Which short-term rental data API should you use, and what does each one actually cost? Well, as of October 2026, the BNBCalc API costs $0 a month plus $0.20 for each report it creates. For that, you get an address's projected revenue, nightly rate and occupancy, the comparable listings behind them, its expenses, and the cash flow, cap rate and cash-on-cash return that follow.

The BNBCalc API is the one I'd build on. The tricky part is comparing it with the others, though, because several of them sell a monthly allowance of calls or searches, a call doesn't mean the same thing on every one, and AirDNA and KeyData don't publish an API price at all.

So I've put six APIs side by side, using each one's own pages as of October 2026. You'll see what one request returns, what it costs and how you get access, and then what 100 to 1,000 addresses a month would cost on each published plan.

Which Short-Term Rental Data APIs Are There, and What Does Each One Cost?

Each row comes from that company's own site or docs, read in October 2026, with BNBCalc first.

BNBCalc APIA full property analysis: revenue, nightly rate and occupancy with percentile bands, the comps behind them, expenses, cash flow, cap rate, cash-on-cash return and a report link$0 a month plus $0.20 per report; $0.10 more each for AI comp selection or AI expense estimatesA key from your BNBCalc dashboard

Start with the price column.

Of the four APIs with a published price, BNBCalc's is the one you pay for only when a report is created, while Mashvisor, PriceLabs and strIQ each sell plans with an allowance of calls or searches. Even so, the second column matters just as much, since a single BNBCalc request already reaches the cash flow and the returns.

A few other well-known sources of short-term rental data aren't APIs you can sign up for. Rabbu's sitemap listed no API as of October 2026, and Inside Airbnb offers free quarterly downloads of the past year for the regions it covers, as files rather than an API. Airbnb's own API, meanwhile, runs through partner programs, and its developer docs cover software that manages listings, availability and reservations.

What Does the BNBCalc API Return?

Let's start with BNBCalc's, since it's the API I'd pick. The BNBCalc API creates an analysis through four endpoints, one for each kind of deal: buying a property, renting one to re-list it (rental arbitrage), a property you already own, and co-hosting someone else's. Whichever one you call, it takes an address, or its coordinates, plus the bedrooms, bathrooms and guests, and the buy endpoint also needs the purchase price.

From there, one report comes back in six parts, as BNBCalc's API docs describe it.

Part of the reportWhat's in it
RevenueAnnual revenue at the 25th, 50th, 75th and 90th percentiles plus an average, and a monthly figure
Nightly rate and occupancyProjected ADR and occupancy, with the same percentile bands
CompsUp to 50 comparable listings nearby, each with its revenue, occupancy, nightly rate, distance and photos
CostsMonthly operating expenses and property taxes, and a year of mortgage and taxes
ReturnsYear-one cash flow, cash-on-cash return, cap rate, ROI, principal paydown and appreciation
ReportA public link to the full BNBCalc report

Read the table top to bottom and it runs in the order you'd analyze a deal by hand: the revenue, the comps that back it up, then the costs, the loan and what you'd earn.

In other words, one request takes you from an address all the way to a cash-on-cash return.

As for the loan, you can pass your own interest rate to the buy endpoint, while the owned endpoint takes your full mortgage terms, meaning the down payment, rate, term and years left. Anything you don't send runs on BNBCalc's defaults, since presets you've saved in the app don't apply to API calls.

API analyses don't show up in your Properties list either, so make sure to keep the report link that comes back with each one. And keep in mind that BNBCalc's revenue already includes the cleaning fees guests pay and comes before Airbnb's host fee, which matters as soon as you set it beside another API's revenue number.

What Do AI Comp Selection and AI Expense Estimates Add?

On top of the report, you can ask for two AI features on any request. The first, AI comp selection, picks the closest comparables with AI and sets the revenue estimate from them, although it only works for US properties with at least eight usable listing photos. The second, AI expense estimates, swaps the default operating expenses for estimates made for that property.

Each feature adds $0.10. A report with both comes to $0.40, and you're only charged for a feature once it completes, so if one of them can't run, the report still comes back without it and the skipped feature costs nothing.

If you're the one wiring it up, BNBCalc's docs say to allow up to 90 seconds for a request with AI features and to set your client timeout to at least 300 seconds. Those requests are limited to 10 a minute per key, while standard calls run at up to 100 requests a second.

What Do the AirDNA, Mashvisor, PriceLabs, strIQ and KeyData APIs Return?

With BNBCalc's report as the baseline, the other five describe their APIs like this, as of October 2026.

AirDNA API

AirDNA's current API docs split it into four packages (Market Data, Property Valuations & Comps, Rentalizer Lead Gen and Smart Rates) that cover market and submarket metrics, listing data with comps, Rentalizer estimates for an address and recommended nightly rates for Airbnb listings. For example, as of October 2026, a detailed Rentalizer estimate returns 12 months of projected nightly rates, revenue and occupancy, along with up to 10 comps.

However, AirDNA doesn't publish a price for any of them. Its docs say instead that you get an API key by contacting sales, and the buttons on its API page lead to a "Speak to an Expert" form. With BNBCalc, on the other hand, the price is published and you create your own key, and each report runs from the revenue and comps through the expenses and the loan to the cash-on-cash return.

Mashvisor API

Mashvisor publishes its API prices, starting with a free plan of 30 sample requests, one time and with no credit card. After that, as of October 2026, its API plans run from Starter at $129 a month for 500 calls to Professional at $249 for 1,000 and Growth at $599 for 3,000, or $1,290, $2,490 and $5,990 billed yearly. Once you're past your allowance, each extra call costs $0.30.

Its help center lists property details, short- and long-term rental analysis, rental comps, active listings, city and neighborhood data, and estimates of rental income, occupancy, cash flow, cap rate and ROI. The same help center points you to separate endpoints for property details, investment analysis and rental comps, and its plans page counts each request to an endpoint as one call.

A BNBCalc report, by contrast, carries the comps, the costs and the returns for an address in one response, for $0.20 and no monthly plan.

PriceLabs Revenue Estimator API

PriceLabs sells its Revenue Estimator API at $75 a month for 100 searches, plus $0.75 for each one after that, or $249 a month for 500 searches plus $0.50 each, as of October 2026, and you request access through a form.

Its API docs say a search takes the bedrooms, an address and a currency, then returns revenue, ADR and occupancy for that bedroom count, by month and at the 25th, 50th, 75th and 90th percentiles. The same docs say its revenue is based on nightly rates, without cleaning fees or taxes.

PriceLabs' basis is worth knowing before you compare the two APIs' numbers, because BNBCalc's revenue includes the cleaning fees guests pay. A BNBCalc report also goes on past the revenue to the expenses, the loan and the return.

strIQ Data API

strIQ lists its Data API at $299 a month for 3,000 calls, $799 for 10,000 and $1,999 for 30,000 as of October 2026, and you start by booking an intro call. The same page lists revenue projections at the 25th to 90th percentiles by market and property type, market-level ADR, occupancy and seasonal curves, comparable listings, amenity impact scores and webhooks for deal alerts.

The BNBCalc API, by comparison, has no monthly minimum, so you can start with a single $0.20 report from your own dashboard.

KeyData API

KeyData publishes developer docs for an API that covers market and listing performance from online travel sites, benchmarks for direct-booking channels and data from property managers' own reservation systems. Its site doesn't list a price. Instead, as of October 2026, it sends you to book a demo. BNBCalc's API, meanwhile, is self-serve: you start it for $0 a month, create a key and pay $0.20 a report.

How Much Does an Airbnb Data API Cost per Month?

So what would a normal month cost you? Say you screen 100 addresses in a typical month, with the odd busy month of 500 or 1,000. When I ran those volumes through each published monthly plan as of October 2026, I counted one request per address and the cheapest plan that covers it, with any extra-call charges included.

Per month100 addresses500 addresses1,000 addressesA month with none
BNBCalc API report$20$100$200$0
BNBCalc with AI comp selection$30$150$300$0
Mashvisor API$129$129$249$129
PriceLabs Revenue Estimator API$75$249$499$75
strIQ Data API$299$299$299$299

US prices as of October 2026, billed monthly. "A month with none" is the plan's fee if you keep it. AirDNA and KeyData aren't shown because neither publishes an API price.

Read across a row and you'll see how each one scales. At 100 or 500 addresses, a BNBCalc report costs less than any of the monthly plans, and in a month you don't use it, it costs nothing, because there's no plan to pay for. At 1,000, the report alone is still $200, $49 less than Mashvisor's Professional plan, while AI comp selection on every one brings it to $300.

Keep in mind, though, that the table counts one request per address. That's exactly what a BNBCalc report is, whereas Mashvisor counts each request to each endpoint, and a PriceLabs search, according to its docs, returns revenue, ADR and occupancy.

Once you reach 3,000 calls a month, two of the plans do come out cheaper per call: strIQ's $299 plan covers all 3,000, and Mashvisor's Growth plan is $599, while 3,000 BNBCalc reports would cost $600. Even then, what you're comparing is what each call gives back, and a BNBCalc report gives back the whole analysis.

If you're planning that kind of volume, BNBCalc's API pricing page also asks you to contact the team about high-volume planning or a commercial arrangement beyond self-serve.

Our guide to Airbnb analytics software shows how the API fits beside BNBCalc Markets and the Calculator, with one property run through all three.

Paired chart of BNBCalc API prices: 500 reports a month cost $100, or $200 with both AI features; 100 cost $20 or $40, and 1,000 cost $200 or $400, October 2026

So, Which Short-Term Rental Data API Should You Use?

I'd use the BNBCalc API, because one $0.20 report carries an address from its projected revenue and comps through the expenses and the loan to cash flow, cap rate and cash-on-cash return. And as of October 2026, there's no monthly fee on top, so screening 500 addresses a month comes to $100, or $150 with AI comp selection on each.

Your next step is to create a key from your BNBCalc dashboard and send the API your first address.

Whichever API you end up testing, weigh the price of one request against what that request gives back, since a call that stops at revenue still leaves the costs, the loan and the return for you to work out.

Frequently Asked Questions

Does BNBCalc Have an API for Short-Term Rental Data?

Yes. The BNBCalc API turns an address, or its coordinates, plus the bedrooms, bathrooms and guests into a full analysis returned as data: revenue, nightly rate and occupancy with percentile bands, the comparable listings behind them, expenses, cash flow, cap rate, cash-on-cash return and a link to the hosted report. As of October 2026, it costs $0 a month plus $0.20 per report it creates.

How Much Does an Airbnb Data API Cost?

BNBCalc's API costs $0 a month plus $0.20 for each report it creates, as of October 2026, with $0.10 more for AI comp selection and $0.10 for AI expense estimates whenever each one completes. A request that fails costs nothing. At those prices, 100 reports a month come to $20, and 500 come to $100, or $150 with AI comp selection on each.

Which Short-Term Rental Data API Is Best for Underwriting a Property?

The BNBCalc API, because one request returns the whole underwriting picture for an address: projected revenue, nightly rate and occupancy from nearby comparable listings, then expenses, cash flow, cap rate and cash-on-cash return. As of October 2026, it costs $0 a month plus $0.20 for each report it creates, with $0.10 more when AI comp selection runs, so you only pay for the addresses you actually analyze.

What Does It Cost to Start Using the BNBCalc API?

Nothing up front. You add a card when you start BNBCalc API access, but $0 is due that day, a failed request isn't billed, and you pay $0.20 once a report is created. If you'd like to see what a report contains before you build, you can run two property analyses free in the BNBCalc Calculator, which runs on the same engine as the API.

BNBCalc API and Calculator Pricing and Free Analyses

For your own software, the BNBCalc API costs $0 a month plus $0.20 per report as of October 2026, with $0.10 more for AI comp selection or AI expense estimates each time one completes.

If you'd rather run addresses one at a time, the BNBCalc Calculator costs $30 a month or $199 a year. To try it first, you can run two property analyses free, or start a 7-day free trial with full access.
