Our team hosts short-term rentals and has run tools like this across a few portfolios, so here's my honest read for this Breezeway review. Past roughly five or six units, it's about the best operations software in its class. Under that, it's more machine than most hosts need, and there's now a free tier that changes the math anyway.

So is the setup worth it? For the right operator, yes. This piece covers what Breezeway does, what the 2026 plans really cost, how it compares to Turno and the on-demand cleaning apps, and where actual users say it breaks. Task Scheduling and Workflow Automation

This is the core, and it's the reason to buy. Breezeway reads your reservations from the connected property management system and builds the clean, the inspection and the restock automatically, timed to checkout and the next check-in.

Nobody has to text the crew a list on Saturday morning.

For those eight properties with six turnovers, that's the difference between a coordinated day and a scramble, and it's where the 40 hours a month Breezeway claims you save on scheduling comes from.

For a manager juggling maintenance in a spreadsheet, this is the tab that quietly saves the angry review.

Guest Messaging, Guides and Upsells

On the higher tiers, Breezeway bolts guest-facing tools onto the operations engine: AI messaging, a digital guidebook it calls Guide, a 24/7 support line called Assist, and paid Upsells like early check-in. It's the same logic pointed at the guest instead of the crew. Keep in mind these are add-ons or higher-tier bundles, not part of the entry price, which matters a lot once we get to what it costs.

Integrations With Your PMS

None of the automation works unless Breezeway can see your bookings, so integrations are load-bearing here, not a nice-to-have. It connects directly to Guesty, Hostaway, Hostfully, Mews, Cloudbeds, OwnerRez, Escapia and more, plus Airbnb. Make sure your PMS is on that list before you get excited, because a broken calendar sync turns the whole coordinated machine back into a spreadsheet.

Assuming your PMS connects and you're sold on the machine, the next question is what it costs, and the 2026 story has changed. Breezeway's pricing page states the model plainly: pricing is per property, billed monthly, with volume discounts for those with 5+ properties. Do check what tier you actually land in, because the self-serve $19.99 is aimed at hosts with under five properties, and everything above that is a sales call.

Set that against what it recovers. One same-day turnover that gets missed, one guest walking into a dirty unit and leaving a one-star review, and you've lost more than a year of the entry price.

For a manager doing six turnovers on a Saturday, $19.99 a unit is noise. For a two-property owner doing four cleans a month, it might not be, and that's exactly who the free Freemium tier is for.

Breezeway Pricing vs Alternatives

The free tier exists because Breezeway knows a lot of those small hosts should be looking at something else. So the honest way to compare here isn't feature checklists, it's the job you're hiring the software to do.

If the job is finding and paying a cleaner, Breezeway isn't it, and our Turno review covers the tool that is. TIDY sits in the same lane as Turno: on-demand pros it dispatches for you, or a system to manage the cleaners you already have. Again, that's about the labor. Breezeway is about coordinating whatever labor you bring, so if you don't yet have a crew, start with one of those two.

Hostaway is the odd one out, because it isn't a rival so much as a landlord. It's a full property management system, quote-only, and Breezeway plugs into it rather than replacing it. If you're weighing Hostaway's own operations features against bolting Breezeway on, keep in mind Breezeway goes deeper on field work, checklists and inspection photos than any PMS-native module I've used.

Breezeway Pros and Cons

That depth is the strongest thing Breezeway has going for it, and the reviews back it up. On Capterra it holds a 4.6 out of 5 across roughly 195 reviews, and the praise is consistent: the checklists are granular enough for big, detailed houses, the automation removes the Saturday-morning scramble, and the support team gets named again and again as responsive.

So the engine does its job. But Breezeway coordinates the work, it doesn't do the work, and everything around that engine is where I'd hesitate.

Start with the mobile app, because this is the one that costs you.

The problem is structural, not cosmetic. The field app is a thin window onto a desktop-first product, so a cleaner can't see the full team calendar from their phone. One reviewer on the App Store, where the field app sits at just 3.2 out of 5, put it bluntly: "I can't even see my team members cleans at all in the app. Makes it kind of useless." Others describe slow photo uploads that cost 30 to 60 minutes a day in weak-signal markets.

Your field staff live in that app all day, so a 3.2 is the number I'd weigh hardest.

Then there's cost at scale. Because the real tiers are quote-only, what you pay is a negotiation, and it doesn't always land in your favor. A CEO on Capterra flagged "significantly overpaying for listings" next to a "clunky" interface.

So a manager signs at a per-unit rate that felt fine at fifteen doors, scales to forty, and finds the bill outran the value because nobody renegotiated.

Reporting is the third soft spot. A co-owner on Capterra noted she couldn't easily pull all her reports and that there's no history tracking, and an operations manager wished the search were better.
