Quick answer

Airbnb's new house rules let hosts set seven standard rules guests must follow, plus requests they're only encouraged to follow. For reservations booked on or after November 20, 2026, whatever the stay date, hosts generally can't ask for cleaner-type chores, charge fines or require contracts outside a few narrow cases. BNBCalc Markets shows what listings your size charge for cleaning.

So what are Airbnb's new house rules, and when do they actually start? Well, since Airbnb's announcement on October 20, 2026, the Listing editor has given you seven standard rules guests have to follow, and anything else you ask for is a request they're only encouraged to follow. The policy behind it covers reservations booked on or after November 20, 2026, whatever the stay date, and it isn't just a US change.

The policy does generally rule out cleaner-type chores, along with fines and most rental agreements, but for a host I think the bigger change is that split between rules and requests, the seven-rule line, because it decides which asks you can still enforce.

So if your listing still asks guests to strip the beds and start laundry, every booking made from November 20 on picks up a request the policy generally doesn't allow. I'll walk through what changed, then price the extra cleaner time with BNBCalc's data for Broken Bow, Oklahoma.

What Are Airbnb's New House Rules?

Airbnb's new house rules split what you ask of guests into two groups: seven standard rules they have to follow, and requests you add under "During the stay" or "Before checkout". Both live in the House rules and requests section of the Listing editor, so checkout instructions no longer get their own tab.

As for why, Airbnb told USA Today it had heard from its community that house rules "can be confusing, onerous, and hard to manage."

Airbnb's 7 Standard House Rules, Old vs New

Airbnb's seven standard house rules, live since October 20, 2026, are these, two of which its Community Center post calls new:

  1. Maximum overnight guests (new)
  2. Quiet hours
  3. Events
  4. Pets, including how many
  5. Smoking, including vaping and e-cigarettes
  6. Commercial photography and filming
  7. Lock up at checkout, with optional key-return details (new)

Older guides show a different list, though, because Airbnb's help article, archived in April 2026, listed check-in and checkout times, check-in method and maximum number of guests among its standard rules. None of those three made the new seven, and while that archived article let you write extra rules in your own words, the new editor puts anything outside the seven under Requests.

In other words, five rules carried over, and I'd treat any list that still includes check-in and checkout times as written for the old menu. Guests still have to respect your check-in window and checkout time, though, under Airbnb's ground rules.

When Do Airbnb's New House Rules Take Effect?

Those seven went live on October 20, but Airbnb's policy applies to reservations booked on or after November 20, 2026, whatever the stay date. Reservations booked before then stay under the previous policy.

DateWhat happened

Booked Nov 20, 2026 or laterNew policy on chores, fines, fees, contracts and personal data

The bottom two rows matter most for your calendar, since a November 19 booking for a July 2027 stay falls under the previous policy, while a November 21 booking for Thanksgiving weekend falls under the new one.

Airbnb House Rules vs Requests: What Guests Must Follow

What a guest has to do depends on which side of the seven-rule line your ask falls on. Airbnb's policy puts it in one sentence: "Guests must follow hosts' house rules, and are encouraged to comply with hosts' requests."

What if a guest ignores a rule? Airbnb lets you cancel without fees or other consequences if they break it during the stay, or say before check-in that they intend to.

For an ignored request, though, Airbnb's ground rules for guests say you can contact Airbnb for help.

On your listingMust guests follow it?If a guest ignores it
House rule (one of the seven)Yes, it's requiredCancel without fees; dispute a retaliatory review
RequestEncouraged onlyContact Airbnb for next steps; leave an honest review
Generally not allowed (like stripping beds or fines)It shouldn't be on your listingThe Listing editor will flag it; guests may see an alert if it stays unresolved

The seven-rule line runs between the top two rows, and Airbnb ties penalty-free cancellation to the top row. That's why, if an ask fits one of the seven, like a guest limit or locking up, you should set it as a rule rather than write it as a request.

What Airbnb Hosts Generally Can't Ask Guests to Do

Most lines on an old checkout list fall in that last row. Under the policy, a request generally isn't reasonable if it takes "significant effort or time" or is a cleaner's job, fines generally aren't allowed either, and you can only use contracts and guest data in narrow cases.

Checkout Chores Like Stripping Beds and Doing Dishes

For bookings made on or after November 20, 2026, Airbnb generally doesn't let hosts ask guests to wash and put away dishes, strip the beds, start laundry or take trash off-site. Its announcement pairs each ask it generally rules out with one that's fine: guests can put used dishes in the sink, gather used towels and sort trash into indoor bins, and rather than avoiding a listed amenity like the AC, they can turn it off when they leave.

Loading the dishwasher isn't one of Airbnb's examples, so I'd stick to the sink.

The policy allows for local context, like animal-proof bins in bear country or short showers in a drought, but the request still has to be on your listing before the guest books.

I think the dish rule is a fair call for a whole home on a three-night stay and a harder one for a shared kitchen or a two-week stay, though Airbnb's pages don't say where that line sits.

Airbnb's four examples of asks it generally won't allow, and what hosts can ask instead

Fines, Fees and HOA Rules

The policy generally doesn't allow fines or other penalties on guests. For damage, Airbnb points you to AirCover for hosts instead.

As for fees, anything advertised as part of the listing has to be in the price guests see at booking, while optional add-ons like breakfast can go in your requests.

Fines from an HOA, a building or your local government are a different case. For those, make sure to add the rule to your listing's local rules with what it is and who sets it, what guests must do, the fine and when it may be charged. Then, if a guest gets you fined, you can request reimbursement through the Resolution Center, though Airbnb won't collect the fine for you.

Rental Agreements, Guest ID and WiFi Sign-Ins

Unfortunately, if you send every guest a rental agreement, Airbnb's contracts policy now allows a separate contract in only four cases: when law or HOA or building rules require it, for an optional amenity like a golf cart, for a monthly stay of 28 nights or more, or on an Airbnb Luxe listing. You upload it under Contracts, where it's publicly visible, and you collect the signature yourself, while Airbnb won't require guests to sign it or help enforce it.

The same goes for guest data. Unless a law, a written HOA or building rule, or an allowed contract requires it, you can't ask guests for contact details, ID documents, card data, background checks or biometrics. If one does, your requests have to say what you collect and why. You can check ID in person at check-in if your requests say so, but you can't keep a copy unless a law or HOA rule requires one.

WiFi portals that ask for a guest's email aren't allowed either, outside hotels and resorts or those same exceptions. Keyless-entry apps are fine, though, as long as you offer another way in when asked. And unless you're a hotel, you can't ask guests to review the stay on another site.

How to Update Your Airbnb House Rules for the New Policy

With those pieces in place, you can rewrite an old checkout list. In the Listing editor, open House rules and requests, set your standard rules, then add each request under During the stay or Before checkout and save.

Edits only apply to reservations received after you save them, so the sooner you edit, the fewer new bookings pick up the old list.

Old lineWhere it goes nowWhat to write instead
Strip the beds and start laundryOff the list (a cleaner's job)"Please gather used towels"
Wash and put away all dishesOff the list (a cleaner's job)"Please put used dishes in the sink"
Take your trash with youOff the list (trash off-site)"Please sort trash and recycling into the indoor bins"
Lock up and leave the key in the lockboxStandard rule: lock up at checkoutAdd key-return details to the rule

Sign our rental agreementContracts, four cases onlyOnly in an allowed case, like a golf cart
Text us a photo of your IDOff the list, unless a law or HOA rule requires it"We'll check your ID in person at check-in"

Three of the eight lines end up with your cleaner, while two stay on the listing and three move or change.

If your house rules came from a template written before October 20, 2026, make sure to run every line through the same check.

Airbnb House Rules Enforcement: What Happens to Non-Compliant Listings

What if you don't? Airbnb describes a process that starts in the Listing editor and can end in lower search visibility.

  1. The Listing editor will highlight text that may not comply and explain why.
  2. If you save without fixing it, the request will go to further review.
  3. Airbnb will email you with tips and a chance to appeal.
  4. If the issue goes unresolved, guests may see an alert on your listing, such as "includes cleaning requests".
  5. If a violation persists, Airbnb says it may also reduce your listing's visibility in search or take other action under its Terms of Service. For contracts and guest data, Airbnb's contracts policy also names suspending or removing listings.

Guests get a say, too.

After checkout, they can rate how accurately your listing described your place and must give at least one reason, which can include unexpected or excessive rules or requests. Airbnb says listings with repeated low ratings from unreasonable requests may be removed, although category ratings don't affect Superhost status.

How Much Do Airbnb's New Checkout Rules Cost Hosts? A Broken Bow Example

Every line you take off the guest's list still has to get done, and that work lands on your cleaner. So what does it cost? That depends on how often you turn the place over and what your cleaner adds each time, and BNBCalc Markets shows what listings your size charge for cleaning and how long their guests stay.

Broken Bow Cleaning Fees and Stay Lengths by Bedroom

When I pulled BNBCalc's data for Broken Bow, Oklahoma in October 2026, a three-bedroom's average historical cleaning fee was $200 per stay, with an average stay of 3.5 nights.

BedroomsAverage stay (nights)Average historical cleaning fee, per stayCheckouts per 100 booked nights
Studio4.0$11325.0
13.7$11527.0
23.4$14729.4
33.5$20028.6
4+3.8$28626.3

BNBCalc market data for Broken Bow, Oklahoma, as of October 2026. Last column = 100 ÷ average stay.

The fee is charged once per stay, and the last column is how many turnovers your cleaner does per 100 nights you sell, so Broken Bow's two-bedrooms, with the shortest stays, turn over most often.

What Extra Cleaner Time Adds per Booked Night

Airbnb's ground rules say cleaning fees cover standard cleaning, laundry and vacuuming included, and hosts may not charge guests for skipped cleaning or checkout tasks, which means you'll want to price the extra work in up front.

Illustrative: these add-ons are assumptions, not BNBCalc data, so ask your cleaner what the work adds.

Extra cleaner charge per turnoverPer 100 booked nights (× 100 ÷ 3.5)Per booked night (÷ 3.5)Share of the $200 fee
$15$429$4.297.5%
$25$714$7.1412.5%
$40$1,143$11.4320%

Even at the illustrative $40 add-on, that's about $11 per booked night for a Broken Bow three-bedroom, so I think the chores are the cheap part of this change, at least next to editor flags, guest alerts, lower search visibility and low accuracy ratings.

I'd recover that cost by raising the cleaning fee before touching the nightly rate, because the fee is charged per stay, while a higher nightly rate charges long stays for work that short stays create.

If you're underwriting a purchase, budget every turnover as fully paid labor. The BNBCalc Calculator treats cleaning as an operating expense, so you can change the cleaning line and watch cash flow and cash-on-cash move, and its AI expense estimates can propose a cleaning figure based on local listings' cleaning fees.

So, What Changes Under Airbnb's New House Rules?

Since October 20, 2026, Airbnb has given you seven standard rules guests have to follow and requests they're only encouraged to follow. For reservations booked on or after November 20, 2026, whatever the stay date, the policy also generally rules out cleaner-type chores, fines and most rental agreements, so the chores move to your cleaner.

When I pulled BNBCalc's data in October 2026, a Broken Bow three-bedroom's average cleaning fee was $200 a stay, with about 29 checkouts per 100 booked nights, so check your own market's stay lengths and cleaning fees in BNBCalc Markets before you reprice.

I read this change and Airbnb's host-only service fee the same way, since both hand hosts something guests used to handle. My guess is that anything you can't ask a guest to do, or charge them for separately, ends up in the price they see before they book.

Frequently Asked Questions

Can Airbnb Hosts Fine Guests or Charge Them for Skipped Checkout Tasks?

Generally, no. Airbnb's policy puts fines and other penalties on guests on its "generally not allowed" list, and its ground rules say cleaning fees cover standard cleaning, so hosts may not charge guests for skipped cleaning or checkout tasks, though they can still rate cleanliness. The cost of that work belongs in your cleaning fee, and BNBCalc Markets shows your market's average cleaning fee by bedroom, like $200 a stay for a Broken Bow, Oklahoma three-bedroom as of October 2026.

Can Airbnb Hosts Still Send Checkout Instructions by Message?

Only as a reminder of what's already on the listing. Airbnb makes your house rules available as a quick reply, but hosts can't add new rules or requests after booking, whether by message, a sign or in person. Guests also see your checkout time and related rules and requests in their Trips tab, and opted-in guests get a push notification at 5:00 PM local time.

Do Airbnb's New House Rules Apply to Private Rooms and Long Stays?

Yes. The policy covers all reservations booked on or after November 20, 2026, though Airbnb judges reasonableness by the type of listing or stay and may grant exceptions. Shared-home asks like limiting daytime visitors can go under "During the stay", and a monthly stay of 28 nights or more can still use a rental agreement.

Does Airbnb's New House Rules Policy Apply Outside the US?

Yes, it isn't just a US change. Besides airbnb.com, Airbnb publishes the same policy, with the same November 20, 2026 booking date, on its UK help center and its French help center. Local factors still count, too, since Airbnb weighs things like drought-related water limits when judging whether a request is reasonable.
