Which one should you pay for, BNBCalc or Mashvisor? Well, full disclosure, we build BNBCalc, so I'm not neutral. But if you research a market before you underwrite the house you'd put a loan on, it's the one to buy. BNBCalc Markets does the research, while the BNBCalc Calculator that comes with it takes the address through costs, the loan and your returns, all on one plan for $79 a month as of September 2026.
Mashvisor, meanwhile, is a US tool for property investors that scores a house listed for sale as an Airbnb against the same house on a long-term lease. The two split mostly on the product, since BNBCalc models four rental strategies to Mashvisor's two. BNBCalc also covers roughly 2,400 markets in 157 countries, while Mashvisor has US analytics plus short-term rental data for 13 countries.
BNBCalc works out depreciation on US rules and grades each comp too, and I couldn't find either one in Mashvisor's help pages when I read them in September 2026. Billing is a smaller point, though it counts if you'd like to test a tool on a market you know first. That's because you can pay for one month of BNBCalc and stop, whereas Mashvisor's investment plans lock you into a quarter before you've tried it.
BNBCalc vs Mashvisor: The Short Version
Billing aside, I'd put BNBCalc ahead on four points, going by what each company says about its own product as of September 2026: rental strategies, depreciation, coverage and comp grading.
Both tools price a property from rental comps and let you edit the default costs, though on Mashvisor you'll need its Standard tier or higher for both.

From Market to Returns: How BNBCalc Works
However you try it, BNBCalc works in seven steps across two products on one plan: market, listings, comps, property, costs, loan and returns. Markets handles the first three and the Calculator the last four. Since the same search bar sits on both, a city opens a market page, while an address opens an analysis.
You start in Markets, ranking markets by annual revenue, or by gross yield if you're shopping in the US. Then you narrow down what's left by occupancy, ADR, RevPAR and booking lead time, with three-plus years of history behind each market. You also get six map heatmaps, including revenue, nightly rate and performance.
From there you drop into all the Airbnb and Vrbo listings in that market and filter them by bedrooms, performance tier, listing age or operator. Once a few look like your deal, save them as a comp set and export it as a 26-column CSV.
Then you type an address, and the Calculator runs it as a short-term rental, arbitrage, long-term lease or cohosting deal. Each estimate rests on up to 50 comps you can open. The model grades each one, explains the ones it threw out, and flags whether the set leans high or low.
After that, you pick what the number gets built from: its picks, your own set, the top 50% of comps, or a figure you set by hand.
Costs come next. Instead of one flat percentage, the Calculator suggests a figure for up to about twenty cost lines, each with a confidence level and a reason. Once you give it the purchase price, percent down, loan amount, term and rate, it hands back the monthly payment. Then come cap rate, cash-on-cash, ROI, cumulative cash flow, principal pay-down and US depreciation.
One catch, though, is that the two products share a bill but not their data, so you can't pull a saved comp set into an analysis.
BNBCalc Markets vs the BNBCalc Calculator: Which Plan You Need
So which plan do you need? It comes down to whether you've picked a city yet.
Markets includes the full Calculator, so its higher price pays for both instead of two bills, as of September 2026.
The BNBCalc Calculator, $30 a month or $199 a year: unlimited property analysis, AI revenue predictions that allow for the seasons, professional PDF reports, a tax calculator with depreciation on US rules, cost and mortgage modeling, and ROI and cash-flow projections.
BNBCalc Markets, $79 a month or $399 a year: everything in the Calculator, plus all the Airbnb and Vrbo listings in any market, your own comp sets, market rankings by annual revenue or by gross yield in US markets, and three-plus years of past data.
Already own the place and want to re-run its numbers? Then the Calculator alone does that job. But I'd move up to Markets once the question turns into which city, because a single address can't answer that.
Where Mashvisor Stops
So how does Mashvisor stack up against all that?
When I went through its help pages in September 2026, they covered two rental strategies and didn't mention depreciation or a grade for each comp. So even though Mashvisor searches homes for sale across the US and ranks them by investment opportunity score, I'd still pick BNBCalc for those three things. BNBCalc doesn't search homes for sale; you bring the address.
Mashvisor models short-term and long-term, and when I read its plan table and its property analytics help page in September 2026, neither one mentioned a model for rental arbitrage or cohosting. So what if you lease a place to rent it out by the night, or run someone else's house for a cut of the revenue? BNBCalc has a model for that deal, and Mashvisor's help pages don't mention one.
On tax, Mashvisor's help centre says its cost model sets rental income tax at a flat 14% by default, next to a fixed set of running costs. Yet as of September 2026, depreciation doesn't come up anywhere in that help centre.
In the US, depreciation is a paper write-off spread over decades. How many years it's spread over can differ for a short-term rental and a long-term one, though, so make sure to check that with your tax adviser.
Either way, a tax line that leaves depreciation out will usually make the tax on your rental income look higher than it is.
Buying outside the US? Then coverage matters most, because Mashvisor's investment analysis and property search are US products. When I checked its help centre in September, it listed short-term rental data for 13 other countries in an article dated February 2024. Meanwhile, BNBCalc Markets covers roughly 2,400 markets across 157 countries, with about four in five outside the US.
Pricing: What Each One Costs
So what does each one cost? If you pay by the year, BNBCalc Markets costs $399, while Mashvisor's cheapest investment tier, Lite, costs $479.88, as of September 2026.
I read Mashvisor's own plan table in September, and by that table, Lite doesn't get rental comps or costs you can edit. Those two start at Standard, at $900 a year, and Professional costs $1,200.
I also checked the quarterly prices, and if you pay Mashvisor that way, the monthly rate goes up, to $49.99, $99.99 and $119.99, billed $149.97, $300 and $360 every three months.
Mashvisor doesn't sell its investment plans by the month, though its separate Manage software and API are sold monthly. So the billing gap comes down to how long you commit for, not the rate.
In an article written for its data API (dated 1 July 2026), Mashvisor's help centre says to test your target markets before you scale up. I think that's sound advice, and it's a reason to pick BNBCalc, because on Mashvisor's investment plans you'd run that test after paying for a quarter, not a month.
Custom data exports also cost $35 each on Standard and $30 on Professional, and Mashvisor's help centre says Find & Invest, Manage and API each need their own subscription.
You'll want to read the trial and refund terms before you pay.
When I read Mashvisor's help centre article on trials, it said its Find & Invest and Manage plans don't currently come with a 7-day free trial. It also said you pay the amount shown at checkout when you buy (updated 2 September 2026).
Mashvisor's pricing page says plainly, "We do not offer refunds," though the help centre allows them "in exceptional cases." Still, you can cancel online at any time and keep access until the end of the period you've paid for.
BNBCalc works the other way round, since you can run two property analyses free, or start a 7-day free trial with full access, and your first charge comes with a 14-day refund window. Either way, make sure to note the renewal date the day you sign up for any of these tools, ours included.
Data Accuracy: What Sits Behind the Number
Once you've paid, how far can you trust the number?
BNBCalc shows up to 50 comps behind any estimate, grades each one and flags a set that leans high or low. Mashvisor has comps too from its Standard tier up, but when I read its help pages in September 2026, they didn't mention a grade for each comp or a flag like that.
None of that makes the estimate right. Still, the grading does show you which listings it leans on, and I'd want to see that before I trusted any number.
You can filter and export Mashvisor's comps, so the sorting is yours to do. Its comps graph looks twelve months back and twelve forward, while Markets holds three-plus years of market history.
That gap shows most in a seasonal market, where one weak season can drag a twelve-month window a long way.
Freshness is harder to pin down, because in September 2026 I read on Mashvisor's pricing page that its data is updated "in most cases daily," but its Airbnb data page said "updated weekly" that same month.
I checked Trustpilot in September 2026, and Mashvisor had 4.0 out of 5 from 482 reviews. Those reviews are good overall, though I'd still pick BNBCalc for its four rental strategies and its US depreciation.
One review I read there, from November 2025, said "the data seems to be there" but "specific data in rural areas is not readily available." So keep that in mind if you're shopping rural. I also read an independent review updated in September 2026, which calls Mashvisor a tool to "decide where to look, not what to pay," and scores it lower, at 3.3.
Our own limit is the one any tool like this has, and I'd rather say it out loud. No model sees your photos, your hot tub, your water pressure, or whether you answer the phone at 11pm, so underwrite the low end of any estimate, ours included.

Does Mashvisor Have a Free Trial?
Not on its investment platform. Mashvisor's help centre says its Find & Invest and Manage plans don't currently come with a 7-day free trial. It also says you pay the amount shown at checkout when you buy (updated 2 September 2026). Its data API is the exception, with a 7-day API trial and 30 free sample requests.
Is Mashvisor's Data Accurate?

An independent review updated the same month scores it 3.3 out of 5, and Trustpilot shows 4.0 from 482 reviews.
The Bottom Line
So which one should you pay for? If you want to research a market and then underwrite a house you'd put a loan on, buy BNBCalc. Markets ranks and narrows down the markets, and the Calculator runs the house through four strategies, a mortgage and US depreciation, with each comp graded. As of September 2026, $79 covers a month of both.
Mashvisor does real work with homes for sale and prices a mortgage properly too, and I'd still pick BNBCalc, because Mashvisor's own pages stop at two of the four ways to run a property and don't mention depreciation. On top of that, its investment plans won't sell you a single month.

That's because the riskiest moment is when the money goes out before you've tested the data on ground you know. So if the number it gives you for the house you own is off by a third, that's your answer.
