That Saturday afternoon is why a tool like TIDY exists, and this TIDY review comes down to one question: does it get a cleaner to your door on turnover day? My short answer is yes if you run three or more short-term rentals and want a manager's coordination without a manager's fee, and no if you have one unit and a cleaner you already trust.

On its own AI property management page, TIDY says you keep full control over every decision and all of the liability, because it's a software layer, not a person between you and your guest. Keep that in mind when the marketing says AI Property Manager: it's automation you supervise, not someone you hand the keys to.

Since you stay in the driver's seat, the features come down to how much of the daily driving TIDY takes off my hands. I'll run the tour through one example: a two-bedroom unit grossing about $3,000 a month.
Turnover Scheduling and Cleaner Dispatch
When your guest checks out, TIDY reads the booking calendar, schedules the turnover against the next check-in, and dispatches a pro, with no text thread from you. On that $3,000 two-bedroom, the 11am-to-4pm gap gets filled while you're doing something else. When it works, I never touch it, and that's the appeal.
Finding and Vetting Pros
A schedule is only worth something if a cleaner shows up. TIDY's answer is Find New Pros, an AI search that surfaces and vets local cleaners and handymen when your regular one is booked or bails. Those pros use the platform free, which is how TIDY keeps a bench. For a host whose cleaner just went dark at 11:40, that bench is the feature I'd be paying for.
Photo Checklists and Quality Control
Finding a warm body is one thing, trusting the clean is another. TIDY's digital checklists make the pro photograph each finished task, so you can approve a spotless bathroom from your phone instead of learning about it in a guest review. On a same-day turnover you won't inspect in person, so make sure you set the checklist tight enough to catch the misses that cost you stars.
The Full Property-Manager Layer
Cleaning is where TIDY started, but it's no longer the whole story. It now also handles guest messaging, pricing and revenue optimization, and the compliance housekeeping of licensing and taxes. For a host with three units, that's the difference between juggling four apps and supervising one. Be aware, though, that a broad tool is only as strong as its weakest module, and automated pricing is one I'd watch before trusting it blind.
Integrations and Sensors
None of that lands if it can't reach your channels. TIDY connects to Airbnb, VRBO and Booking.com and to systems like Guesty, Hostaway and OwnerRez, which is what lets the calendar-driven scheduling work. It also sells two hardware add-ons, a WiFi and noise sensor and a guest-treat gadget called The Box. Neither is needed for a turnover, so I'd skip both until the core earns its keep.
TIDY Pricing and Plans in 2026
Those integrations haven't changed much, but the price attached to them is where the old review is now most wrong. TIDY has dropped the old Flex, Standard, TIDY+ and Complete plans entirely. As of August 2026 there is one price, and it came off the single published rate on tidy.com/pricing. There's no monthly-versus-annual toggle to misread, because the core fee is a percentage, not a flat subscription.

So on that example unit, the core fee is $117 and the cleaning add-on is $39, for about $156 a month. The obvious objection is that 3.9% of every booking sounds steep for software. It is, until you set it against the 25 to 35% a co-host or traditional manager takes for the same coordination, which on the same unit is roughly $750. $156 against $750 is not a rounding error!
TIDY also dangles a Profit Increase Guarantee, promising you'll profit more with it than without over a measured 12 months, the first 90 days excluded. Read the terms first: the payout is account credit up to about a year of fees, not a cash refund.
TIDY Pricing vs Alternatives
A percentage of every booking only looks cheap next to a full manager, so the fairer test is against tools built to do just the turnover. I'm judging on one axis, getting a reliable cleaner to the door for the least defensible cost, because that's the job in our title.
Turno is the closest short-term-rental-native comparison, purpose-built for turnover scheduling with its own cleaner marketplace, and its base scheduling is famously light on cost. Assuming you already have cleaners and only need calendar-synced scheduling, Turno does that slice without taking a cut of every reservation.
Cleanster comes at it as an on-demand marketplace that books vetted cleaners job by job. That's closer to the literal send-me-a-cleaner promise, though you price each turnover rather than run one coordinated system.
Handy is a consumer home-services marketplace, built around one-off household jobs rather than turnovers timed to a guest calendar, so the booking-calendar sync stays your job rather than the tool's.
Where TIDY wins is breadth. It's the only one of the four that bundles the schedule, the maintenance dispatch, the guest messaging and the pricing into one supervised layer with an account manager. Where it loses is focus and cost per booking, which is the trade you'd expect.
TIDY Pros and Cons
That trade, breadth for a cut of your revenue, is the honest frame. The strengths first.
The pricing undercuts a human manager and scales with revenue instead of a flat per-door bill. You get unlimited properties, users and pros plus a dedicated account manager on the core fee. And because TIDY plugs into the cleaners and channels you already use, adopting it doesn't mean firing your crew.
The Capterra reviews are thin and old, from 2022 and vendor-referred, so take them lightly, but one rental property manager there liked exactly that breadth, saying TIDY gives a great overview of all properties, cleaning, and maintenance.
Now the flaws, and they cluster where the product is named. TIDY runs the turnover, but it doesn't become the cleaner, and the cleaner is where the trouble shows up.
On the App Store, where the TIDY app carries a 3.7-star rating across about 1,100 ratings, the pattern that keeps surfacing is the cancelled clean. A user posting as BlueCat wrote that available times routinely get canceled and Tidy is not reliable, nor one I feel I can trust.
That's the marketplace showing through. Lean on a pro TIDY found rather than one you employ, and availability is a pool, not a promise. The consequence lands on turnover day, when a 2pm cancellation leaves a dirty unit and a 4pm check-in.
The host who gets hurt is the one with a single booking window and no backup cleaner in their own phone. That's the exact host the on-demand pitch is aimed at.
The second issue feeds the first. TIDY's bench only holds if pros stay on it, and a cleaner-side write-up on SideHusl, updated in March 2024, describes a heavy penalty structure and a glitchy app that freezes, kicks you out, then charges you as if you never showed up. When pros feel nickel-and-dimed, they leave, which thins the very pool your last-minute turnover depends on.
The third is plain arithmetic, and it's my own read rather than a quote from anyone. Because the core fee is a percentage, it climbs with your nightly rate. A unit grossing $8,000 a month pays $312 in core fees before the $39 add-on, while a flat per-property scheduler costs the same at $3,000 or $8,000. On a high-revenue property, that percentage quietly becomes the expensive choice.
The last is about expectations. TIDY calls itself an AI Property Manager, yet its own FAQ concedes the automation runs at 99%, not 100%, and that you keep every decision and all of the liability. I'd rather they said it, but it means the set-it-and-forget-it idea needs a human, sometimes you, for setup, access problems and the rare emergency no bot can handle.
One gap I couldn't close: I didn't find a single 2026 host writing up an actual Profit Increase Guarantee payout, so I can't tell you how hard that credit is to collect. Treat it as a real promise with unverified follow-through.
What TIDY Is Best Used For
So who is that trade right for? TIDY makes the most sense for a host or small manager running three or more short-term rentals who wants a co-host's coordination without a co-host's cut, and who already has cleaners to plug in. If your Saturdays go to texting cleaners and chasing a maintenance backlog across a few units, one supervised system for a few percent of revenue is a strong deal.

Here's who should close the tab. If you run one unit with a cleaner you trust, you're paying a percentage of every booking to automate a text message, so skip it. Whatever you use, one truth outlives the tool. A turnover is only as reliable as the person standing in the doorway with a mop. Automate the scheduling, the reminders and the photos all you like, and you should, but solve the human on the other end first.
