Other things to note ◆◆◆Staying in the Pocono Mountains◆◆◆ If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. We also have Full size arcade games Pac Man and Mortal Combat. A full complement of board and card games including poker provides many fun options for everyone. Grab a blanket and cozy up on the couch by the red retro electric fireplace which enhances the cabin vibes aesthetic. Each bedroom includes a television. You will find the Master Bedroom at the end of the hall on the lower level holds A KING size bed with premium memory foam mattress (which are on all the beds). This generous space also holds a 55-inch HDTV and additional seating area. For those looking to get some work done a full-sized desk is also included. The first of 2 bathrooms is located outside the master bedroom. A newly designed white tile walk-in shower brightens the room. The space Pet lovers will appreciate the fully fenced backyard which provides a safe space for dogs to play. The wire mesh fence extends from the top rail to the ground, keeping your pets contained. There are several photos of the fencing in the photo section. I have never had anyone report a dog escaping, yet deer are able to jump the fence and are often in the back yard grazing. Parents will love the multiple game room spaces to keep the kids happy and entertained regardless the weather. During summer boats and pedal boats can be rented (PA fishing license is required for fishing). The outdoor pool is open between Memorial Day and Labor Day. Our vacation home is a 10 min walking distance from the community amenities. To limit crowds, the community only provides 8 wristbands per rental. This means only 8 people can use the amenities at once. Restrictions and guidelines must be followed and are subject to change due to the circumstances. *There is an additional $25 charge (between Memorial Day weekend and Labor Day weekend) for getting the 8 wristbands for the community amenities and $5 for each car pass (for amenity and trash drop off access) **We provide duvets with covers, mattresses with waterproof protective covers and pillows with waterproof protective covers. ** Linens and towels are provided.There are fitted sheet, top sheet, pillowcases, as well as the a variety of towels (bath towels, wash cloths, hand towels and spa towels for hot tub use) to meet all of your comfort needs. Our HOA does not have a trash pickup service. All trash from your stay must be taken by you to the compactor at 44 Towamensing Trails, a few minutes from the house. Community Amenities: Due to community regulations, renters may not launch their own boat, kayak, paddleboard, raft, or other watercraft on the lake. Kayak and paddle boat rentals may be available near the beach and are subject to availability during the summer season. Our amenities may not be available due to maintenance reasons or any temporary limitations from the TTPOA, the County and/or the Township so please follow any posted notices. No refunds are issued if amenities are not available as this is out of our control and regulated by the state and/or TTPOA. If the Department of Health issues a no swimming warning at the lake, the beach and swimming pool remain open for you to enjoy. Both Mauch Chunk Lake and Hickory Run State Park are close by and have great swimming beaches. **No refunds will be given if the HOA's amenities are not available due to PA State or HOA regulations during your stay.

Other things to note ◆◆◆Staying in the Pocono Mountains◆◆◆ If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. The community beach and pool are typically open from Memorial Day to Labor Day, contingent on lifeguard availability. 2025 Amenities Schedule: 	•	May 26, 2025: Amenities open on weekends only. 	•	June 15 – September 2, 2025: Amenities open daily. 	•	Pool Hours: 11 AM to 6 PM (subject to change without prior notice). 	•	September 3, 2025: The pool will close for the season, but the beach will remain available for boating and kayaking. Hours: Rentals are open daily from 11:00 AM to 7:00 PM starting the weekend after Father’s Day (June 15th). Payment: CASH only Requirements: You’ll need a wristband (which I’ll provide) and a valid photo ID to rent. Each rental session lasts 1 hour and 30 minutes.
