Hostfully 2026 Review: Guidebooks First and PMS Second?

Our 2026 Hostfully review: where the property management platform earns its price, why the setup can drag, and why the free Guidebooks tool is the easy yes.

Quick answer

Hostfully suits growing operators who want hands-on onboarding and a strong standalone Guidebooks product. One or two-listing hosts chasing the cheapest self-serve setup should skip it. The dedicated success team is the real strength. The dense, sales-led setup that can stall channel connections is the real weakness.

Do you run one or two listings and want software you can sign up for tonight and have live by the weekend? Then I'll save you the scroll: Hostfully isn't built for you. It's a property management platform aimed at growing operators who want a real person walking them through setup, and for that reader it's a solid yes. For the solo host chasing the cheapest self-serve tool, it's a no, and Hospitable or Smoobu will get you live faster for less.

The onboarding team is the best thing about Hostfully. The dense setup is the thing that bites people. And the product more hosts rave about is arguably not the platform at all, but the Guidebooks it also sells. So here's the shape of my verdict: Guidebooks is the easy yes, and the platform is a yes, if.

This is a 2026 refresh, and plenty has moved since our first review. I checked every price and plan against Hostfully's own site on 11 August 2026, and each third-party opinion below links to whoever voiced it. The single biggest change is the pricing model, so keep in mind that it now looks cheaper than it works out.

What Is Hostfully?

Before the price makes sense, you need to know what you're buying, because Hostfully sells two different things. It's a vacation rental software company, founded in 2015 and based in San Francisco, and it competes with the big property management names like Guesty and Hostaway.

The first product is the Property Management Platform, or PMS. One calendar, one inbox, and channel sync that pushes your listings out to Airbnb, Vrbo, Booking.com and 60-plus other channels so you stop double-booking.

The second is Digital Guidebooks, a guest-facing welcome guide with your check-in details, house rules, wi-fi and local tips. It's sold on its own, with a free tier.

That second product matters more than most PMS reviews admit, which is why the title asks the question it does. Plenty of hosts run Hostfully Guidebooks on top of a completely different PMS. Hostfully says 40,000-plus customers now run 62,000-plus properties on the platform, so this is an established tool, not a weekend project.

Hostfully Features

Start with the plumbing every PMS has to get right, because Hostfully's is broad. I'll run the section through one reader: an operator growing from three listings toward fifteen, deciding whether this is where to scale.

Channel Manager and Central Calendar

The channel manager is where a PMS lives or dies, and Hostfully's reaches wide. It syncs one central calendar out to Airbnb, Vrbo, Booking.com and dozens more, so a booking on one closes the dates on all of them.

For an operator going from three listings to fifteen, that's the difference between one screen each morning and fifteen browser tabs. You bulk-edit rates and set booking rules from the same screen. Watch out for the setup, though, because a wide channel list is also a wide surface for connections to break, and I'll come back to that in the cons.

Unified Inbox and Inbox AI

All those channels also mean messages from all those channels. The unified inbox pulls them into one thread per guest, so you're not hopping between the Airbnb app and the Booking.com extranet to answer the same question twice.

Inbox AI drafts replies from your property details and the conversation history, which for a fifteen-unit operator answering the same "what's the wi-fi" question all week is a real hour back. You still approve each message, so it's a co-pilot, not an autopilot. Make sure you edit its first drafts for a while before you trust them, because a confident wrong answer about your lockbox code is worse than a slow right one.

Automations and the Booking Pipeline

Messaging is one automation. The rest live in the booking pipeline. Hostfully triggers guest messages, pricing changes and review requests off a booking's status, so a confirmed reservation fires the welcome note, the check-in instructions and the review nudge on the schedule you set.

The pipeline view tracks each reservation through its stages, which is how a growing operator keeps a Tuesday check-out and a Tuesday check-in from colliding. It's capable, and it shows. It's also where the platform starts to feel dense, since there are a lot of levers and nobody hides them from you.

Digital Guidebooks

Now the part the title promises. Guidebooks is the product I'd recommend to a host who isn't even shopping for a PMS.

You build a branded welcome guide with directions, house rules, the wi-fi, video tours and local tips, and the guest opens it on their phone with no app to download. The free tier covers one guidebook, so a single-listing host pays nothing.

Where it earns its keep is the upsell layer. You can sell early check-in, late checkout, airport pickups and equipment rentals inside the guide, and the AI Itinerary Planner builds each guest a day-by-day plan from your recommendations. Viator affiliate links pay 8% referral revenue when a guest books an activity. It's the rare guest tool that can pay for itself, and it's why "Guidebooks first" is a fair way to read this company!

Onboarding, Success Managers, and Add-Ons

The last feature isn't a feature so much as a team. Every account gets onboarding help, and the Pro plan assigns a dedicated success manager who knows your setup. It's the single most praised thing about Hostfully, and I'll let the reviews speak for themselves in the pros.

The add-ons fill out the rest: Screen & Protect backs a booking with damage cover up to $50,000, Hostfully Devices ties in smart locks, and the Open API lets a larger operator wire Hostfully into their own stack. Remember that most of these are paid add-ons, not bundled, so the sticker price and the working price aren't the same number.

Hostfully Pricing and Plans in 2026

That gap between the sticker price and the working price is exactly what changed since our last review. Hostfully rebuilt its pricing. The old flat per-listing tiers, Starter at $119 a month, Pro at $215 and Pro Plus at $269, are gone. In their place, Hostfully's pricing page now charges a low per-property rate plus a platform fee, as of August 2026:

PlanPricePropertiesWhat you get
Growth$15 per property per month, plus a platform fee1 to 50Full PMS, 24/7 support, mobile app, 1% payment gateway fee, 0.85% direct booking fee
Pro (most popular)$25 per property per month, plus a platform feeup to about 199Everything in Growth, no payment gateway fee, no direct-booking commission, a dedicated success manager
EnterpriseCustom quote200 and upEverything in Pro, tailored onboarding, priority support

Two things to be aware of. That platform fee is real, and Hostfully doesn't publish the number, so the headline $15 is a floor and not a quote. There's also no self-serve signup and no free trial on the PMS, only a demo call.

Guidebooks is the opposite. The free tier costs nothing and covers one guidebook, the Pro tier scales to 199 guidebooks with the price shown at checkout, and Enterprise is a quote.

Set the number against what it recovers. On Pro, a fifteen-unit operator pays $25 a property, and dropping the gateway fee and direct-booking commission is where the arithmetic can work. Shift enough revenue to your own direct site and the saved commission covers a chunk of the subscription. Do check your booking mix first, though, because a host who takes 90% through Airbnb never touches those savings.

Hostfully Pricing vs Alternatives

Whether that math beats the alternatives depends on what you're optimising for, so let me name the axis: I'm judging on who the tool is built for and how it charges, because that's what a switch turns on.

Hospitable is the one I'd put in front of a smaller host first. Its pricing is flat, self-serve and public, and you can be live the same day. Hostfully asks more of you up front and hands back a human and a deeper platform. For two listings, Hospitable usually wins on speed and cost. For fifteen, the gap narrows.

Uplisting sits closer to Hostfully on ambition. It's a transparent per-property platform with a strong direct-booking engine and clean channel sync, and it publishes its prices where Hostfully makes you ask. If the sales-led setup is what's putting you off, Uplisting is the natural place to look next.

Enso Connect is the interesting one, because it barely overlaps with the PMS at all. It's a guest-experience layer of upsells, verification and smart messaging, the same job Hostfully's Guidebooks does. If the guest tools are what pulled you toward Hostfully, compare Enso Connect against Guidebooks directly.

Hostfully Pros and Cons

Whichever half you're buying, here's what holds up and what doesn't, from the people paying for it. Start with what's good, because it's real.

The onboarding and support are the standout. Hostfully scores 4.8 out of 5 across 289 reviews on Trustpilot as of early 2026, and the praise clusters on one thing. Shon Moses writes that "what truly sets them apart is their support structure, you are assigned a dedicated team that knows your account," and another host calls his onboarding specialist "an onboarding rockstar." That dedicated-team model is what the platform fee buys you.

The channel breadth is the second pro. Sixty-plus channels and reliable sync is a capability, not a slogan, and it's why a scaling operator can consolidate onto one calendar.

The third is Guidebooks, which I've already gushed about. A guest tool with a free tier that can also earn upsell revenue is a rare thing, and it's the easiest part of Hostfully to recommend without caveats.

Now where I'd hesitate, and it's the same place the praise comes from, because setup and support are two sides of one coin here.

The first con is that the platform is complicated to set up. Elizabeth Greene put it in one line on Trustpilot: "The system works really well, but is complicated to set up."

The mechanism is the breadth I praised above, since every channel, automation and pipeline stage is a thing you configure by hand. The consequence is time, because a host who expected to be live in an afternoon is still building in week two. And the reader who gets hurt is the under-resourced small operator, the one I told to close the tab.

The second con is sharper, and it's about what happens when a connection breaks. Chris Faulds wrote on Trustpilot in February 2026 that his Booking.com sync stayed unresolved for weeks despite repeated assurances. Rooms, he said, sat empty "while potential guests book elsewhere."

The mechanism is that OTA connections depend on Hostfully to fix, and support runs on tickets and messages rather than someone on the phone in the moment. So the consequence is lost revenue while you wait. Keep in mind this is the minority report, not the average. It's still the failure mode to plan around, because the same Capterra rating that puts Hostfully at 4.2 out of 5 across 235 scores keeps landing on how much there is to learn.

The third con is the pricing opacity itself. The per-property rate looks cheap until you add the unpublished platform fee, and you can't self-serve your way to a real number without a demo. For a two-property host that's friction with no payoff. So Guidebooks is the easy yes, and the platform is a yes, if.

What Hostfully Is Best Used For

So who is that "yes, if" meant for?

Hostfully is at its best for a growing operator, somewhere north of five listings and heading for more, who wants a platform with room to scale and a human to lean on while they learn it. If you run a mixed portfolio across Airbnb, Vrbo, Booking.com and your own direct site, the channel breadth and the commission-free Pro plan start to pay off.

It's also, separately, for any host who wants a great guest guide. You don't need Hostfully's PMS to use its Guidebooks. Run whatever platform you like and bolt Guidebooks on for the free tier alone.

Who should skip it? The one or two-listing host who wants the cheapest self-serve setup, as I said up top. Go and look at Smoobu or Hospitable and don't look back. And anyone who needs to be live this week should be honest that Hostfully's strength is the slow, supported setup, which is the opposite of fast.

If you want to sanity-check whether a property pencils out before you commit to any platform, run the numbers through BNBCalc Markets first, which ranks markets by gross yield so you can see where revenue and purchase price actually line up, then come back and pick your software.

The Bottom Line

So pick your software with clear eyes. Hostfully is a yes for the operator who's scaling and wants a real onboarding team in their corner, and a no for the solo host who'd rather trade support for speed and a lower bill. Guidebooks, though, is a yes for almost everyone, because a free guest guide that can earn upsell revenue asks nothing of you to try.

My verdict in one line: buy Hostfully for the team and the guest experience, not for the cheapest way to sync a calendar. Guidebooks is the easy yes, and the platform is a yes, if.

Want the free guidebook? Start there, on Hostfully's own free tier, and decide on the platform once you've felt the guest side.

Frequently Asked Questions

Is Hostfully Good For A Single Airbnb Listing?

For the PMS, not usually. Its per-property pricing, an unpublished platform fee and a sales-led, no-free-trial setup are built for operators who are scaling, so a one-listing host overpays for capability they won't use. Guidebooks is a different story: the free tier covers one guidebook, so a single-listing host can use Hostfully's guest guide without ever touching the platform.

How Much Does Hostfully Cost In 2026?

As of August 2026, Hostfully's Property Management Platform starts at $15 per property per month on the Growth plan and $25 per property per month on Pro, each on top of a platform fee that Hostfully does not publish. Enterprise pricing above 200 properties is a custom quote. There is no free trial on the platform, only a demo. Digital Guidebooks has a free tier, a paid Pro tier priced at checkout, and a custom Enterprise tier.

What Is The Difference Between Hostfully's PMS And Guidebooks?

The Property Management Platform runs your operation: one calendar, a unified inbox, channel sync to Airbnb, Vrbo, Booking.com and 60-plus channels, automations and payments. Digital Guidebooks is a guest-facing welcome guide with check-in details, house rules, wi-fi, local tips and paid upsells. The PMS is sold by quote to operators, while Guidebooks is sold separately with a free tier, and many hosts run it on a different PMS entirely.

Is Hostfully's Customer Support Any Good?

Mostly yes, and it's the most praised part of the product. In 2026, Trustpilot feedback repeatedly credits dedicated onboarding specialists and a success team that knows the account, and Hostfully scores 4.8 out of 5 there. The consistent exception is speed on urgent channel issues, where a minority describe a stalled OTA connection dragging on for weeks over tickets and messages rather than a live call. Plan for supported setup, not instant fixes.

Can I Use Hostfully Guidebooks Without The PMS?

Yes. Digital Guidebooks is sold as its own product with a free tier that covers one guidebook and needs no credit card. You can run any property management system you like, or none at all, and still build a branded guest guide with directions, house rules, wi-fi, video tours and paid add-ons like early check-in or airport pickup. That standalone free tier is the single easiest thing to recommend in Hostfully's whole lineup.
