It's Friday afternoon, a guest just messaged asking why the cabin they booked on Vrbo shows unavailable, and you already know what happened. The same weekend sold on Airbnb too, the calendars never talked, and now you're refunding one guest and apologising to another. That double-booked afternoon is the job Hostaway is built to kill, and mostly it does. For a property manager running five listings or more, with owners to report to and cleaners to schedule, Hostaway is one of the strongest all-in-one systems you can buy. A host with one or two units, though, is who I'll spend most of this trying to talk out of it.

There's a catch, and you hit it before you ever see the software. On the day I wrote this, Hostaway's pricing page was a three-step "get a free quote" form with no rates anywhere, and there's no free trial either, which its Capterra profile lists plainly. For a manager weighing fifteen doors, that's how enterprise software has always been sold. For a host with two cabins, it's usually where the search ends. So the real question is simple: are you big enough for the way Hostaway sells?

Our team hosts short-term rentals and has run software like this across a few portfolios, so what follows leans on that, on what Hostaway publishes, and on what its customers said in public this year. Let me walk through what the platform does, what the quote hides, how it lands next to Guesty, Hospitable and Uplisting, and who should close the tab.

What Is Hostaway?

Before anyone closes that tab, it helps to know what they'd be walking away from.

Hostaway is a property management system and channel manager for short-term rentals. One dashboard holds your listings, calendars, reservations, guest messages, tasks, payments and owner reporting, then pushes every change out to Airbnb, Vrbo, Booking.com, Google and Expedia, so the same night can't sell twice.

Marcus Räder, Saber Kordestanchi and Mikko Nurminen founded it in Helsinki in 2015, and it's now a fully remote company of more than 230 people across 44 countries, with customers in over 90. In December 2024 it took a $365 million growth investment led by General Atlantic, so the company isn't going anywhere.

Its Capterra profile calls Hostaway "trusted by 20,000+ property managers" and built "for property managers scaling from 5 to 500+ properties." That second phrase is the honest tell. Five listings is about where Hostaway starts earning its keep, and I'll come back to that number.

The category runs from Guesty at the enterprise end down to Smoobu and the solo-host tools, and Hostaway sits nearer the Guesty end.

Hostaway Features

Pricing like the enterprise end only earns forgiveness if the product does enterprise things. Six features are worth judging on their own, and the channel manager is the one the rest lean on.

Channel Manager And Multi-Calendar

You build a listing once, Hostaway distributes it, and availability, rates and restrictions sync both ways after that.

Two things lift it above a basic sync tool. Parent-child listings solve the in-law-suite problem: book the whole house and the sub-units close, book a sub-unit and the whole house closes. You can also set channel-specific copy and markups, so a Vrbo listing aimed at families reads differently and carries a different rate from the Airbnb one, a move James Svetec walks through when Airbnb changes its fees and he wants to nudge one channel up.

The Daily Calendar Rhythm

That sync is invisible until you watch someone lean on it. In a walkthrough of his own cabins, one operator control-clicks a slow run of dates, drops the rate to $169, sets a two-night minimum, hits save, and the change lands on his own site plus Vrbo and Airbnb without another login.

Blocked dates carry a note the team can read, so a held weekend says who it's for and what needs moving before they arrive. It's the unglamorous part of the software, and the part you touch every day.

Financial Reporting And Owner Statements

Touching the calendar daily is one thing; answering to owners monthly is where a spreadsheet breaks. Hostaway builds owner statements from rules you set once, sends them automatically, and pushes to QuickBooks instead of making you rebuild the books by hand.

For anyone managing other people's property, this is the section that decides the purchase.

The Direct Booking Engine

Owner reporting keeps existing revenue clean; the booking engine is about keeping more of it. It's included, runs on your own domain, and shares a calendar, automations and Stripe checkout with everything else.

That's not universal. Svetec discloses his walkthrough is sponsored, and says he ran Hostaway for nearly a decade before that. He still notes that plenty of rivals instead "charge you a percentage of all the bookings that you bring through your own direct booking website." Take the enthusiasm with salt, but the comparison holds.

The AI Layer

The direct-booking pitch is old news; the AI features are what's new since the 2024 version of this review. AI Replies drafts answers to repetitive guest questions in the unified inbox, part of the "AI-powered" repositioning across Hostaway's own site.

The one I'd switch on first is quieter. The Listing Quality tab has an AI insights button that, as Svetec demonstrates, reads every guest review and surfaces the single change that would move your scores most. Across a few hundred reviews, no one spots that by hand!

Integrations

None of that matters if the platform won't talk to the tools you already run. The General Atlantic funding announcement puts the marketplace at over 200 partners, covering PriceLabs and Beyond for pricing, Turno and Breezeway for cleaning, Stripe for payments, and Xero and QuickBooks for the books.

Make sure you check your own stack against that marketplace before you commit, because switching a PMS costs weeks, not hours.

Hostaway Pricing and Plans in 2026

Committing is the hard part, because Hostaway won't tell you what committing costs. It publishes no rate card, so the only honest table is one of what you can and can't see, as of August 2026.

So you reverse-engineer the quote from the two inputs it asks for up front: your listing count, and which features you turn on, as a short walkthrough of the demo request confirms. A 2026 Guesty-versus-Hostaway comparison says the same of the category: both are custom priced "dependent on the number of properties and features needed," with Hostaway generally the cheaper.

Two commitments are worth pinning down first, and neither is on the marketing site. Hostaway's help centre documents a 30-day cancellation policy, so closing an account can take up to a month rather than happening the day you ask.

Hostaway also charges its own application fee on guest payments invoiced through Stripe, a fee that replaced what Stripe used to bill at month end. That percentage isn't published anywhere, so put it on your questions list rather than into your spreadsheet.

Hostaway Pricing vs Alternatives

The only way to get real numbers into that spreadsheet is to line Hostaway up against rivals who publish theirs. I'm judging on one axis, how much you can know before you talk to a salesperson, because for a growing operator that predictability is worth money.

Read that for shape, not for a like-for-like total. Hospitable's pricing page lays out the whole ladder, Host at $29, Professional at $59 and Mogul at $99, plus a free Essentials tier that runs a unified inbox and channel sync for one property at no cost. Uplisting sits in the middle: a flat rate up to five properties, then per-property pricing above that.

Guesty is the closest analogue to Hostaway. Guesty's own page publishes a Lite rate from $9 per listing, then switches to "get a quote" the moment you cross four listings. The comparison video calls Guesty the pricier of the two, so if quotes come back close, Hostaway's easier learning curve is the tiebreaker.

The difference that matters is knowability. At ten units, you can work out Uplisting's rate yourself; Hostaway's you cannot. What the higher-touch end sells is owner reporting, task management and 24/7 phone support, none of which a two-property host needs. Do check whether you're paying for that second set while you still live in the first.

Hostaway Pros and Cons

The 1,579 reviewers on Capterra describe that same trade: more capability, less transparency. Hostaway averages 4.8 there, and the sync everyone worries about is what they rate highest.

Start with the wins. Calendar management and reservations both average 4.8 on Capterra, across 506 and 817 ratings, and for a channel manager that's the number that counts.

Onboarding is the other strength: Capterra's onboarding theme runs 91% positive across 405 reviews, with specialists thanked by name. Support runs 24/7 by phone, chat and email and scores 4.7.

Where I'd hesitate is everything the quote doesn't warn you about.

Sync isn't flawless, and a missed one costs money. On 24 July 2026, Chadd W. wrote on Capterra that the whole point of switching was to stop double bookings, "and I have had several since coming over here." Channel sync runs on the OTAs' APIs, and a delayed push can still sell the same night twice. For a manager who switched specifically to end that, one slip undoes the reason they bought it.

The mobile app trails the desktop badly. Scott B. gave Hostaway five stars on Capterra in May 2026. He still said "the app needs to be better," with too much "info that needs to work on a phone." His verdict: "you definitely need a laptop." Be aware of that if you run the business from your phone.

Money movement is fiddlier than the reporting implies. Kara K. told Capterra that Hostaway's Stripe integration is "a big pain point," because financial information "doesn't flow through correctly for platforms like VRBO and Hopper where Stripe is used for payment processing, and this creates a lot of manual adjustments on our end."

The contract is the one that should change how you behave. On 22 July 2026, Marco R. described signing a one-year agreement, cancelling in writing after the first onboarding session, and being billed for two more months anyway, telling Capterra that "my concern is the contractual commitment and the cancellation process." A free trial would have caught that early.

Even the fans have limits. James Svetec, whose walkthrough is paid for by Hostaway, still runs PriceLabs rather than Hostaway's own dynamic pricing, because a dedicated tool is "singularly focused" in a way a bundled one isn't. When the person paid to show it routes around a module, treat that module as a nice-to-have.

What Hostaway Is Best Used For

So who should buy it? Set those weaknesses next to the strengths and the buyer comes into focus fast.

Hostaway earns its keep for a manager running between five and a few hundred units, reporting to owners, employing cleaners, and past the point where a spreadsheet and three browser tabs hold together. Owner statements, granular permissions, task automation and phone support that answers are expensive to build and to live without, and five listings is about where they start paying for themselves.

Skip it at one or two listings. You'd be buying an annual commitment, an onboarding process and a support desk you'll rarely call, and Smoobu or Hostfully will ask less of you for less money. Skip it too if trialling software yourself is how you decide, because a demo call is the only door in. Keep in mind there's no free trial to change your mind afterward.

Before you sign anything, remember the software is the cheap part of this business. Run the next property through BNBCalc Markets first, where the comparable Airbnb and Vrbo listings sit on one map and save as a comp set, since a sixth unit that doesn't clear its own costs makes the whole PMS question moot.

The Bottom Line

Assuming those doors clear their costs, the PMS question comes back, and the answer holds up. Hostaway is still the strongest all-in-one option in its band, and that band is narrower than the marketing suggests.

A growing manager gets the highest-rated channel sync, owner statements that build and send themselves, a direct booking engine with no percentage attached, and phone support that picks up. A solo host gets a sales call, an annual agreement, and a bill for capability they won't touch.

Watch out for the two things the quote process doesn't volunteer: the 30-day cancellation window and the application fee on Stripe-invoiced payments. Ask about both on the demo, and get the contract term in writing.

Then decide whether five listings is where you're heading or where you already are. If you're already managing for other people, book the call this week. If you're not there yet, wait until you are.

The features that justify the cost are owner statements, task assignment, user permissions and channel-specific pricing, and none of those matter until there are staff or owners to answer to. Below five units, cheaper published-price tools such as Smoobu or Hospitable cover the same channel-sync job for less.

Can You Cancel Hostaway at Any Time?

Not instantly. Hostaway's help centre documents a 30-day cancellation policy, so a full account closure can take up to a month rather than happening the day you ask. Some customers have also described being held to a one-year agreement, so the contract term is worth reading closely before signing anything. Exporting your reservations to CSV first is sensible, since Hostaway documents that export path in the same help centre.
