You found a place on Zillow, the photos look right, and now you need one number before you get attached: what would it actually make as an Airbnb? That's the job a short-term rental (STR) calculator does, and there are more of them fighting for the answer than there used to be.

2. AirDNA Rentalizer

AirDNA is the big one, and it earns most of the reputation. It runs the Rentalizer, a revenue estimator that covers Airbnb and Vrbo data for pretty much any global address. Its market data also goes deeper than the free tools, including forward-looking demand and future occupancy that most of this list doesn't touch.

The free tier gives you a limited Rentalizer look, and the paid plan is where it opens up: per AirDNA's pricing page, the Market Research plan runs $125/mo month-to-month or $34/mo billed annually ($400/yr), as of September 2026, and that $34 only exists if you pay the year up front. The Host tier that used to sit above it is gone from the page; what's there now is a per-listing dynamic pricing product and a contact-sales plan for property managers, neither of which is a calculator.

The catch is that month-to-month price, which stings if you only need it for one deal, and some investors find the address-level estimate needs a sanity check against the actual comps. Pick AirDNA when you want the longest market history behind your research and you'll use it enough to justify the annual plan.

3. Mashvisor

Mashvisor does something the others mostly skip: it puts long-term and short-term analysis side by side on the same property. So you can see whether a place pencils out better as an Airbnb or a straight rental. Add neighborhood-level analytics, heatmaps and an investment score, and it's a solid research seat for someone still deciding on strategy.

Pricing, from Mashvisor's plans page as of September 2026, starts at $39.99/mo for Lite billed annually, or $49.99/mo if you'd rather pay by the quarter, then $74.99/mo for the popular Standard tier and $99.99/mo for Professional, and there's no month-to-month option at all.

Two honest caveats: there's no free plan, and Mashvisor has drawn real criticism over the years about data accuracy, so treat its numbers as a starting point and verify the comps. Pick Mashvisor if the long-term-versus-short-term question is the one keeping you up.

4. Rabbu

When you just want a number in ten seconds, Rabbu is hard to beat. Its free Airbnb calculator takes any US address and returns projected annual revenue, ADR, occupancy and a set of comps, with the data refreshed weekly. It costs nothing and asks for no card. Rabbu makes its money on its off-market STR marketplace and its management services, which is why the calculator stays free.

The catch: it's US-only, the revenue is gross before Airbnb fees, cleaning and management, and there's little room to change the assumptions. 5. Zilculator

Zilculator is the odd one out, and it's here because plenty of investors and agents genuinely use it. It's a report builder more than a revenue estimator. Feed it a deal and it produces a polished, branded PDF analysis with comps and flyers you can hand a client or a lender, across rental, fix-and-flip and wholesale strategies, with MLS integration and an off-market marketplace attached.

Zilculator's pricing lists three paid tiers from $17 to $29/mo, each with a 7-day trial and 20% off if you pay annually, as of September 2026. The honest catch for this list is that it has no native Airbnb or STR data, so the short-term numbers have to come from somewhere else. Pick Zilculator if presentation matters as much as the math, especially if you're an agent selling the deal to someone else.
