Reveal Airbnb revenue for any address or city
Does Airbnb have an API you can use to pull listing, revenue or occupancy data? Well, it does have one, but only software companies Airbnb approves can use it, and it's built to run listings rather than to study them. Its API terms describe programs for property management, channel management and similar host software, and they rule out using the API to analyze pricing or financial data.
That leaves three very different answers, depending on who's asking. If you're a host, you connect your listings through software Airbnb has integrated with, or sync calendars by link. If you're an investor, Airbnb's API won't give you market data, so you'll want BNBCalc Markets and the BNBCalc Calculator to see what a property could earn. And if you're building a product that needs revenue and occupancy for an address, the BNBCalc API returns a full property analysis for $0.20 a report.
I'll start with what Airbnb's own pages say as of October 2026, then take hosts, investors and developers in turn, ending with what it costs to screen 500 addresses through the BNBCalc API.
Who Can Use Airbnb's API?
Airbnb's API is for companies that build software for hosts. According to its API Terms of Service, last updated October 15, 2025, it exists to support what Airbnb calls Host Services through a set of API programs. Those programs include connections to property management, channel management, operations management, connected-device and hospitality providers, plus Airbnb's Preferred Software Partner Program.
Getting in takes a lot more than a key, though. Every API program requires the company to sign Airbnb's nondisclosure agreement, accept the API terms and any partner-specific terms, pass Airbnb's data security review and build each mandatory API feature within six months of its release.
Even then, Airbnb decides which kinds of data each partner can reach.
There's one more check for the Preferred Software Partner Program, which Airbnb uses to recognize its top property and channel management software partners. When Airbnb announced its 2025 Preferred Software Partners, its newsroom said only partners that "complete a data security and API quality review" are eligible.
So can you just sign up for a key, the way you would with most APIs? Not really. Airbnb's terms only license the API for delivering Host Services under one of its API programs, so the way in is to build software for hosts and get your company into one of those programs.
What Does Airbnb's API Do?
Once a partner is in, Airbnb's developer portal shows what the API is for. When I checked it on October 18, 2026, it listed two products, a Homes API and an Activities API.
| Airbnb API | What the developer portal lists |
|---|---|
| Homes API | Creating and updating listing descriptions, amenities and photos; confirming availability in real time during booking; retrieving and managing reservations |
| Activities API | Managing activity content and media; the same real-time availability checks; a Messages API for sharing ticket QR codes and contacting guests |
Each row lists jobs a partner's software does for a host on Airbnb, and every one is about the host's own listings and bookings. Neither product lists anything about other hosts' listings, what they earn or how often they're booked.
Airbnb's API terms go a step further, too, and bar partners from using the API for "analyzing, deriving, or optimizing any demographic, pricing, financial, or other data", or from using what comes through it to build databases.
There's no Airbnb API you can sign up for to pull market data, then, and even an approved partner can't turn this one into a source of it.
Can You Scrape Airbnb Instead?
Airbnb's own rules say no. Section 11.1 of its Terms of Service, in the version that covers US users (last updated February 5, 2026), tells users not to use "bots, crawlers, scrapers, or other automated means to access or collect data" from the platform. Before you build anything that touches Airbnb's site, read its terms in full.
How Do Airbnb Hosts Connect Software to Their Listings?
If you're a host, the good news is that you won't have to touch the API yourself. The software you connect talks to it for you, and if a calendar link is all you need, you can skip the software too.
How Do You Connect a Property Management System to Airbnb?
If you want software to run your Airbnb listings, Airbnb's help center points you to two kinds: a property management system (PMS) or a channel manager. According to Airbnb's article on publishing listings through software, you set up an Airbnb account, grant the software permission to manage it, and pick which listings to publish. If your listings are already live, make sure to connect the existing ones rather than publish new copies, since connecting keeps their content and reviews.
You'll also choose how much the software controls: everything, or only pricing and availability, in which case you add the listing content and booking settings on Airbnb itself. Either way, Airbnb asks software-connected hosts to verify their ID, and listings created through software are usually pre-set to Instant Book.
As for which software to pick, Airbnb's software partners page lists its Preferred and Preferred+ partners, the ones it says "meet or exceed all our technical and performance benchmarks."
I'd start there, and I'd ask each one how it handles the two sync options before moving any listings over.
Can You Sync an Airbnb Calendar Without Software?
If you only list on Airbnb and one or two other sites, you might not need software at all. Airbnb's calendar sync works by link: you paste your Airbnb calendar's export URL into the other site, and you import theirs as a link ending in .ics.
Airbnb pulls in connected calendars every 3 hours, and you can refresh them sooner by hand. Keep in mind that nights booked on the other site get blocked on Airbnb, but nights you block there "may or may not be blocked on Airbnb", so check both calendars once they're connected.
Neither route tells you what the listings around yours earn, though. That's the same gap investors run into, and BNBCalc Markets fills it with comp sets, saved lists of competitor listings in one market whose revenue, occupancy and nightly rate BNBCalc averages and compares with the whole market.
How Can Investors See What Airbnb Listings Earn?
If you're an investor, your questions are different. You want to know what a specific house could earn, how often similar listings get booked and at what nightly rate, and whether the deal still works once there's a loan on it. That's the work BNBCalc's tools are built for.
For the market, BNBCalc Markets shows every Airbnb and Vrbo listing in a market, and each listing's detail panel shows its actual revenue over the past 12 months, its occupancy of available nights, its average daily rate and how many days its host blocked. Its Amenity revenue impact also estimates how much more listings with a given amenity earn, comparing similar listings in the market, and Markets keeps about three years of history.
For one property, the BNBCalc Calculator takes an address or a Zillow link and pulls up to 50 comparable listings nearby. For a US property, you can then run its AI Underwriter to review each one's photos, layout and amenities against yours, keep the closest matches and set your revenue estimate at their median. From there, the Calculator estimates your expenses and runs your price and loan through to cash flow, cap rate and cash-on-cash return.
If you'd like to check its comp picks yourself, here's how to run Airbnb comps by hand.
Is There an API for Airbnb Revenue and Occupancy Data?
Yes, and that's the job the BNBCalc API does.
The API creates a BNBCalc property analysis from your own software and sends back the results as data, with a link to a hosted report you can share.
There's no partner review to get through, either, since you start API access at $0 a month from your BNBCalc account settings, create a key and send it in a header with every request. Just make sure to keep that key on your server, out of any browser or mobile code.
Once you're in, the BNBCalc API gives you four endpoints, one each for buying, rental arbitrage, a property you already own and co-hosting, plus an enhance call that adds AI steps to an analysis you've already made. The API docs have the parameters and sample code.
| Question | Airbnb's API | BNBCalc API |
|---|---|---|
| Who can use it | Software companies in one of Airbnb's API programs, after a nondisclosure agreement and a data security review | Anyone with a BNBCalc account who starts API access in settings |
| What it's for | Running a host's listings, availability and reservations | Analyzing a property at an address you send |
| What comes back | Whatever listing and reservation data Airbnb's program lets that partner reach | Depending on the endpoint, projected nightly rate, occupancy, monthly and annual revenue, expenses, cash flow, cap rate, cash-on-cash return, ROI, percentiles, comparable listings and a hosted report link |
| Pricing or financial analysis | Barred by its API terms | The whole point of it |
Read across a row and you'll see they answer different questions. Airbnb's API runs listings, while BNBCalc's analyzes properties, so a property manager could easily use both. And if you'd like to see the BNBCalc API beside other short-term rental data APIs, this comparison of what each one returns and costs lines them up.
You can switch on two optional AI steps, either when you create the analysis or later through an enhance call. AI comp selection picks the comparables and applies the resulting revenue benchmark, for US properties with at least eight usable listing photos. AI expense estimates, meanwhile, estimate the property's operating expenses instead of using BNBCalc's category defaults. Each AI step that completes adds $0.10, while one that fails or times out costs nothing, and the response lists anything that was skipped in its warnings.
On top of the price, there are a few limits to plan around. The API takes up to 100 requests a second, but requests with an AI step are capped at 10 a minute per key, two at a time. API analyses also run on BNBCalc's system defaults rather than your saved presets and don't show up in your Properties list, so don't forget to store the hosted report link from each one.
And if your integration needs high-volume planning, custom onboarding or white-label workflows, BNBCalc's API pricing page says to contact the team instead of relying on dashboard self-serve.
How Much Does It Cost to Screen 500 Addresses With the BNBCalc API?
Let's say your tool screens 500 US addresses a month, and you only want the AI steps on the 50 that make your shortlist. The plain reports come first, at 500 × $0.20 = $100. Then you call enhance on the best 50 with both AI steps, and because enhance carries no base fee, that's 50 × 2 × $0.10 = $10. In total, the month comes to $100 + $10 = $110. That's $0.22 an address.
If you switched both AI steps on for all 500 from the start, you'd pay 500 × $0.40 = $200. Saving the AI work for the shortlist cuts that by $90.
Keep in mind that $110 is the most you'd pay, since an AI step that doesn't complete, say on an address without enough listing photos, isn't billed.

To see where the API sits beside market research and one-off analyses, this guide to Airbnb analytics software follows one house from a state ranking to the API.
So, Does Airbnb Have an API?
Yes, but it's a partner API for software that runs listings, availability and reservations, and its terms keep even approved partners from using it to analyze pricing or financial data. Hosts reach it through a connected property management system or channel manager, or skip it with calendar links. Investors and developers can't get market data through it, which is why the practical route for one address is the BNBCalc Calculator, and for a list of them, the BNBCalc API at $0.20 a report.
Whatever you end up building on, the terms matter as much as the docs, because the docs tell you what you can call, while the terms tell you what you're allowed to do with the answer.
That's usually the part that decides whether your plan works.
Frequently Asked Questions
Can I Get Airbnb Revenue and Occupancy Data Through an API?
Yes, through the BNBCalc API. Send a location and a few property details, and it returns a BNBCalc property analysis as data. That can include the projected nightly rate, occupancy, monthly and annual revenue, expenses, cash flow, cap rate, cash-on-cash return, percentiles, the comparable listings behind the estimate and a hosted report link. As of October 2026, it costs $0 a month plus $0.20 per report it creates, and $0.10 more for each AI step that completes.
Is There a Free Way to See What Airbnb Listings Earn?
Yes. The BNBCalc Calculator lets you run two property analyses free, or start a 7-day free trial with full access, and each analysis estimates a property's revenue from up to 50 comparable listings nearby. BNBCalc Markets also lets anyone explore one market fully, Broken Bow, Oklahoma, and shows part of every other market's data, while the full listing-level numbers need the Markets plan.
Can Airbnb Hosts Compare Their Listing With Competitors' Numbers?
Yes, with comp sets in BNBCalc Markets. A comp set is your own saved list of competitor listings in one market, and BNBCalc averages their revenue, occupancy, nightly rate and more, then compares them with the whole market. Each listing's detail panel also shows its actual revenue over the past 12 months, its occupancy of available nights and the days its host blocked. Comp sets come with the Markets plan, at $79 a month or $399 a year as of October 2026.
Does the BNBCalc API Work Outside the US?
Yes. The BNBCalc API takes addresses in the US and internationally, and it returns the analysis and a hosted report link for both. The one exception is AI comp selection, which only runs on US properties with at least eight usable listing photos, so for an address outside the US, leave that step off and the report still comes back with its comparable-based estimate.
BNBCalc API Pricing and Free Analyses
When you're ready to build, the BNBCalc API costs $0 a month plus $0.20 for each report it creates and $0.10 for each AI step that completes, as of October 2026. You can read the API docs and create your key from your account settings today.
If you'd rather try the analysis in your browser first, you can run two property analyses free in the BNBCalc Calculator, or start a 7-day free trial with full access. After that, the Calculator is $30 a month or $199 a year, and BNBCalc Markets is $79 a month or $399 a year with the full Calculator included.
