Quick answer

BNBCalc Listing Optimizer turns a public Airbnb link into a prioritized report: 19 evidence-backed checks, up to 100 reviews, and up to 50 nearby comps. One report is $19 with two reruns. No subscription. It is built from our listing-optimization research. Every beta host loved it.

I kept watching hosts burn an afternoon on the wrong fix.

They rewrite the description. Then they rewrite it again. The photo that should be the cover is still halfway down the gallery. Or they buy another amenity before they notice the listing never mentions the thing guests already love.

I wanted one place that answers a simpler question: what should you fix next?

That is BNBCalc Listing Optimizer. Paste your public Airbnb link. You get a report on the photos, the title, the description, guest feedback, and amenities, with nearby comparisons when we have the data. One report is $19, with two reruns for that same listing included. No subscription to start. No subscription to cancel.

I am Parker Place, co-founder of BNBCalc. This is the report I wanted in front of me when I had to decide what to change.

Built from the research, not a prompt

I got tired of listing advice that could not point at a study. So we read the papers, wrote down what held up, and published it: What the actual research says about Airbnb listing optimization. Listing Optimizer is built off that writeup. If you want the citations, they are there. The load-bearing bits:

  • 386,153 listing-months. A McGill study of New York Airbnb listings. About 79.8% of nightly-price variance comes from the unit itself. Only 32.1% of revenue variance does. About 68% of what you earn is not explained by the house alone. That is the case for working on the listing.
  • 510,000 photos. Content beats a pretty filter. A bedroom is a weak cover. Lead with the thing guests actually came for.
  • Hotel voice loses. "Luxurious" and "stunning" underperformed hosts who wrote like they knew the block.

PriceLabs will not show you that chain. Their optimizer hands you polished paragraphs. Ours has to attach the advice to evidence, because that is what the research said was worth doing.

A single report then runs the numbers on your listing:

  • 19 evidence-backed checks
  • 8 scored categories: photos, description, amenities, reviews, title, policies, host, and pricing
  • Every photo in the gallery, not a sample
  • Up to 100 guest reviews
  • Up to 50 nearby comps
  • Comps and market context from 10M+ Airbnb and Vrbo listings

Each recomendation has to point at a rule, a nearby listing, or something a guest wrote. If we cannot tie it to one of those, it does not go in the report. On top of the 19 checks, every listing also goes through 100+ automated quality checks so we are less likely to invent a hot tub you do not have.

What the report tells you to do

It starts with a listing review and a short list of quick wins. From there you can open the detail and sort the work: what you will change, what you will hand a photographer, and what you need to check in person.

A better cover, and the shots that need work

You get a suggested cover and a suggested first five, picked from the gallery you already have. The report also flags photos to retake, replace, or caption, and it names missing shots worth adding.

Take that list to the property. Shoot the dark bedroom. Shoot the outdoor space the listing skips. You show up with a job.

Title and description options you can paste

You get title options and a rewritten description built from the property's own details. Read them. Check the facts. Copy the version that sounds like the place.

The report language and the suggested listing copy are seperate. You can manage the house in one language and write for guests in another.

Look at amenities before you spend the money

This is the section that stops a bad purchase.

We show how common each amenity is among the nearby listings in your report. Three groups: already listed, mentioned somewhere else in the listing, and items we cannot confirm from the listing so you should go look.

A missing amenity in the data is often already in the home. The next step might be a checkbox, or a photo. A percentage tells you what those comparable listings offer. It does not tell you the purchase will pay for itself.

What guests keep repeating

Where reviews exist, the report looks for the comments that show up more than once. Put the strengths in the listing. Treat the recurring complaints as a sign the next guest needs a clearer expectation.

I want the right guest to choose the stay, and I want the stay to match what the listing promised.

PriceLabs Listing Optimizer is AI slop. Our beta hosts loved this.

AI can produce a pile of confident copy. I care about one thing: can a host do something with it?

"Highlight your amenities" fails that test. You still have to figure out which amenities, from which photos, against which neighbors.

PriceLabs Listing Optimizer is the name hosts already know. It is an automated AI audit. Nobody edits it before it lands in front of you. The paragraphs sound finished. Then they tell you something you already knew. Hosts have a name for that kind of writing. AI slop. I know that voice, and I refused to ship it.

We use AI in Listing Optimizer. I am fine saying that. The report earns its place by tying the advice to your photos, your listing text, your guest comments, and the nearby stays we can compare. You still review it. You still decide what is true about the property. We do not push edits to Airbnb for you.

Every host in our beta loved the report. All of them. The notes I got back were about the work: wich photo should lead, which amenity was already in the house, which sentence was dead weight. That is the reaction I was willing to publish.

A general chatbot can rewrite a description too, once you paste the description in and then remember to paste everything else. Listing Optimizer does that gathering as part of the report, using the listing and the comparison data we have.

BNBCalc vs. PriceLabs Listing Optimizer

If you are choosing between them, the bill is the easy part. The writing is why I built ours.

PriceLabs makes sense if you want a score refreshed every month and you are willing to keep paying for it. I wanted the other job: buy the report when you need it, make the changes, use the two reruns, and move on. Nothing to manage. Nothing to cancel. I have read alot of those subscription audits. They all sound the same.

This is PriceLabs Listing Optimizer, separate from their Dynamic Pricing product. I checked their official billing documentation on October 6, 2026.

What does BNBCalc Listing Optimizer cost?

  • One report: $19, including two reruns for that same listing.
  • Five report credits: $60, or $12 per listing.
  • Paid Calculator or Markets members: one lifetime Listing Optimizer credit is included.

You can buy a report without a paid BNBCalc membership. Open it in the browser, or download the PDF and keep it next to you while you edit.

Start with the listing you have

Paste your public Airbnb link, choose the languages, and run the report. Do the quick wins first. Use the longer sections when you are ready for the next round.

BNBCalc does not change your Airbnb listing. You pick what to apply. Bookings still depend on price, demand, competition, and the guest experience. The report is for the part guests see before they book.

Frequently asked questions

What is an Airbnb listing optimizer?

An Airbnb listing optimizer reviews how a property is presented and suggests what to improve. BNBCalc reviews the available photos, listing copy, guest feedback, and amenities, with nearby listing comparisons where we have them. You get prioritized actions, photo recommendations, and title and description options to check and apply yourself.

Do I need a BNBCalc subscription to use Listing Optimizer?

No. One report is $19. Five report credits are $60. A report includes two reruns for the same listing. Paid Calculator or Markets members get one lifetime optimizer credit.

Will it edit my Airbnb listing for me?

No. You get recommendations and suggested copy. You confirm the property details and make the changes in Airbnb.

Does listing optimization guarantee more bookings or a higher search rank?

No. The report helps you improve the listing guests see before they book. It does not promise a search position, an occupancy rate, or more revenue.
