The three add-ons sit on top: client statements and the owner portal at £8 per property a month, security deposits at £4, and guest identity verification at £1.65 per check. There's a 14-day free trial with no card required, which is the honest way to test it.
Now run the number against those eight listings. On Portfolio Manager that's 8 times £16, so £128 a month, roughly £1,536 a year before VAT.
Win back two direct bookings a month at 0% instead of feeding an OTA 15%, and the subscription pays for itself before you've touched the automation. For a US audience, the page quotes a rough $100-a-month starting point once you set it to dollars, so do check your own currency, because the pound figures are the ones I verified.

Against Hospitable, the call is close. Both are lean and automation-led, and you could reasonably pick either on the strength of their messaging tools.
Hostaway is the heavier option, with a bigger integration marketplace and a sales team that quotes you rather than posting a price. That suits a manager who wants everything under one roof and will pay for the depth.
Smoobu undercuts all of them on price and simplicity, so a single-property host who balks at £72 a month should look there first.
Uplisting's edge is the balance: more automation than Smoobu, less bloat than Hostaway, and a booking engine that doesn't take a cut.
Uplisting Pros and Cons
That balance is the pro, and it's a real one. So let me split the ledger honestly, starting with what Uplisting earns.
The channel sync and automation save real hours once they're dialed in. The direct-booking site at 0% commission is a rare freebie in this category. And the interface is clean enough that onboarding a virtual assistant takes an afternoon.
That free 1:1 onboarding call is the kind of touch pricier rivals bill for! It shows up in the ratings, too. Uplisting holds 4.7 out of 5 across 129 Capterra reviews, and its score on Trustpilot had climbed to 4.5 out of 5 from around 125 reviews by an early-2025 snapshot, a long way from the 2.4 it carried when I first covered it.
Now the cons, because a lean tool shows its seams. The loudest theme is bugs.

Marcus Fenwright, a host who tested Uplisting for Hosters Paradise in 2026, found it "lacks advanced SEO controls, blog functionality, and meaningful design customization." So if the plan is to rank a branded booking site on Google and cut the OTAs out entirely, Uplisting hands you a booking button, not a marketing engine.

A booking button is plenty for the operator Uplisting is built for, so who is that? Picture someone running maybe five to thirty short-term rentals across two or three channels, tired of juggling calendars, who wants automation without a six-week onboarding.

Anyone who needs real trust accounting should reach for a heavier platform, and anyone whose whole strategy is an SEO-driven direct site will outgrow Uplisting's builder fast.
One thing worth keeping separate in your head. Uplisting runs your operations, but it won't tell you whether a property is worth buying in the first place.
