Airbnb comps covers the same checks by hand.
Step 3: Put Your Buyer's Loan and Costs on the Analysis
Next, click the pencil on Mortgage & Taxes and enter your buyer's down payment, rate and loan term, ideally from a real lender quote, along with the property tax. New Buy analyses start at 20% down, 6% over 30 years and property tax of 0.99% of the price, so change whatever doesn't match your buyer.
Then check the running costs. Estimate with AI suggests values for them and for the property tax, shows where each figure came from, such as a tax rate from the latest reported tax bill, and lets you tick the ones to apply.
From there, the analysis carries the deal through to cash flow, cash-on-cash return and cap rate, the numbers an investor asks about first, and our guide to Airbnb ROI explains the math behind each.
Step 4: Share a Link or Print a Branded PDF Report
Set up your branding once, in Settings under Account Info. Your name, title, business, contact email and headshot go on a contact card that shows on the reports you share or print, and under Report branding you can pick Realtor as your role and list up to nine benefits you offer clients.
Don't forget the Visibility switches on that page, either: one shows your contact card on the reports you share, and the other two hide BNBCalc's realtor and mortgage partners.
Then you've got two ways to send the analysis. Share gives you a link anyone can open without signing in, comps table included. It's view-only, so your buyer can try a bigger down payment on their own screen without changing your report.
Print opens Review & print, where you choose a one-page Summary or the Full report, add a cover photo and a short cover note, and decide whether to show the Powered by BNBCalc badge. You can also switch on a revenue range, which prints a low and a high estimate beside the projected revenue, 15% either side by default. Save it as a PDF from your browser's print window, and you've got a branded report to email.
How to Show Buyers the Airbnb Market Around a Listing
One analysis tells your buyer what one house could do. Most investors also want to know whether the area holds up, though, and that's the job of BNBCalc Markets.
Markets ranks US markets by gross yield. BNBCalc works that out as the median of each eligible home's annual room-revenue potential divided by its ZIP- and bedroom-matched home value, with cleaning income excluded. Once you open a market, the Performance metrics by bedroom table on its Marketwide Stats tab shows median revenue and gross yield by bedroom count. If you switch it between the low, average and high performance tiers, you can show a buyer the gap between a typical listing and a top performer.
On the same tab, Amenity revenue impact estimates how much more listings with a given amenity earn, compared with similar listings, so you can put a number on a hot tub in that market.
For proof from real homes, open nearby listings from the Listings tab, since each one's detail panel shows its actual revenue over the past 12 months, its estimated nights booked and the days its host blocked. Then save the best matches as a comp set and share it as a public link your buyer can open without an account. As of October 2026, Markets costs $79 a month or $399 a year, and it includes the full Calculator.
How Much Does a 3-Bedroom Airbnb Make in Sedona?
Say your buyer wants a three-bedroom short-term rental in Sedona, Arizona. Your first stop, then, is BNBCalc's Sedona market, to show them what each size of home earned over the 12 months to September 2026.
Before you read the table, note that by typical listing I mean BNBCalc's average performance tier, while top performers are its high performance tier. Every figure is gross bookings, cleaning fees included, before Airbnb's host fee or any of the owner's costs.
| Bedrooms | Typical listing | Top performers |
|---|---|---|
| 1 | $40,653 | $94,496 |
| 2 | $61,245 | $119,332 |
| 3 | $84,363 | $164,380 |
| 4+ | $114,078 | $271,501 |
Each row is one home size. Top performers earned about twice the typical figure at two and three bedrooms, and more than twice at one and four-plus. That's why I'd plan a purchase around the typical figure and treat the gap above it as upside the listing has to earn.
Keep in mind that BNBCalc's Sedona market reaches past the city itself. When I checked its listing data, about four in five listings sat in the two ZIP codes with a Sedona mailing address, 86336 and 86351, and most of the rest were around Cottonwood and Munds Park. Check where a house sits, then, before you treat these as the city's figures.

How Much Would a Sedona 3-Bedroom Keep After the Mortgage?
Now take a hypothetical Sedona three-bedroom at an illustrative $561,292, booking the typical $84,363. I've run it the way the Calculator would, with 25% down, cleaning at $400 a month and the Calculator's defaults for everything else, including its 6.00% rate on a 30-year loan.
Those costs and the 25% down payment are illustrative, and with Freddie Mac's survey average at 7.40% as of October 15, 2026, your buyer's quote may come in above the 6.00% default. The host fee is the 15.5% most hosts pay under Airbnb's single service fee. Lodging tax stays out, because Airbnb collects Arizona's lodging taxes from guests.
| Line | Year one | How it's figured |
|---|---|---|
| Gross bookings | $84,363 | BNBCalc typical listing, cleaning fees included |
| Airbnb host fee | -$13,076 | 15.5% of gross bookings |
| Cleaning | -$4,800 | $400 a month on average |
| Running costs | -$13,680 | Calculator defaults: $440 of utilities and $700 of insurance and upkeep a month |
| Operating income | $52,807 | Gross bookings minus the three lines above |
| Mortgage & Taxes | -$35,844 | $30,287 of loan payments ($2,523.92 a month on $420,969) plus $5,557 of property tax at 0.99% |
| Cash flow | $16,963 | About $1,414 a month |
| Cash invested | $165,662 | $140,323 down, $16,839 of closing costs at 3% and $8,500 of furnishing (Calculator defaults, two baths assumed) |
| Cash-on-cash return | 11.8% | (Cash flow + $2,531 of revenue growth) ÷ cash invested |
| Cap rate | 9.4% | Operating income ÷ price |
So where does the money go? Out of $84,363, the loan and property tax take $35,844, running costs $13,680, Airbnb $13,076 and the cleaner $4,800.
That leaves your buyer $16,963, or about $20 of every $100 guests pay.
On $165,662 of cash invested, that's an 11.8% cash-on-cash return, or ($16,963 + $2,531) ÷ $165,662, because the Calculator adds a year of revenue growth at its 3% default. At 0% growth it's 10.2%. The 9.4% cap rate leaves the loan out, so it's the cash-on-cash figure I'd show a buyer who's financing.
The Calculator would also show a DSCR of 1.47 for the house, above the 1.25 it labels Strong.

How Could a Sedona 3-Bedroom Earn More Than Typical?
So how do you show a buyer the upside without promising it? Point to what the better listings do, and amenities are one of the clearest places to look.
On BNBCalc's Sedona market page, Amenity revenue impact estimates that, compared with similar listings, those with a hot tub earn about 27% more. That's the figure for all bedroom counts, the page's default view. About a third of the market's three-bedrooms already have one, according to BNBCalc's listing data, so check whether the house your buyer likes has a hot tub, or room for one.
The analysis's amenity card gives the same kind of estimate for the house's own bedroom count, right next to your buyer's numbers.
How to Present Airbnb Income to Buyers Without Overpromising
Every figure in that example is an estimate, and how you frame it matters as much as the number. A BNBCalc revenue estimate is a benchmark, not a promise, and BNBCalc's printed report says so in its disclaimer: "This report is not a guarantee of future income."
Before you print, then, switch on the revenue range. For the Sedona house, 15% either side of $84,363 runs from $71,709 to $97,017, and if you type the low figure into Manual revenue input, the house still clears about $6,990 in year one. The Calculator keeps cleaning as a share of revenue, which means the cleaning bill falls with the bookings too.
A buyer who sees the low case up front is far less likely to feel misled later.
It's also the standard you're held to. If you're a Realtor, Article 2 of NAR's Code of Ethics asks you to "avoid exaggeration, misrepresentation, or concealment of pertinent facts" about the property or the transaction. The same article doesn't oblige you to advise on matters outside your license, which is one more reason to send buyers to the local rules rather than interpret them yourself.
And the rules decide whether any of this income is possible. In Arizona, state law says a city or town "may not prohibit vacation rentals or short-term rentals," yet it can still require a local permit or license. That's why your buyer should check the rules for the city, town or county where the house sits, plus any HOA rules, and BNBCalc's Arizona regulation guide is a good place to start.
So, How Do Real Estate Agents Show Buyers Short-Term Rental Income?
They run the listing's address through the BNBCalc Calculator, check the comps, put the buyer's own loan on it, and send a branded report or a view-only link, with BNBCalc Markets to show the area around it. In BNBCalc's Sedona market, that's the difference between a typical three-bedroom's $84,363 in gross bookings and the $16,963 a buyer with 25% down would keep in year one.
Whatever market you work, buyers remember the agent who showed them the low case next to the typical one.
A number that holds up after closing is worth more to your business than a big one that doesn't.
Frequently Asked Questions
What Is the Best Airbnb Market Analysis Software for Real Estate Agents?
BNBCalc, because it covers both jobs an agent has with an investor buyer. The BNBCalc Calculator analyzes a specific listing from its address, with up to 50 comparable listings, the buyer's loan, cash flow and cash-on-cash return, then shares it as a branded PDF or a view-only link. BNBCalc Markets shows the market around it, from typical and top-performer revenue by bedroom count to what each nearby listing earned over the past 12 months.
Can I Put My Own Branding on a BNBCalc Report?
Yes. In BNBCalc, your name, title, business, contact email and headshot from Account Info print on a contact card, and Report branding lets you choose Realtor as your role and list up to nine benefits. When you print, you can add a cover photo and note and hide the Powered by BNBCalc badge. Account Info also has switches that hide BNBCalc's realtor and mortgage partners on your reports.
Can My Buyer See the Comps Without a BNBCalc Account?
Yes, if you send the link from Share in the BNBCalc Calculator, which ends in ?share=1. Anyone with it can open the analysis, comps table included, without signing in. The link is view-only, so your buyer can try their own down payment or rate on screen, and nothing they change is saved to your report.
