Host platform fee
Also called Airbnb Fee, Airbnb host fee, host service fee, platform fee. Last reviewed Oct 21, 2026 by Jeremy Werden
The host platform fee is the share of each booking a platform like Airbnb or Vrbo keeps before paying the host. As of October 2026, most Airbnb hosts on its single-fee structure pay 15.5%. BNBCalc's Airbnb Fee starts at 15.5% of revenue (16% in Brazil and Mexico), and you can change it.
Platform fee = revenue × platform fee %
How much is Airbnb's host fee?
As of October 2026, Airbnb's service fee page describes two structures. Under the single fee, the whole fee comes out of the host's payout, and most hosts pay 15.5%, while the rest typically pay between 14% and 16% and listings in Brazil and Mexico pay 16%. Under the older split fee, most hosts pay 3% and guests pay a separate service fee on top. Airbnb says it's moving all home hosts to the single fee and phasing out the split fee, and that the single fee is already mandatory for most hosts, including those who use property management software.
How does BNBCalc include the platform fee?
A BNBCalc analysis counts the fee as an operating expense. It's the Airbnb Fee in the expenses editor and Platform Fee (i.e. Airbnb) in the expense breakdown, under Management & Platform Fees, and it's charged on your revenue, which includes cleaning. New analyses start at 15.5%, or 16% for homes in Brazil and Mexico, unless you've saved a default expense preset, which keeps its own fee. You can set anything from 0% to 100%.
On $60,000 of revenue, the default fee comes to $9,300 a year. If you also list on Vrbo or book guests directly, make sure to enter a blended rate across your channels, since each one charges differently, and if you're still on Airbnb's split fee, enter your own rate instead.
Keep in mind that the default was 3% until BNBCalc's October 6, 2026 update, and saved analyses keep their saved values. So if you created an analysis before then, open its expenses and check the fee before you compare it with a newer one.
