Hostify 2026 Review: What You Get Beyond the Basics

A 2026 review of Hostify PMS: transparent per-property pricing, every feature on every plan, plus the five-unit floor and sync gripes to know first.

Quick answer

Hostify is an all-in-one property management system for hosts and managers with five or more short-term rentals who want transparent per-property pricing and every feature on every plan. Its strength is published pricing and fast, human support. Its weakness is occasional sync and message-delivery hiccups. Hosts with fewer than five units should skip it.

Hostify shows you the price. Type a property count into its pricing page and it quotes a per-rental rate on the spot, which sounds unremarkable until you try that with most of its rivals and hit a "Request a demo" wall instead.

So here's my verdict before the details. If you manage five or more short-term rentals and want every feature on every plan without an enterprise sales dance, Hostify is a real contender. Under five units, its $1,000-a-year floor quietly rules you out.

That transparency has a limit, and it's worth knowing where it stops. Hostify will tell you the price, but it won't tell you upfront how reliably the sync holds up, and that's where I'd slow down. Our team hosts short-term rentals and lives in tools like this, so I read the pricing page, the feature pages and a stack of 2026 reviews before forming an opinion. Hostify tells you the price. Most of its rivals make you ask, and that framing runs through everything below.

What Is Hostify?

So what are you actually signing up for? Hostify is a property management system, a PMS, built for people who rent homes out on Airbnb, Booking.com, Vrbo and the rest. Its own about page says the team has been at this since 2017, and that the platform now runs 50,000 or so listings across 65 countries.

The job it does is boring in the best way. It sits between you and every booking channel, keeps one calendar in sync, funnels guest messages into one inbox, and automates the repetitive parts of hosting so you're not doing them by hand at 11pm.

The way I think about it, Hostify is the operating layer under a rental business rather than a single trick. A dynamic-pricing tool sets your rates. A cleaning app runs your turnovers. A PMS like Hostify is the thing all of those plug into, and it's what a manager with a dozen listings opens first thing in the morning.

Hostify Features

That operating-layer job breaks into a handful of tools, so let me run our dozen-listing manager through the ones that matter.

The Channel Manager

This is the core, and it's the reason most people show up.

Hostify connects to what it calls 400-plus channels and pushes your calendar, rates and availability to all of them in real time, so a booking on Booking.com closes the same night on Airbnb and Vrbo before a second guest can grab the date.

For our twelve-unit manager, that's the difference between one dashboard and twelve browser tabs. Double bookings are the nightmare a channel manager exists to kill, and on the big channels Hostify does that core job most days. That reliability on the majors is the part I care about most.

Quick detour, because that 400 number gets quoted everywhere. Nobody lists on 400 sites. The figure counts a long tail of regional and distribution channels you'll never touch, so read it as "connects to everything you've heard of" rather than a feature you'll use. Anyway, back to it.

The Unified Inbox and Automations

Once the calendar's handled, the next time-sink is talking to guests.

Hostify pulls every message from every channel into one inbox, then lets you automate the predictable ones: the booking confirmation, the check-in instructions, the review request three days after checkout.

There's also an AI assist that drafts replies from your past answers, which is the kind of thing that saves a busy manager an hour a day once it's trained. Keep in mind it drafts, it doesn't think, so you'll still want to read a reply before you send it.

The Direct Booking Website

Automation saves you time on the channels. A direct booking site is how you stop paying them a cut.

Hostify gives every plan a free, responsive booking website, and on the bigger plans a WordPress plugin and a custom domain so the site reads as yours rather than a template. For a manager with a dozen listings, shifting even one booking a month off Airbnb's service cut adds up over a year, which is the whole reason direct booking is worth the setup work in the first place.

That's the pitch, and it's a fair one. Make sure you actually drive traffic to the site, though, because a booking page nobody visits saves nobody anything.

The Task and Team App

A booking is only half the work. The turnover is the other half. Hostify's task app hands your cleaners and maintenance crew a checklist per property, lets them upload photos, and flags issues back to you without a group chat descending into chaos.

For twelve units running back-to-back checkouts on a Saturday, that coordination is the gap between a calm afternoon and a phone that won't stop buzzing. It isn't glamorous. It's the feature you miss the day it's gone.

Payments and the Owner Portal

Someone still has to get paid. Hostify handles payment collection through the usual processors, stores cards for the balance-due charge, and can run the deposits and invoices a property manager needs for their owners.

That last part matters if you manage for other people. The owner portal gives each owner a login to watch their own performance, which kills off the monthly "how did my place do" email.

Remember that Hostify bills a fixed fee per property, not a slice of revenue, so as those owners' bookings grow, your software cost holds still.

Hostify Pricing and Plans in 2026

A fixed fee per property is the whole pricing story, so here are the actual numbers. Everything below was read off Hostify's pricing page on the monthly toggle, as of August 2026.

One thing to flag first. The page runs a standing "30% off your first 3 months" promotion and defaults to showing those discounted figures, so the number you see on arrival is not the standing rate. The standing per-rental rates are these.

Plan (active properties)PriceBillingWhat you get
Fewer than 5$1,000 per yearAnnual onlyEvery feature
5 to 19$20 per rental / monthMonthly, about 30% less on annualEvery feature
20 to 49$16 per rental / monthMonthly, about 30% less on annualEvery feature
50 to 99$13 per rental / monthMonthly, about 30% less on annualEvery feature, plus WordPress plugin
100 to 199$10 per rental / monthMonthly, about 30% less on annualEvery feature, plus custom domain
200+Quote onlyCustomApp branding, WhatsApp support, extras

A few things the table doesn't shout. There's no free trial, only a 14-day money-back guarantee, so you're paying before you're testing. Annual billing knocks roughly 30% off every tier.

And there's now a paid add-on, a Smart Locks Hub at $4 per month per device, plus commission-based plans in certain regions if you ask.

For our dozen-listing manager, the 5-to-19 tier at $20 per rental works out to $240 a month, or $2,880 a year. Set that against a single $300 weekend saved from one prevented double booking, and the tool clears its own cost inside the first month.

For my money, you judge a PMS by the one expensive mistake it stops, not by the sticker.

Hostify Pricing vs Alternatives

That per-rental math only means something next to what the same money buys elsewhere.

The axis I care about here is narrow: what can you find out before a sales call, and what does the entry rung cost a small operator? On both, Hostify sits at the transparent end.

Start with Hostaway. It's the name most people weigh Hostify against, and it's a strong, mature platform with arguably deeper integrations. The catch, and it's the one that bugs me, is that you can't see its price. Hostaway gates its pricing behind a demo, so the number you pay is the number a salesperson quotes you, and it's generally aimed higher than Hostify's published rates.

Guesty sits further up the same road. It's built for larger portfolios and agencies, it's also quote-only, and it's the heavier, pricier option of the three. If you're running hundreds of units and need enterprise workflows, that weight is the point. For a dozen listings, it's more than you'd want to pay.

Hosthub is the closest match in spirit, because it also publishes its pricing and aims at smaller operators. The comparison there comes down to channel depth and which interface you prefer, rather than who'll tell you the price. Both of them will.

So the money question lands like this. Against Hostaway and Guesty, Hostify's edge is that you can budget before you talk to anyone.

Hostify tells you the price. Its bigger rivals make you ask.

Hostify Pros and Cons

Price transparency is a real pro, so here's the rest of the ledger, the good and the parts that would make me hesitate.

Three things stand out on the plus side.

Every plan includes every core feature, so you're not upsold into a higher tier to reach the inbox or the booking site. The price falls as you scale, which rewards growth instead of taxing it.

And the support has a reputation. Fast, human, and on a live chat, which for a solo manager at 9pm on a Sunday is worth a lot. It's the thing I kept seeing praised across Capterra and Trustpilot, and it's what I'd weigh most heavily in Hostify's favour.

The hesitations are real too, and they cluster around reliability.

The most common serious complaint, going by Capterra, is sync and message delivery. Ksenia K., a property manager writing in May 2026, dropped it to two stars because, in her words, "messages sent through Hostify do not reach clients." Claire C. left a similar two-star review calling the app "riddled with bugs" with "unreliable" synchronization.

The mechanism is the same one that makes the channel manager useful. Everything routes through Hostify's relays out to the booking-site connections, so when a relay hiccups, a guest message can fail silently.

For a manager with a dozen units, that missing message is a guest standing outside a locked door and a one-star rating you didn't earn.

The people it hurts most are the newest managers. They assume the platform is doing what it says, then learn the hard way to keep a habit of checking sent messages.

There's a second, quieter gripe about billing. One Trustpilot reviewer in November 2025 says they asked to close their account, weren't actually closed out, and got charged for the next month anyway.

Be aware that cancellation isn't fully self-serve. If you're leaving, do it in writing and keep an eye on your card for one more cycle.

A smaller gripe lines up with the sync theme. On GetApp, William P. notes that customer service and the calendar can "appear to be delayed."

The last con is a boundary rather than a bug. Hostify's cheapest real entry is the 5-to-19 tier, and under five properties you're pushed onto the $1,000-a-year plan whether you use it fully or not.

What Hostify Is Best Used For

That boundary points straight at who Hostify is for.

It's at its best for a growing manager or a small agency running somewhere between five and a couple of hundred short-term rentals, who wants every feature without an enterprise contract and likes seeing the price before committing. If that's you, it's a strong, fairly priced pick, and the falling per-unit rate as you add doors rewards scaling.

Who should skip it? Anyone with one to four properties. If someone with two or three doors asked me, I'd point them at a small-host tool like Hospitable or Smoobu that prices for exactly that scale, because the $1,000-a-year floor makes Hostify poor value at that size.

Watch out for the temptation to "grow into" Hostify early. Pay for the tool that fits the portfolio you have now.

One more thing before you commit to any PMS: the software won't tell you whether a market is worth being in. Size the demand first with BNBCalc Markets, where markets rank by gross yield and you can see the revenue behind the ranking, then pick the tool. A great PMS running a weak market is still a weak business.

The Bottom Line

So, the verdict I promised up top.

Yes, if you run five or more rentals and want a full-featured PMS at a price you can see, Hostify earns its place. Under five units, the $1,000-a-year floor makes it the wrong call.

The reason I find it an easy recommendation isn't that it does something its rivals can't. It's that it tells you what it costs, gives you everything on every plan, and backs that with support people thank by name.

The reliability wobble is real, so keep a habit of spot-checking your sent messages and you'll head off most of the pain.

Hostify tells you the price. Most of its rivals make you ask, and for a lot of managers that honesty is worth the trade.

Frequently Asked Questions

How Much Does Hostify Cost in 2026?

Hostify charges a fixed monthly fee per active property, on a sliding scale. As of August 2026, standard rates run $20 per rental for 5 to 19 properties, $16 for 20 to 49, $13 for 50 to 99, and $10 for 100 to 199, with annual billing about 30% cheaper. Managers with fewer than five properties pay a flat $1,000 per year, and portfolios above 200 units are quote-only.

Does Hostify Offer a Free Trial?

No. Hostify does not offer a free trial. Instead it backs new subscriptions with a 14-day money-back guarantee, so you pay first and can request a full refund within 14 days of the start date if it is not the right fit. Refunds typically take 5 to 10 working days to reach your account. If test-driving before paying matters to you, that is a meaningful difference from competitors that hand you a trial period.

What Is the Minimum Number of Properties for Hostify?

There is no hard minimum, but the pricing sets one in practice. Managers with fewer than five properties can only subscribe through the annual plan at $1,000 per year. From five properties up, you pay the standard per-rental monthly rate. That structure makes Hostify a poor fit for one- to four-property hosts and a better one for managers already operating at small-agency scale.

Does Hostify Charge Commission on Bookings?

Generally no. Hostify's standard model is a fixed fee per property per month, with no percentage cut of your booking revenue, which means your bill stays flat as your bookings grow. Its pricing page does note that in certain regions it offers commission-based plans instead, so if you operate outside its main markets, confirm which model applies to you before you sign up.

How Many Channels Does Hostify Connect To?

Hostify advertises connections to more than 400 channels, including the majors most hosts use: Airbnb, Booking.com, Vrbo, Expedia and TripAdvisor. In practice almost all hosts rely on a handful of those. The 400-plus figure counts a long tail of regional sites and global distribution systems that most short-term rental operators will never list on, so weigh it as broad coverage rather than a number you will use in full.

Is Hostify Good for Small Airbnb Hosts?

For hosts with one to four listings, no. The $1,000-a-year entry plan is expensive for that size, and tools priced for small portfolios will cost less and fit better. Hostify becomes worth it once you cross five properties and want channel management, a unified inbox, automations and a direct booking site in one place. Below that threshold, a lighter and cheaper platform is the smarter buy.
