Lower, typical, and higher performance groups are market benchmarks, not guaranteed results. Data updated Sep 2026.
So how much does a Glendale, Arizona, Airbnb bring in, and is it even legal to run one there? The typical listing inside the city earns about $30,000 a year, and because Arizona law won't let a city ban short-term rentals, the answer to the second question is yes, as long as Glendale's license and neighbor notice are done before you offer the home for rent.
There's one thing you'll want to know before any of the numbers, though. BNBCalc has no separate Glendale market. The city's listings are filed under BNBCalc's Phoenix market, a territory that's mostly Maricopa County with a sliver of Pinal County, and only about 4.6% of that market's listings sit inside Glendale's city limits. So whenever a figure below describes the whole metro, I'll say so, while the Glendale numbers are worked out from just the BNBCalc listings inside the city's Census boundary. If you want the metro as a whole, our Phoenix Airbnb market data covers it.
Here's the short version of what those listings show. In a typical year, a Glendale listing earns about what one elsewhere in the Phoenix market does. The city's best listings top out lower, though, and the gap is widest on four-bedroom-plus homes. Those make up about 37% of Glendale's listings, more than any other size. The way in is paperwork rather than a cap: an annual city license for each property, written notice to your neighbors before the first booking, and a state tax license.
How Much Do Glendale Airbnbs Earn in 2026?
The median Glendale listing took in about $30,000 over the twelve months to late September 2026. Its median nightly rate was $279, and its median occupancy 30.5%. Across the rest of the Phoenix market the median listing earned about $30,300, at $286 a night and 31.2% occupancy, so in a typical year the city line barely registers.
The difference shows up higher in the range. A Glendale listing joins the city's top quarter at about $42,600 a year, while elsewhere in the Phoenix market the top quarter starts at about $49,600. That's roughly $7,000 less upside for the same rank, and if you're buying with a top-quarter year in mind, I think that gap matters more than the median does.
So which homes carry the gap? Here's how it breaks down by size, comparing listings inside the city with the rest of the market:
| Bedrooms | Glendale median revenue | Rest of Phoenix market median | Glendale median nightly rate | Glendale top quarter starts at |
|---|---|---|---|---|
| 1 | $17,200 | $16,900 | $154 | $19,500 |
| 2 | $20,300 | $22,400 | $174 | $25,200 |
| 3 | $31,300 | $31,700 | $282 | $36,600 |
| 4+ | $45,800 | $53,800 | $416 | $60,600 |
Medians from BNBCalc market data, twelve months to late September 2026, for listings inside the Glendale city limits (US Census place boundary) and for every other listing in the Phoenix market. Studios inside Glendale are too thin to measure reliably and are left out.
When I read across each row, the pattern's clear enough. One-bedroom and three-bedroom homes earn about what they'd earn anywhere else in the metro, while two-bedrooms trail by about $2,100. Look twice at the four-bedroom-plus row, though, since a big Glendale home's median sits about $8,000 below the same size elsewhere in the market, and it gets there charging a median $416 a night against about $501. Keep in mind that bigger homes make up a slightly larger share of Glendale's listings than elsewhere in the metro, and that's why the city's overall median still lands level with the metro's even though its biggest homes trail.
How does that compare with the cities around it? Counted the same way, the city of Phoenix's median listing earns about $30,000 as well, Peoria's next door at about $30,700, and Scottsdale's at about $37,000, so Glendale earns like Phoenix proper, not like Scottsdale. Metro-wide, professional hosts run a large share of the listings, which means you're up against managed portfolios as much as other owners, and our roundup of the best property management companies in Glendale is worth reading if you'd sooner have a manager run the place for you.
Is the Glendale Airbnb Market Oversaturated?
No. BNBCalc tracks supply at the level of the whole Phoenix market, and there the count of active listings stayed roughly flat across the past year, so there's no wave of new competition landing on Glendale. What did move is occupancy, which slipped about 6%, while nightly rates climbed about 18%.
| Phoenix market, all listings | One-year change |
|---|---|
| Active listings | Roughly flat |
| Occupancy | Down about 6% |
| Nightly rate | Up about 18% |
BNBCalc market data, Phoenix market-wide, October 2025 through September 2026 set against October 2024 through September 2025; changes are relative (a percentage of the earlier year's figure, not percentage points) and rounded.
I'd read that as a market where hosts charged more and filled a few fewer nights, not one where newcomers crowded everyone out. Part of that rate jump, though, comes from what's for rent. Within any one size from one bedroom up, metro-wide nightly rates rose somewhere between about 9% and 15%. The 18% headline runs higher because the market shifted toward bigger, pricier homes: four-bedroom-plus listings grew about 4%, while every smaller size shrank.
To me, that detail lands right on Glendale's weak spot. The one size adding listings metro-wide is the one where Glendale already trails the rest of the market by about $8,000 at the median. So if you're looking at a big house here, make sure you're comparing it with nearby big houses rather than with the metro's headline rate.
Unfortunately, BNBCalc keeps its trend history at the market level, so there's no city-only version of this answer. What I can add is that Glendale's median occupancy runs a little under the rest of the market's, at 30.5% against 31.2%. That's a small gap, not a crowding signal, and the best way to keep an eye on it is to recheck the occupancy of comparable Glendale listings every few months before you commit.
When Is Glendale's Peak Airbnb Season?
March. Across the Phoenix market, March is the busiest and most expensive month of the year, with February close behind, while August is the quietest. BNBCalc doesn't track Glendale's months separately, so the calendar below is metro-wide. Keep in mind it's measured differently from the 30.5% median I quoted earlier. That 30.5% is a whole-year number for each home, its nights booked out of all 365, with blocked dates left in the count, whereas the monthly figures are BNBCalc's market-wide occupancy rate for each month, which is why most months sit above it:
| Month | Occupancy | Nightly rate |
|---|---|---|
| October 2025 | 36.7% | $287 |
| November 2025 | 40.2% | $332 |
| December 2025 | 37.4% | $338 |
| January 2026 | 41.2% | $349 |
| February 2026 | 53.5% | $485 |
| March 2026 | 58.1% | $522 |
| April 2026 | 42.3% | $399 |
| May 2026 | 34.6% | $325 |
| June 2026 | 31.2% | $273 |
| July 2026 | 31.1% | $258 |
| August 2026 | 29.0% | $241 |
| September 2026 | 31.6% | $260 |
BNBCalc market data, Phoenix market-wide, all listings.
The swing is wide. In March the Phoenix market as a whole filled 58.1% of its nights at $522, and by August that had fallen to 29.0% at $241, so the nightly rate more than doubles from the trough to the peak. That's the desert calendar at work, since guests come for the mild late winter and early spring, then the summer heat thins them out from June through September.
If I were running a Glendale property, I'd treat that as two different businesses inside one year. February and March are when your calendar fills fastest at the highest rates, so you'll want pricing and minimum stays set well before they arrive, whereas June through September is about keeping the calendar from going empty at a rate that still covers cleaning.
The week has its own rhythm, too. Across the metro, Saturday occupancy runs about 46% above Tuesday's, and Friday's nightly rate runs about 27% above Tuesday's, so the midweek gap is where a weekday discount or a longer-stay rate earns its keep.
Where Should You Buy an Airbnb in Glendale?
I've split the city by Glendale's own council districts, because the city draws them itself and the six of them divide it end to end. Here's how they compare, using only listings inside the city limits:
| Council district | Where it sits | Median revenue | Median nightly rate | Median occupancy | Top quarter starts at |
|---|---|---|---|---|---|
| Cholla | Northernmost district | $41,800 | $403 | 29.6% | $58,900 |
| Barrel | Central Glendale | $32,000 | $262 | 30.7% | $39,300 |
| Sahuaro | North-central, around Arrowhead Towne Center | $30,200 | $270 | 34.3% | $50,900 |
| Yucca | West, around State Farm Stadium and Desert Diamond Arena | $26,100 | $235 | 29.8% | $35,600 |
| Cactus | East side | $19,800 | $209 | 30.0% | $33,800 |
| Ocotillo | South, around City Hall and downtown | $14,700 | $175 | 28.7% | $28,500 |
BNBCalc market data, twelve months to late September 2026, listings inside the Glendale Census place boundary, assigned by the City of Glendale's council-district map. Landmarks placed by their geocoded street addresses.
Each row is a median, so read it as what a typical listing in that district did, not what a good one can do. Cactus and Ocotillo are the thinnest rows, and they'll move more than the others between data updates.
Cholla leads by a long way, and the reason's mostly the housing. Its typical listing is a four-bedroom home, against three bedrooms in every other district except Ocotillo, where it's two, so it earns more by renting bigger houses at a higher nightly rate rather than by filling more nights. If you want the city's strongest median, that's where it is, though you'll pay for the square footage going in.
Sahuaro is the one I'd look at for occupancy, since its median of 34.3% is the best in the city, and its top quarter starts above $50,000, a high ceiling for a district whose typical home is a three-bedroom.
Yucca, though, surprised me. About half of Glendale's listings sit there, in the district that holds State Farm Stadium and Desert Diamond Arena, and yet its median of about $26,100 falls below the city's. Being next to the stadium hasn't turned into a stronger typical year, and with half the city's supply in the same district, you won't be the only host counting on game weekends, so if you buy near the stadium you'll want a listing that earns its keep on the ordinary weeks too.
Ocotillo, around City Hall and downtown, has the lowest median in the city on mostly smaller homes. It can still work for a one- or two-bedroom bought at the right price, but it's the district where you'll need the sharpest numbers. For the street-level judgment on each area, our guide to the best Glendale neighborhoods for Airbnb makes the street-by-street calls a table can't.
Which Amenities Make the Most Money in Glendale?
Across the Phoenix market, a pool is the amenity BNBCalc publishes openly, and its model puts a pool at about 12% more revenue. That's a metro-wide figure, since BNBCalc measures amenity value at the market level rather than for Glendale alone.
So what's 12% worth on a Glendale property? Applied to the city's median year of about $30,000, it comes to roughly $3,600 a year, and that's the number I'd set against a pool's upkeep before paying extra for a house that has one. Keep in mind it's a pooled figure across every size of home, so a big house and a one-bedroom won't necessarily see the same lift.
What about hot tubs? Several other amenities carry a measurable signal across the metro, and BNBCalc keeps their values inside Markets: an EV charger, a BBQ grill, a hot tub, bicycles, a sauna and allowing pets. Basics that almost every listing already offers, like a washer, are in BNBCalc's model too, but it doesn't publish a value for them, since a feature nearly everybody has can't separate the listings that earn from the ones that don't.
Is Airbnb Legal in Glendale?
Yes. Arizona's state law bars cities and towns from prohibiting short-term rentals, so Glendale can regulate them but can't ban them. The statute spells out what a city may regulate instead, among them health and safety, nuisances, an emergency contact, a local license, neighbor notice, insurance and a handful of prohibited uses, and Glendale uses most of those powers.
Under Glendale's city code (Chapter 29.1, Article IV), you need an annual short-term rental license from the city for each property before you rent it or even advertise it, and the code sets the fee at $100 per license. The application asks for the owner's contact details, a 24-hour emergency contact and proof of your Arizona transaction privilege tax (TPT) license, and the city can turn down an owner or designee who's a registered sex offender or has certain felony convictions.
Before you offer the home for rent, you also have to notify your neighbors in writing, by certified mail or by hand: every single-family home next to yours, directly across the street and diagonally across. The notice carries your city account number, the address and your emergency contact's details, and you then file an attestation with the city saying you did it. Don't forget to send the notices again within five days whenever that information changes.
A few more rules round it out. You'll need at least $500,000 of liability insurance, unless you list through a platform that provides equal or greater coverage, and occupancy follows the fire code Glendale has adopted. The home can't double as an event center, a pop-up store or any other non-residential use either. If something does go wrong, penalties climb with each repeat violation at the same property within a year. The first can cost up to $500 or one night's rent, whichever is greater, and by the third it's up to $3,500 or three nights' rent, while three verified violations in twelve months can get your license suspended for up to a year.
Then there's tax, which sits on the guest's bill, and in Glendale the rate depends on how the guest books. As of October 2026, a stay booked directly with you carries 15.17%: 7.27% in state and Maricopa County transaction privilege tax on transient lodging, plus Glendale's 2.9% hotel tax and its 5% additional tax on transient lodging. Book the same stay through Airbnb, though, and Arizona taxes it as an online lodging marketplace sale, which carries 5.72% for the state and Maricopa County; add Glendale's two city taxes and the total is 13.62%. Airbnb charges that tax to the guest and pays it to the state itself, but you still need your own TPT license with Glendale's region code, GE, and both the state and the city say you still file returns reporting those bookings.
One last registration catches people out: Arizona requires the owner of any residential rental to record it with the county assessor, Maricopa County in Glendale's case, before anyone occupies it. For the step-by-step version, with the portal, the forms and who to call, our Glendale short-term rental regulation guide has it.
How Does BNBCalc Track the Glendale Airbnb Market?
Once the paperwork's in hand, the numbers decide the rest, and the trends and the monthly calendar in this article come out of BNBCalc market data covering all of the Phoenix market, every listing counted. The amenity values match what you'll find in BNBCalc Markets, the tool BNBCalc gives you for scouting and ranking rental markets before you pick a city, and since it counts Glendale inside Phoenix, the Glendale medians are worked out separately, from the BNBCalc listings that fall within the city limits. The pool's 12% is a single figure pooled across every size of home, yet Glendale's earnings gap sits mostly in its four-bedroom houses, and Markets splits that amenity revenue impact out by bedroom count, which is the version I'd check before paying for a pool on a big Glendale rental.
How Do You Estimate Airbnb Revenue for a Glendale Property?
The BNBCalc Calculator is where I'd begin. It looks for up to 50 comparable rentals around the Glendale house you're eyeing, projects that house's revenue, occupancy and nightly rate from them, and keeps going into operating costs, the loan and your returns. If a US address turns up four comps or more, the AI Underwriter steps in and picks out the nearest matches. Before you settle on Glendale, it's worth seeing where it sits among Arizona's markets ranked by gross yield. The Phoenix market page in BNBCalc Markets is worth a look next, though keep in mind the page leads with the metro's typical earners, not the full set of listings, so its numbers won't line up exactly with the market-wide ones here.
With the report in hand, hold your own pro forma up against three Glendale numbers:
- Occupancy. Glendale's median listing filled about 30.5% of its nights over the past year. If your plan assumes a lot more than that, know what in the listing is going to earn it.
- The top quarter. Inside the city, a listing joins the top quarter at about $42,600 a year, roughly $7,000 below where the top quarter starts across the remainder of the metro. A plan that needs a top-quarter year should clear the Glendale line, not the metro's.
- Summer. Across the metro, occupancy bottoms out near 29% in August at about $241 a night, so if your financing only works in a March-like month, it doesn't work.
Hosts who already have a Glendale listing live can run the Airbnb Listing Optimizer on it. It reads through up to 100 of that listing's guest reviews, sizes it up against as many as 50 of its neighbors, and ranks what to fix, so you know where to start. The BNBCalc API is the bulk route: investors and lenders who screen addresses inside their own systems can pull the Calculator's property analysis (projected revenue, occupancy, nightly rate, the comps and cash flow) over a REST connection and pay only for what they use.
So, How Much Can a Glendale Airbnb Make?
By BNBCalc's numbers, a typical listing inside Glendale makes about $30,000 a year, level with the Phoenix market outside the city, while Glendale's top quarter starts near $42,600 and its four-bedroom homes trail the metro by about $8,000 at the median. With an address picked out, your next step is the BNBCalc Calculator. Still weighing Glendale against other cities? Start in BNBCalc Markets, where you can screen US markets on gross yield and see how Glendale's Arizona peers stack up.
When a suburb's typical listing matches its metro but its best listings stop short, the median stops being the number that decides the deal. In Glendale the city line moves the median by a few hundred dollars, while the gap between its strongest and weakest council districts runs to about $27,000, so the street, the size and the listing decide far more than the city's name on the address.
Frequently Asked Questions
How much does an Airbnb make in Glendale, Arizona?
In BNBCalc market data for the twelve months to late September 2026, the median listing inside Glendale's city limits earned about $30,000, at a median nightly rate of $279 and 30.5% occupancy. That's level with the rest of the Phoenix market, where the median listing earned about $30,300. The top quarter of Glendale listings starts at about $42,600 a year, roughly $7,000 below the same line elsewhere in the market.
Does BNBCalc have separate Airbnb data for Glendale?
Not as its own market. BNBCalc Markets tracks Glendale as part of its Phoenix market, which is mostly Maricopa County with a sliver of Pinal County, and about 4.6% of that market's listings sit inside Glendale's city limits. Market-wide trends, seasonality and amenity values describe the whole Phoenix market, while the city medians are worked out from the BNBCalc listings inside Glendale's Census boundary.
What occupancy rate do Glendale Airbnbs get?
In BNBCalc market data, the median listing inside Glendale filled 30.5% of its nights over the twelve months to late September 2026, against 31.2% for Phoenix-market listings outside the city. Across the metro, occupancy peaked at 58.1% in March 2026 and bottomed at 29.0% in August 2026, so a Glendale listing's busiest nights land in late winter and early spring.
Which part of Glendale earns the most on Airbnb?
In BNBCalc market data, the Cholla council district, the northernmost in the city, has Glendale's highest median at about $41,800 a year, on mostly four-bedroom homes at a median $403 a night. Sahuaro, around Arrowhead Towne Center, has the highest median occupancy at 34.3%. Yucca, the district that holds State Farm Stadium, has about half the city's listings but a median of about $26,100.
Which amenity adds the most revenue to a Glendale Airbnb?
BNBCalc Markets measures amenity value across the whole Phoenix market, where a pool is the amenity published openly, at about 12% more revenue. Other amenities with a measurable signal there, including a sauna, a hot tub, a BBQ grill, an EV charger, allowing pets and bicycles, have their values inside BNBCalc Markets, broken out by bedroom count.
How busy is Glendale in summer?
Across the Phoenix market in BNBCalc market data, June through September 2026 ran at 29.0% to 31.6% occupancy, with August the quietest month of the year at 29.0% and a $241 nightly rate. March 2026 was the busiest, at 58.1% and $522. A Glendale listing should treat summer as its slow season and set pricing for February and March well ahead.
