Paying for Breezeway, or sticking with the spreadsheet and a group text to your cleaners? Well, the answer comes down to one thing, and it isn't the sticker price. It's how many properties you're turning over each week.
Our team hosts short-term rentals and has run tools like this across a few portfolios, so here's my honest read for this Breezeway review. Past roughly five or six units, it's about the best operations software in its class. Under that, it's more machine than most hosts need, and there's now a free tier that changes the math anyway.
So is the setup worth it? For the right operator, yes. This piece covers what Breezeway does, what the 2026 plans really cost, how it compares to Turno and the on-demand cleaning apps, and where actual users say it breaks. Read on for who should buy it, and who should close this tab and go book a cleaner instead.
What Is Breezeway?
Before you can decide who should skip it, you need to know what Breezeway actually is, because the name makes it sound more mysterious than it is. It's a property operations and experience platform, which is a mouthful for a simple idea. It's the system that makes sure the work at your properties gets done, on time, to standard, and verified with photos: cleaning, inspections, maintenance, restocking, and the guest messaging wrapped around all of it.
One thing trips people up.
Breezeway coordinates the work. It doesn't do the work.
There's no pool of cleaners inside it the way Turno has one, so you bring your own team or your own contractors, and Breezeway tells them what to do, checks it got done, and flags what didn't.
The company was founded in 2017 by Jeremiah Gall and runs out of Boston. Its own site says teams across 270,000+ properties in 90 countries rely on it as of August 2026, and in March 2026 it took a strategic growth investment from Resurgens Technology Partners. Translation for you: this is a funded, growing platform, not a side project that might disappear next winter.
Breezeway Features
That funding buys a fairly deep product, so let me walk the parts that earn their keep for a small manager. Picture eight vacation rentals, one cleaning crew, and a Saturday with six same-day turnovers. That's the operator I'll keep in mind through this section.
Task Scheduling and Workflow Automation
This is the core, and it's the reason to buy. Breezeway reads your reservations from the connected property management system and builds the clean, the inspection and the restock automatically, timed to checkout and the next check-in.
Nobody has to text the crew a list on Saturday morning.
For those eight properties with six turnovers, that's the difference between a coordinated day and a scramble, and it's where the 40 hours a month Breezeway claims you save on scheduling comes from.
Smart Checklists and the Field Mobile App
Every job runs off a checklist your cleaner works through on a phone, in 12+ languages, with photos required at the steps you choose. So the mold-in-the-fridge photo gets caught by the person standing in front of the fridge, not by a guest three days later. That alone can save a review!
Be aware, though, that this field app is also Breezeway's weakest link, and I'll come back to why in the cons.
Maintenance and Inventory Tracking
When a cleaner flags a broken blind, Breezeway can open a work order and route it to your handyman without anyone re-typing anything. It also tracks supplies, so you learn you're low on toilet paper across four units before a guest does, not after. For a manager juggling maintenance in a spreadsheet, this is the tab that quietly saves the angry review.
Guest Messaging, Guides and Upsells
On the higher tiers, Breezeway bolts guest-facing tools onto the operations engine: AI messaging, a digital guidebook it calls Guide, a 24/7 support line called Assist, and paid Upsells like early check-in. It's the same logic pointed at the guest instead of the crew. Keep in mind these are add-ons or higher-tier bundles, not part of the entry price, which matters a lot once we get to what it costs.
Integrations With Your PMS
None of the automation works unless Breezeway can see your bookings, so integrations are load-bearing here, not a nice-to-have. It connects directly to Guesty, Hostaway, Hostfully, Mews, Cloudbeds, OwnerRez, Escapia and more, plus Airbnb. Make sure your PMS is on that list before you get excited, because a broken calendar sync turns the whole coordinated machine back into a spreadsheet.
Breezeway Pricing and Plans in 2026
Assuming your PMS connects and you're sold on the machine, the next question is what it costs, and the 2026 story has changed. As of August 2026, Breezeway runs a free tier it didn't used to, and prices everything else per property, billed monthly, with volume discounts at 5+ units. There's no annual-versus-monthly toggle to misread here, which is a relief. The price is the price.
| Plan | Price (as of August 2026) | Billing | What you get |
|---|---|---|---|
| Freemium | Free, one property | None | Checklists and mobile app in 12+ languages, automatic cleaner scheduling and payment, self-guided onboarding |
| Operations (self-serve) | Starts at $19.99 per unit | Per property, billed monthly | The full operations platform; messaging, Guide and Assist cost extra |
| Operations Pro | Quote only | Per property, billed monthly | Adds workflow automation, maintenance work orders, inventory, vendor management, task payments, reporting, premium support |
| Ops + Guest Experience | Quote only | Per property, billed monthly | Everything in Ops plus AI messaging, digital Guides, 24/7 Assist, Upsells, and a dedicated implementation team |
Breezeway's pricing page states the model plainly: pricing is per property, billed monthly, with volume discounts for those with 5+ properties. Do check what tier you actually land in, because the self-serve $19.99 is aimed at hosts with under five properties, and everything above that is a sales call.
Set that against what it recovers. One same-day turnover that gets missed, one guest walking into a dirty unit and leaving a one-star review, and you've lost more than a year of the entry price.
For a manager doing six turnovers on a Saturday, $19.99 a unit is noise. For a two-property owner doing four cleans a month, it might not be, and that's exactly who the free Freemium tier is for.
Breezeway Pricing vs Alternatives
The free tier exists because Breezeway knows a lot of those small hosts should be looking at something else. So the honest way to compare here isn't feature checklists, it's the job you're hiring the software to do.
If the job is finding and paying a cleaner, Breezeway isn't it, and our Turno review covers the tool that is. Turno is built around a marketplace of vetted cleaners with automatic payouts, and it's free or close to it at a couple of properties. Breezeway has no cleaner marketplace at all. Different job.
TIDY sits in the same lane as Turno: on-demand pros it dispatches for you, or a system to manage the cleaners you already have. Again, that's about the labor. Breezeway is about coordinating whatever labor you bring, so if you don't yet have a crew, start with one of those two.
Hostaway is the odd one out, because it isn't a rival so much as a landlord. It's a full property management system, quote-only, and Breezeway plugs into it rather than replacing it. If you're weighing Hostaway's own operations features against bolting Breezeway on, keep in mind Breezeway goes deeper on field work, checklists and inspection photos than any PMS-native module I've used.
Breezeway Pros and Cons
That depth is the strongest thing Breezeway has going for it, and the reviews back it up. On Capterra it holds a 4.6 out of 5 across roughly 195 reviews, and the praise is consistent: the checklists are granular enough for big, detailed houses, the automation removes the Saturday-morning scramble, and the support team gets named again and again as responsive.
So the engine does its job. But Breezeway coordinates the work, it doesn't do the work, and everything around that engine is where I'd hesitate.
Start with the mobile app, because this is the one that costs you.
The problem is structural, not cosmetic. The field app is a thin window onto a desktop-first product, so a cleaner can't see the full team calendar from their phone. One reviewer on the App Store, where the field app sits at just 3.2 out of 5, put it bluntly: "I can't even see my team members cleans at all in the app. Makes it kind of useless." Others describe slow photo uploads that cost 30 to 60 minutes a day in weak-signal markets.
Your field staff live in that app all day, so a 3.2 is the number I'd weigh hardest.
Then there's cost at scale. Because the real tiers are quote-only, what you pay is a negotiation, and it doesn't always land in your favor. A CEO on Capterra flagged "significantly overpaying for listings" next to a "clunky" interface.
So a manager signs at a per-unit rate that felt fine at fifteen doors, scales to forty, and finds the bill outran the value because nobody renegotiated.
Reporting is the third soft spot. A co-owner on Capterra noted she couldn't easily pull all her reports and that there's no history tracking, and an operations manager wished the search were better. None of those is a dealbreaker on its own. Stacked up, they're the friction a slick demo won't show you.
What Breezeway Is Best Used For
Look past that friction and the fit is pretty clear. Breezeway is at its best for a property manager or a full-service brand running somewhere north of five units, with a cleaning and maintenance team of their own, who has outgrown a spreadsheet and a group chat. If that's you, the coordination it buys back is worth the setup, and the setup is real: budget a week or two to build your checklists and wire up the PMS before it hums.
Here's who should close the tab.
A one- or two-property host who mostly needs a reliable cleaner booked does not need an operations platform. That's a marketplace's job, and our Cleanster review and Handy review both cover on-demand options that solve the smaller problem without the buildout. Start free on Breezeway's own Freemium tier if you're curious, but don't pay for tiers you won't fill.
One more group: anyone still guessing whether a market even supports the cleaning and management overhead. Before you scale a portfolio into needing software like this, run the underwriting first with BNBCalc Markets, which puts the comparable listings on a map so you're judging a real comp set rather than a citywide average, so the operations spend lands on properties that actually cash-flow. Software coordinates a good deal. It can't rescue a bad one.
The Bottom Line
So, worth the setup? Yes, if you're past a handful of properties and drowning in turnover coordination, with a team of your own to point at the work. No, if you only need a cleaner and a calendar, in which case the free tier or a marketplace does the job.
Remember what you're buying, though: Breezeway coordinates the work, it doesn't do the work.
The price is rarely the reason to walk away. The field app might be, so put it in your crew's hands during the demo before you sign anything.
The best tool in any category only ever earns its keep when the business underneath it already made sense on paper. Software can coordinate a good operation. It has never once rescued a bad one.
Frequently Asked Questions
Is Breezeway Worth It for a Small Airbnb Host?
For a host with one or two properties, usually not. Breezeway is an operations platform built to coordinate a cleaning and maintenance team across many units, and a small host who mainly needs a cleaner booked will get more from an on-demand marketplace like Turno or Cleanster. Breezeway does now offer a free Freemium tier for a single property, which is the low-risk way to try it. Paying for the higher tiers only makes sense once turnover coordination has become a real weekly headache.
How Much Does Breezeway Cost in 2026?
As of August 2026, Breezeway prices per property, billed monthly, with volume discounts at five or more properties. There is a free Freemium plan for your first property. Self-serve Operations access starts at $19.99 per unit per month for hosts with under five properties, and guest-facing add-ons like messaging cost extra. The larger Operations Pro and guest-experience tiers are quote-only, so pricing at scale comes from a sales conversation rather than a public price list.
Does Breezeway Replace a Property Management System?
No. Breezeway is an operations layer, not a property management system, and it depends on a PMS to feed it reservations. It integrates with Guesty, Hostaway, Hostfully, Mews, Cloudbeds, OwnerRez and others, then builds cleaning, inspection and maintenance tasks around those bookings. A manager still needs a PMS for channel management, reservations and guest billing. Breezeway sits alongside that system and handles the field work the PMS coordinates only shallowly.
Is There a Free Version of Breezeway?
Yes. Breezeway offers a free Freemium plan that runs a single property at no cost, and it is new enough that older writeups miss it. It includes the checklists and mobile app in 12 or more languages, automatic cleaner scheduling and payment, and self-guided onboarding. It is aimed at hosts trying the platform on their first property. Beyond one property, pricing moves to the per-unit and quote-based tiers, so the free plan is a trial, not a long-term multi-unit solution.
What Are the Common Downsides of Breezeway?
The most consistent knock is the field mobile app, which sits at 3.2 out of 5 on the Apple App Store, well below Breezeway's 4.6 on Capterra. Cleaners note they cannot see the full team calendar from their phones, and photo uploads run slow in weak-signal areas. Cost at scale is the second theme, since the top tiers are quote-only and some managers feel they overpay as they grow.
