How often is BNBCalc's data updated?
Last reviewed Oct 7, 2026 by Jeremy Werden
Short answer
BNBCalc refreshes its market data once a month, adding the most recently completed month, so the newest month on a market page is usually last month or the one before. A property analysis keeps the comps it was created with: they don't refresh with new data, and only a bedroom-count change fetches new ones.
Markets: once a month
BNBCalc market data is refreshed monthly, in a set order: the previous month's market statistics come in early in the month, the listing snapshot, amenity estimates and market summaries follow, and home values update around the middle of the month.
Since every refresh adds the month that just ended, the newest month you'll see on a market page is usually last month or the month before. To check exactly which month a card runs through, hover over its chart: the tooltip shows the value for each month by name.
Property analyses: a snapshot from the day you ran it
A property analysis works differently. When you run one, BNBCalc pulls comps from the latest monthly listing snapshot and saves them with the analysis, along with the revenue estimate and the expense values it started with.
After that, the analysis keeps those comps. Reopening it shows the same ones, and anything you change (filters, unticked comps, expenses) is recalculated from those saved comps rather than from newer data. That way, a report you've shared with a partner or lender doesn't change on its own.
When you do want fresh numbers, you have two options:
- Change the bedroom count in Edit, which fetches new comps and a new revenue estimate. Changing bathrooms or guests doesn't.
- Run a new analysis of the same address. You can't change the address of an existing analysis, so a different property always needs a new one.
The same snapshot rule covers BNBCalc's default assumptions. When a default changes, such as the October 2026 move to 8% cleaning and a 15.5% host platform fee, only new analyses pick it up, while saved ones keep their values.
What else updates, and when
| Data | How often it updates |
|---|---|
| Market statistics (revenue, occupancy, daily rate, supply) | Monthly, early in the month |
| Listing data behind comps and the Listings tab | Monthly |
| Amenity revenue impact | Monthly |
| Market summaries and FAQs | Monthly |
| Home values | Monthly, around mid-month |
| Your saved analyses | Only when you change them |
If you track a market closely, keep in mind that a figure can move from one month to the next because a new month replaced the oldest one in the 12-month window. That's how a rolling year works, so look at a few months together before you read a single change as a trend.
Frequently asked questions
Is BNBCalc's data real-time?
No. Market data refreshes once a month, and a property analysis keeps the comps it was created with. For the latest numbers on a property, run a new analysis.
Will my saved BNBCalc analyses update when new data comes in?
No. A saved analysis keeps its comps and its expense values, so the numbers you shared don't shift underneath you. Changing the bedroom count fetches fresh comps; otherwise, run a new analysis of the same address.
